Golden shovels broke the first grounds of the Riverbound Custom Storage and RV Park over the weekend, bringing Phase One of the project to life.

The groundbreaking was paired with celebration of those involved in the revolutionary project housed along State Route 95 N across from Havasu Heights.

Many who influenced and supported the project gathered to celebrate the beginning of the development stages as well as honor Riverbound Storage Management as a new economic partner in Mohave County. The celebration at the site of the future establishment, was catered by local restaurants Shugrue’s and Mudshark Brewery.

The ceremony began with a prayer by Pastor Howard Mazer.

Event MC, Dustin Runyon, key advocate for the project, spoke kind words on the important meticu-lous planning, determination, and quality of River-bound Custom Storage and RV.

He added that every individual and organization who has come in contact with members of River-bound during the project development leaves with strengthened confidence in the success of the project and that future relations with the company

would be appreciated and welcomed.

James Gray, executive director of the Partnership for Economic Development, spoke and touched on the convenience of Riverbound located only 11 miles from the largest State Park in Arizona.

“Companies make communities. This is awesome and Riverbound should be very proud of this” said Gray.

Mohave County District Supervisor, Ron Gould, discussed the importance of development in Mohave County. He also

referenced that the area surrounding the site is BLM land and will be preserved for recreational activity giving even more benefit to the site’s location.

“Riverbound Custom Storage and RV Park is a really novel idea and different from what we see. Mohave County is blessed that we are flexible and able to try new ideas” Gould said.

Key land developer in the project, Tony Jorgensen of Pioneer Earthmovers complimented Riverbound front man, Ryan Rodney for being “the most organized person I have come across.”

Jorgensen also noted that Lake Havasu has experienced a shortage of available land so the location and timing of the project was a positive and vital decision.

Luke Still and Mychal Gorden of the Desert Land Group, LLC assisted Riverbound in finding the ideal tract for the development.

“This project is ideally suited for those who want to enjoy the desert and the water. I think this is going to be a home run.”

The group also stated that the site is located in an opportunity zone strategically meant to boost investment and potential profit margins. This in turn means a boost in economic splendor for those involved in all levels from development to consumption.

“With any project there are hurdles and surprises but it’s been very smooth because Ryan has been aimed at doing things the right way.”

The ceremony closed with words from Ryan Rodney, the main catalyst in the project, giving thanks to God and the members of Riverbound Stor-age Management.

Riverbound members present to the front of the audience where he thanked individually for the com-mitment, effort, and dedication to the project.

“This is a team that comes in day in and day out. Everyone on this team is fantastic and I want them to be more recognized than myself.”

To officially commence construction of the site, four team members grabbed golden shovels to pierce the ground, signifying the beginning of the project.

Riverbound Custom Storage and RV Park is set to finish Phase One of development by year’s end of 2019.

In May 2018, the company approached the Mohave County Board of Supervisors with a conceptual development site plan. In July, the plan was approved and is now ready to begin Phase 1.

“The hard working mem-bers of the County of Mohave and their review-ing agencies have been fantastic to work with. They have been very communi-cative, very understanding, and we really appreciate their support. We look forward to a long, prosper-ous relationship with them,” Rodney said.

They expressed apprecia-tion to Desert Land Group for an efficient transaction process of the 160 acres.

What sets Riverbound Custom Storage & RV Park aside from its competitors is the safety, customization, and wide-range of accommodations the facility has to offer.

The limitless customization options will provide a sense of freedom to the consumer to develop their storage unit to their unique desires. Each individual site will be a separate 5,445 sq. ft. lot or 1/8th of an acre , in which the each interior is able to be uniquely designed via an a-la-carte template.

“On the site, customers are able to have a pre-fabricated 18’x50′ toy barn and on the inside of that they can customize the interior of them so they can have the amenities they want. The facility is going to be able to cater to a wide audience of RV, off road , and boat enthusiast, ” Rodney said.

Each site will house this “home-away-from-home” nook as well as a cart-port style attachment to house RV’s, UTV’s, Boats, and other recreational vehicles.

Along with customizable units to fit every need, there are plans for fun amenities such as to install a kid’s park, swimming area, driving range. Likewise, there will be a fueling station for all vehicle types.

“At the end of the day, customer’s want something that is new, that is spacious, and a facility where they can put their high-end toys and have the peace of mind that their investments are safe and sound. We’re going go the extra mile so our customers know that their treasures are secure and that we are going to treat them like it is ours.”

Each “toy barn/man cave” will have a climate control feature to maintain the quality of the interior as well as any items within them. There will be water, sewage disposal, and electricity, and Wi-Fi available for short-term and extended-stayers.

On top of luxury storage and amenities, there will also be VIP concierge service opportunities. These exclusive services include priming, mechanical tune-ups of recreational vehicles for future use, delivery to location, and even launching options for boats/jet-skis, making it a one stop shop.

Once the customer is ready to put their toys back in their cave, Riverbound will cover that as well.

This concept is new, fresh, and unseen in other communities. Not only is the aim of the development to provide safe and properly managed storage, but also to create a welcoming environment for visitors alike.

Phase 1 is aimed to be opened tentatively by the year’s end of 2019 with the initial 100 sites and Phase 2 encompassing an additional 150 sites. A highly anticipated Groundbreaking Ceremony will be held at the property on the afternoon of November 10th, 2018.

LAKE HAVASU CITY – Riverbound Storage Management, LLC will soon commence construction of anew concept in storage.

The new concept will combine a man-cave style storage facility, RV park, and recreation amenities. The160-acre project is located on Hwy. 95, 10 minutes north of Lake Havasu City near Havasu Heights. Agroundbreaking ceremony for Phase 1 of the development is set for Nov. 10 with this first phaseexpected to be completed by in 2019 - 2020.

The complex will also cater to off-roaders as the tract is nestled in a sea of BLM land and is adjacent toOld Hwy. 95. It will address the needs of a new breed of RV and boat enthusiasts that want to storetheir vehicles, toys, and trailers nearby.

Riverbound Custom Storage & RV will include hundreds of self-storage units. It is planned toincorporate a general store, coin-op Laundromat, wash station, fuel station, and provisions for sewagedisposal. There will be a swimming pool and spa, golf driving range, tennis court, basketball court, kid’spark, and a dog exercise area. “Our goal is to provide several recreational opportunities at Riverboundfor everyone to enjoy, including children and pets,” said project developer Ryan Rodney.

A storage management company that was approved for a rezone and amendment to the Mohave County general plan will break ground in November on a 160-acre storage park and RV park with luxury amenities on State Route 95.

Construction will start soon on the Riverbound Custom Storage and RV Park that will cater to off-roaders, said Ryan Rodney, project developer and chief executive officer of Irvine, California-based Riverbound Storage Management.

The tract is surrounded by BLM land, adjacent to State Route 95, about 10 minutes north of Lake Havasu City limits and across from Havasu Heights. The first phase is scheduled to break ground on Nov. 10, with occupan-cy expected in 2019 or 2020.

The first phase of 100 sites is valued in the “millions” with infrastructure improvement, asphalt for roads and construction of the building, Rodney said a phone interview.

“It’ll increase tax revenue for Mohave County’s bottom line and also look at the opportunity zones,” he said. “There’s a great chunk of Mohave County that has been deemed as an opportunity zone for preferential tax treatment.”

Rodney said he’s a big believer in the project, and it would ultimately bring “significant” economic benefits to the county.

The RV park concept will address the needs of a “new breed” of RV and boat enthusiasts who want to store their vehicles, toys and trailers near their favorite recreational areas, Rodney said.

“Being just a few miles from I-40, the overall savings in fuel cost to the consumer could be significant,” he said.

The development would eventually include a general store, laundromat and wash station, fuel station and provi-sions for sewage disposal. It will also have a swimming pool and spa, golf driving range, tennis and basketball courts, kid’s park and dog exercise area.

Each 18-foot-by-50-foot luxury storage unit will be free-standing and made of pre-fabricated steel with capacity for a full-size motor home or fifth-wheel, boats, jet skis, motorcycles and all-terrain vehicles.

Next to the storage unit is a 14-foot-by-50-foot concrete RV pad with a permanent awning and paved parking space. Each RV pad will have a sewer connection and utilities pedestal with electricity and water.

Supervisor Buster Johnson, who represents the Lake Havasu City area, voted against changing the zoning from heavy industrial to general commercial. He wants to preserve the land for industrial development.

“This is a perfect piece of property for heavy industrial,” he said at the May board meeting. “If we give that and let somebody come and put in a minimart and storage units, you’ve lost that future.”

KINGMAN – Mohave County’s general plan was amended Monday to allow for an RV park, storage units, gas station and convenience store on the west side of U.S. Highway 95 near Heights Boulevard in the area of Lake Havasu City.

Supervisor Buster Johnson voted against changing the zoning from heavy industrial land use to general commercial, saying he wanted to preserve land for future industrial development.

“I have a problem with this,” Johnson said. “This is the only area available in that part of the county for (manufacturing), and if we change the zoning to general commercial for RV and storage, I think it’s going to cut us o� from any industrial growth in that part of the county.”

Tim Walsh, director of Development Services, said the area is surrounded by BLM land, with limited private ownership. This would remove the heavy industrial use, and the new use would be “compatible” for that area, he said.

Supervisor Lois Wakimoto said she’s looking for development in the area but wanted to know if there was other heavy industrial in the area.

There is some warehousing near I-40 and U.S. 95, but as far as heavy industrial, this is the only piece available in that area, said Chris Ballard, Planning and Zoning division director.

Whether or not another piece of land could be changed to heavy industrial depends on the ability to create or extend infrastructure, Ballard said.

“This is an easy thing to do,” Johnson said. “Everybody has storage units. Havasu has become a storage unit capital of the world I think. Now there’s none available. You can’t rent one, you have to buy one for $125,000 I think is the cheapest one available. This is a perfect piece of property for heavy industrial. If we give that up and let somebody come in and put in a minimart and storage units, you’ve lost that future.”

Ballard said this particular item is on the general plan, so it’s not zoning, but land use designation and how the general plan de�nes that. The zoning ordinance does have a little leeway, she said. Typically, it does not allow for unfettered uses in heavy industrial zones.

Ryan Rodney of Riverbound Storage Management in Irvine, California, said he’s a “big believer” in this project.

“Ultimately, this is going to bring signi�cant bene�t economical-ly to the county of Mohave. I think all of our goals are in alignment,” he said. “For my own personal use, I know that there is a shortage of storage availability so the concept here would be ultimately o�setting that.”

The conceptual plan includes amenities available to the public that will also create an economic bene�t for the county, he added.

Supervisor Jean Bishop said there is heavy industrial use around Gri�th Energy Park and the state prison in Golden Valley.

The last project that was actually built in the area was the prison, though there has been interest in that particular corridor, Ballard said. There were a couple of truck stops and a Walmart distribu-tion center, but nothing ever came to fruition, she said.
