Our fully-integrated platformincluding asset management, propertymanagement, brokerage, and investmentsales, recommends the following strategiesto ensure that your distressed real estateassets dont become liabilities.

    1) PRESERVE PROPERTY VALUEMany distressed properties were once con-sidered prime commercial spaces, and areoften in need of some repair to be restoredto their original state. This not only includes

    the physical structure and grounds of thefacility, but also the state of the tenantrelationships. Be sure to maintain eachbuilding in the best possible condition, so itis always ready to be viewed by a potentialtenant or buyer, and build strong relation-ships with current tenants by deliveringprompt and conscientious service to ensurecomplete satisfaction.

    Our first priority for a property in receiver-ship is to preserve the value of the asset,said Mark Parten, Senior Vice President,Property Management. We then analyze

    financials and prep for disposition. It is ourgoal to get the property through thereceivership process in only 6 months. Weunderstand that clients must act quickly anddecisively to preserve value, achieve stabil-ity and seize market opportunities.

    We take projects from acquisition due dili-gence to full implementation of the specificacquisition plan for assets to increase valueduring the hold period, said Tracey Lange,Senior Vice President, WelshInvest. Ourassets benefit from the hands-on approachof personnel who personally direct and

    Now that you know how to protect yourdistressed properties, what can you do toretain the value of your properties thatcontinue to perform well?

    3) CONTROL BUILDING EXPENSESWork with your vendors to ensure that

    you are receiving the best service and

    pricing. Welsh recently instituted a vendor

    management program to analyze all serv-

    ices and leverage cost-savings, beginning

    with landscaping. By dividing our metro-

    area properties into sub-markets, and

    sending out an RFP to our top ten pre-

    qualified vendors in each sub-market, we

    were able to identify the most competitive

    vendor, and have utilized an annual cost-

    savings of 40%, which averages to about

    $.20 per square foot, and is passed on di-

    rectly to our clients.

    Not only does this program save money,

    but it also allows for stronger vendor rela-

    tionships since each vendor holds the con-

    tract for an entire sub-market. Others

    areas that are assessed through this pro-

    gram include: trash and snow removal, in-

    surance, valuation/tax appeal, janitorial,

    phone line contracts, and parking lot and

    roof repair work.

    4) LEVERAGE PURCHASINGPOWER

    The per-unit cost of an item goes downwhen you buy items in bulk. This is a sim-

    ple concept, but it is oftentimes over-

    looked. Be sure to source the same

    vendor for all of your properties in order to

    leverage your best purchasing power. By

    negotiating pricing on purchasing volume

    of everyday use items like paper products,

    cleaning supplies, trash bags, and light

    bulbs, you could save millions of dollars

    per year, depending on the size of your

    portfolio.

    5) BUILD INNOVATIVE PARTNER-SHIPSLook for partners that will add value to

    your bottom line. Last year Welsh part-

    nered with one of the countrys top elec-

    tronic recycling specialists, to offer anintegrated electronics recycling service to

    all tenants, giving them a convenient way

    to dispose of their electronic waste. Not

    only is it a value-add for tenants, but it also

    keeps our environment safe.
