Orlando-based Magic Development LLC will start work on infrastructure in July on the first phase of its massive development called Magic Place, which will involve a 25- story, 251-unit resort tower, along with 40,000 square feet of retail space and a 20,000-square-foot office building on U.S. Highway 192 east of State Road 417. That’s the first piece of the overall development that at buildout will include 250,000 square feet of retail and a total of 1,850 units that will be a mix of residential, condo and fractional units as well as nightly rental hotel rooms, which will have about $1.7 billion in construction value, said project manager James Mincy.

A national homebuilder will introduce itsactive-adult brand of homes next year justsouth of Walt Disney World.

Red Bank, N.J.-based HovnanianEnterprises Inc. (NYSE: HOV) is on track tobreak ground next summer on the region’sfirst K. Hovnanian’s Four Seasons age-restricted community on the southernportion of the Mystic Dunes Golf Club inKissimmee. The brand is not related to theFour Seasons Hotels & Resorts.

The project, dubbed K. Hovnanian’s Four Seasons at Orlando, will include533 single-family homes with a manned security gate at the corner of OldLake Wilson and Sand Hill Road in Kissimmee. It also will feature a 12,000- to14,000-square-foot clubhouse with fitness center, movement studio,billiards, card room, arts and crafts, cafe and outdoor recreational featureslike walking trails, tennis, pickle ball, bocce and dog park.

FOUR CORNERS - One of the largerdevelopments in Four Corners is about to geteven bigger now that Cagan Crossings is movingfrom renting apartments to sellingcondominiums.

"This is our first for-sale product," said SandyCagan, who co-owns the South Lake Countydevelopment with her husband, Jeff. "We'revery excited. Cagan Crossings has always beenrentals. Apartments have always been ourbusiness. Before we got into the developmentbusiness, we were, since 1974, a propertymanagement firm."

In building a condominium complex above the development's retail offices in thetown marketplace, the Cagans have also proven to be trailblazers in Central Floridaand Four Corners in particular, for a trend that has since become far more popular:mixed-use facilities, which combine residential units with office and retail therebyallowing people to live, work and play in the same location.

"This is the very first mixed-use building," Cagan said. "We now have 50 condos ontop of retail in four separate buildings. We wanted to do it to make a mix in theneighborhood. We have a lot of people who have been living in the apartments for awhile now, who may want to now purchase a condo there.

"In our opinion, we now have a real neighborhood," she added. "A neighborhood isnot made up of just houses or stores - it's made of all those things. And we have agreat area."

The Cagans recently selected New Homes Sales Division of Signature GMAC RealEstate to oversee the sales and marketing for this latest residential developmentphase. Cagan Crossings is on U.S. 27 in South Lake County, just above the PolkCounty line.

"It's a small complex, with 50 units," said John H. Jolinski, president of JHJCommunications Inc. "They're on the market now, doing presales. Right now, nine ofthe 50 residences have been pre-sold."
