We are very proud of your property and would like to ensure that you settle in with a minimum of fuss and inconvenience.
In order to assist you, we’re providing you with all the information you need to look after your valuable investment.
This manual contains everything you need to know about your new home including:
• Resident and visitor access information
• General care and maintenance advice
• Schedules of finishes, fixtures, fittings, equipment and hardware which details paint colours for any future touch ups and names and codes of all sanitaryware, appliances, door furniture and the like
• Operations and maintenance manuals provided by the various subcontractors and suppliers (which should be saved and filed so that warranties can be binding)
• Emergency Evacuation information
• Compliance certificates
• A copy of your Certificate of Occupancy

Important Notice
Please note that Hickory offer a twelve (12) months Defect Liability Period (DLP) for all the items in the apartment from Practical Completion.
We would like to highlight that proper care and maintenance is needed to ensure the longevity of your finishes, fixtures, fittings, equipment and hardware.
Prior to settlement, you will be required to complete an inspection of your home and identify any defects which need to be rectified. It is important to note that Hickory can only rectify scratches, dents, chips, stains, etc. that are identified and listed prior to occupation.
If there are any other building defects encountered during the first twelve months of occupation (DLP), you will need to contact Hickory and ask for these items to be rectified.
Some preventive maintenance measures must be undertaken by the owners / occupiers on a regular basis to avoid damage. Some of these are as follows:
• All downpipes, floor drains on balconies and terraces, and all other drains must be kept completely free of debris, cigarette butts, leaves and any obstructions at all times. Balcony and terrace pavers should be lifted periodically to ensure drainage points are not blocked and to remove any accumulated debris.
• Where possible check roof gutters and downpipes for blockages, or ask your Owners Corporation to ensure it is done regularly.
• Report any leaks in your bathroom sinks or under the kitchen sink immediately to Hickory.
• Report leaking windows to Hickory.
• If your power trips then please try to reset your circuit breaker prior to calling Hickory, the online FAQ sections offers some good advice on rectifying power trips.
• Ensure that your bathroom, balcony and waste / refuse room floor waste is not blocked at any time.
• Wash the cover of your bathroom ventilation fan, air conditioning unit and range hood fan on a regular basis for better air flow.
• If there should be a problem with your appliances, you will need to seek help from the manufacturer or supplier directly instead of calling Hickory. Suppliers’ details are included in this owner’s manual or on the appliance manuals.
• An F-type connector is needed to connect to your TV points.
• Regularly check your washing machine and trough connections to ensure they are not leaking.
• Ensure that showers are re-sealed every 12 months with silicone to prevent leakage.
Please be aware that damage caused by late notification of leaks and lack of preventative maintenance is not covered under the builder’s warranty.
Any alterations completed after settlement will also void your builder’s warranty.
We will do our best to resolve issues in the shortest times as possible, but please be aware that Hickory are unable to control the time frame when some items require the involvement of a third party.
Unless agreed otherwise with Hickory’s Customer Care Manager, occupants (or their representatives) who directly arrange to have work carried out on their property will be responsible for those costs.

Intercom, Proximity Card Access Control & CCTV Security System
The Istana features an intercom, proximity card access control and CCTV security system.
Entry to the building is gained by valid proximity card at the following building entrances:
• Pedestrian car park entry via the west laneway
• Apartment lobby entry via A’Beckett Street
There is a push-to-exit exit button at each building entrance to allow egress from the complex.
There are other proximity card points throughout the building. These include:
• Lifts
• Stairwell entrances on all carpark levels
• Back-of-house areas on the ground floor
• Resident facilities located on Level 5
To enter at a point controlled by proximity card reader, present a valid proximity device to the proximity reader at a distance nominally less than 50mm.
The proximity card reader at rest has a constantly illuminated red LED. When presented with a valid tag the LED colour will change to green alerting the user that access has been authorised.
The Istana features a 24/7 CCTV motion detected video recording and surveillance system for key entrances and common areas.

Car park Entrances
The car park entrance is located via the west laneway off A’Beckett Street.
When entering the car park, press button 1 on the remote controller provided in your hand over pack to open the car park door.
When exiting the car park, the garage door will automatically open as you approach the door and will close after approximately 30 seconds, once the door has been cleared.

Apartment Keys, Proximity Cards & Remote Devices
Included with your handover pack are the following keys and remote devices:
• Car Park Entry Remote Controller – Qty 1 per parking space (where applicable)
• Proximity Card – Qty 2 provided per premises / apartment
• Apartment Front Door Key – Qty 2 provided per apartment (where applicable)
• Letter Box Key – Qty 2 keys provided per mailbox
• Airconditioner Remote Controller – Qty 1 per airconditioning unit
• Shower Grate Remover Hook – Qty 1 per apartment
If you have lost OR require an additional key, proximity card or car park entry remote controller, please contact the Owners Corporation. These items are security restricted and cannot be sourced without first contacting the Owners Corporation and completing the necessary paperwork.
The lock on the bathroom doors in the apartment can be externally opened with a flat head screwdriver in case of an emergency.
In case of an emergency, if the bathroom door has lift off hinges, you can lift off the door from the locked side by putting your hands under the door and lifting in a vertical direction.

Owners Corporation Keys & Common Areas
The Owners Corporation has restricted access to common areas only.
Services Keys (Authorities & Maintenance Personnel Only)
Services authorities and authorised maintenance personnel, for example Origin Energy, City West Water, and Lift Services are provided with access to the building entrances and restricted access to common and services areas only.

Visitor Instructions
There are no visitor car spaces available within the car park areas, please have all visitors park in surrounding streets.
Intercom System & Access Control Instructions
There is an intercom system with video and talk back facility and an access control door release function in each apartment to allow access for visitors to enter the building via the apartment lobby entrance doors on A’Beckett Street. Apartment intercoms are located on the wall adjacent to the living room.
Visitors can call an apartment from the A’Beckett Street entry station by entering the apartment number using the keypad and then pressing the ‘bell’ button to initiate the call. When called, the system will transmit an electronic tone to your apartment video intercom receiver.
To grant your visitors access to the building:
1. Press the “door release button”, this function will unlock the apartment lobby entry door for approximately 5 second.
2. Press the “lift release button”, this function will release the lift for approximately 120 seconds.

Resident and Visitor Access
Section Three
Passenger Lift
There are 3 passenger lifts located at The Istana.
PLEASE DO NOT USE LIFTS IN THE EVENT OF AN EMERGENCY OR FIRE
Lift Operation
Lifts can be operated on the lift landing by push button. When your instruction has been received a light will illuminate the signal given. An illumined panel will indicate direction of travel of an arriving lift.
Once in the lift car to gain access to your floor, push the button on the lift operation panel.
For visitors, residents will have to first grant them access to a floor via the intercom system prior to pushing the lift control button.
For residents, they will be required to first use a valid proximity card on the lift proximity card point prior to pushing the lift control button.
Emergency alarm button, door open button and door close button are also fitted on the operation panel.
Lift Emergency Procedure
Please use the lift telephone call panel in cases of emergency.
Buttons on the operation panel include alarm push button which sounds an audible alarm to notify the intervention service that passengers in the lift need assistance.

Lift Intercom
If the alarm button is activated there is a vocal connection between the lift car and the intervention service. The receiver will assist in notifying the intervention service of the installation, address and lift number as follows:
• The Istana, 228 A’Beckett Street, Melbourne, Lift 1
• The Istana, 228 A’Beckett Street, Melbourne, Lift 2
• The Istana, 228 A’Beckett Street, Melbourne, Lift 3
The lift number is located at the top of each lift operation panel in each lift above the floor level display.
Lift Fault
Please contact the Owners Corporation if a lift fault occurs.

Electrical Service
The Istana has been built using an embedded electrical network contracted to OC Energy Pty Ltd for the supply of electricity. To arrange for connection of electricity to your apartment you will need to apply formally to OC Energy Pty Ltd.
Please refer to the welcome package from OC Energy for your application form for electricity supply.
The electrical meter is located in the services room or electrical cupboard in the lift lobby on the same level as your property / apartment.
The electrical switchboard is located on the wall in each property / apartment and there are circuit breakers at the switchboard for power outlets, lights, air conditioning, appliances and exhaust fans, as required.
The procedure for resetting an electrical trip in your premises / apartment is as follows:
1. Switch off all power outlets (GPOs), lights and unplugged all appliances, to reset the safety switches in the switchboard.
2. Switch on each GPOs one at a time to determine the faulty outlet or appliances until safety switch trips.
If the electrical trip still persists after doing Step 1 and Step 2, contact licensed electrician immediately to locate and rectify the fault.
General Apartment Details
Section Four
Water Service
There is a stop valve located in the water meter cupboard to turn off the water supply to the apartment. The water meters are located in the hallway on the same floor as your apartment.
There is a water stop valve located underneath each of the kitchen, basin and laundry sinks. Use these stop valves if there is a leak.
Gas
A gas valve for the cooktop is located in an adjacent cupboard to the oven within the apartment.
Hot Water
Hot water is supplied to apartments and facilities (excluding swimming pool) via a centralised gas fired boiler system located in the plant rooms on Level 24. The hot water meter is located in the corridor ceiling outside each apartment and is accessed via an access panel. The meters are remote read by Origin Energy.
For any queries or issues with hot water please contact the Owners Corporation. Do not attempt to tamper with any of these systems as the risk of injury is high.

TV Points
Each apartment has a TV point and cabling to receive free to air television and Foxtel Pay TV.
Free to air television is provided via a master antenna located on the roof of the building. There is also a satellite dish on the roof of the building, making it Foxtel Pay TV ready.
Connection to the TV points will require a fly lead with an F-type connector. For Foxtel Pay TV connections, please contact Foxtel 1300 130 799 to arrange for installation and setup.

Telephone & NBN
There is a telephone connection point in each apartment. Please contact your preferred telephone retailer for connection services and line faults.
Contact you internet provider for connection to the internet.
The equipment that provides broadband service via NBN is located on the wall within a wardrobe within one of the bedrooms in the apartment. It is important that this equipment is kept free from obstructions to ensure adequate ventilation. If a protective enclosure has been mounted around the equipment, the protective enclosure must remain in place at all times to ensure minimum ventilation requirements are met.
Air Conditioning
There is an air conditioning unit for cooling to the apartment. All adjustments to the air conditioning can be made via the remote control panel provided with hand over pack. The air conditioning compressor unit is located on the balcony or terrace of your apartment.
Please make sure the isolator for compressor is switched on before switching on the air conditioning unit. The remote control is used to select the desired operation to suit individual preferences.
There is twelve (12) months warranty provided on the condition that the maintenance and servicing of the unit is carried out by a recognised tradesperson, during this warranty period.
The manufacturer’s recommendation is servicing the air conditioning unit every 12 months. Please ensure that this is performed as you may void your warranty.
A detailed operating instruction will be attached in Section “Manual” of this handover booklet.
Do’s
• Set temperature range between 20 degrees to 25 degrees with all the internal doors open to achieve efficiency of the system
• Clean air filter and service the unit on every six (6) months to ensure the condensate pipe is not blocked
• When you have the heating on, you need to open a window to the apartment slightly to allow natural ventilation. If you do not slightly open a window, you will run the risk of the apartment condensating on the internal of the windows which in turn will cause rotting of plaster and carpet. Should this occur it will not be considered as a builder’s defect.
• Service your unit as per the requirements of your manufacturer’s warranty conditions.
Don’ts
• Do not set minimum temperature on the thermostat and leave the apartment closed for more than four (4) hours as it may freeze the condensate pipe and cause damage.
Smoke Alarms & Detectors
There is a hard wired smoke alarm with battery backup fixed on the ceiling outside the bedroom(s). This smoke alarm, if activated, will not cause a general fire alarm.
If the smoke alarm goes off by accident (eg. burnt toast), please open your apartment window and balcony door. Please DO NOT open the apartment entry door (to the corridor) as the smoke in the apartment might activate the corridor smoke detector and trigger a call for the Metropolitan Fire Brigade (MFB). In such cases where a false alarm may occur you will be held liable for the cost of the call out.

Bike Storage
Residential bike storage areas have been provided in the car park on levels 1, 2, 3 and 4.
Bikes are not to be transported in lifts at any time. Occupants are required to use the car park entrance in order to obtain access to the bicycle storage areas.
Storage Cages
Private storage cages are available for occupants and are predominantly located throughout the car park. Storage cages need to be purchased prior to use. For information on purchasing storage cages please contact the Owners Corporation.
Dangerous or flammable goods are not to be stored in these cages.
Storage of goods within the storage cages must be elevated off the ground. No item is to obstruct drains and regular inspection of drainage point within your storage cage is required.
Storage of any goods in these cages is done so at the owner’s risk.
Mailboxes
Mailboxes are located within the mail room of the ground floor lobby area.
Resident letterboxes are opened with the small key.

Carpeted Floors
For carpet type and colour refer to the finishes schedule.
Vacuum the carpet regularly to maintain a high quality appearance.
Minimise using cleaning agents to carpeted areas, in extreme cases carpet may discolour or stain from using cleaning agents.
Always test the cleaning solutions on an inconspicuous part of the carpet before applying it to a large area. Use a white cloth rather than a coloured one to prevent any dyes from coming off on the carpet. Do not rub. As you blot, keep turning the cloth so that you are using a clean, dry section to pick up the stain and cleaning fluids from the carpet or use a water vacuum if available. If using a brush to help clean the stain, always brush from the outer edges of the spill inward to prevent the stain from spreading.
Stone Bench tops
For kitchen and bathroom stone types and colour refer to the finishes schedule.
Clean using a damp cloth or sponge and lukewarm water, then wiped dry with a clean, low lint cloth.
Clean stone regularly and avoid using harsh cleaning agents.
Only use cleaning agents in extreme circumstances.
Neglecting to wipe a stone surface dry is prone to leaving watermarks on a surface, which will dull the shine and create a spotty appearance.

Tiled Floors & Walls
For tile types and colour refer to the finishes schedule.
Clean using a damp cloth or sponge and lukewarm water, then wiped dry with a clean, low lint cloth.
Clean tiles regularly (especially in and around shower and baths), avoid using harsh cleaning agents. Use only water based mould removal cleaning agents.
Neglecting to wipe a tiled surface dry is prone to leaving watermarks on a surface which will dull the shine and create a spotty appearance.

The door, sliding door and window hardware must be maintained to ensure its functionality. Keep sliding door tracks free from dust and dirt by cleaning with a damp cloth.
Steps to maintain the window and sliding door hardware:
• Use a wet sponge to remove the dust.
• Use warm mild detergent to remove any marks.
• Use a soft bristle brush to clean the tracks.
• Rinse with clean warm water to remove cleaning residue.
The lock on the bathroom doors in the apartment can be externally opened with a flat head screwdriver in case of an emergency.

Shower Screens, Splash Backs & Mirrors
Steps to clean shower screens, splashbacks and mirrors:
• Clean glass and mirror using mild detergent or a glass cleaner on a soft lint free cloth.
• Do not use abrasive cleaning agents, scourers, or any item which will cause scratches.
• Note that showers need to be re-sealed using silicone every 12 months to prevent leaks.
Sanitary Fittings & Fixtures
In order to preserve the polished surface of the basin, use clean damp cloth with warm soapy water to wash away any dirt.
Always remember not to pour boiling water onto the basin as this may cause cracking.
When the lid is in down position, do not sit or stand on WC as this may cause cracking.
Stainless Steel Kitchen Sink
It is recommended to clean the sink with stainless steel cleaner (e.g. Steelfix) and a foam sponge during the first 4 weeks after installation.
The basic steps to clean stainless steel kitchen sink:
• Clean with a soft slightly soapy damp cloth and avoid using steel wool or abrasive cleaner to clean the sink
• Use specialist stainless steel product to brighten the sink
Tap ware
The basic steps to clean tap ware:
• Clean regularly with warm dilute soapy water, rinse and dry with soft clean cloth. Do not use abrasive, acid, alkaline and harsh detergent to clean the taps
• Clean tap filters on every two (2) months
Shower Grates
The removable top is made for easy cleaning of the tray. Gently lift the stainless steel grate cover from the water tray casing using the hook provided with the handover package. Wash the cover with warm water and a sponge. Wash the stainless steel tray with warm water and a sponge. Use a nylon brush to remove more stubborn grime. Gently replace cover to the tray. DO NOT use hard scrapers or other sharp tolls to clean.
Lighting
Always ensure that appropriate wattage light globes are used to prevent overheating of the fitting. There is a label inside each light fitting which states the maximum rating.
Please ensure globes are changed before a fault is reported if not a call charge could be incurred by the owner.
Paint Work
The basic steps to maintain the paintwork:
• Use a clean damp cloth to remove marks
• Use a diluted sugar soap mix when necessary
• Do not use scourers and avoid excessive scrubbing as it may damage the paintwork
Downpipes & Floor Drains
All downpipes, floor drains on balconies and all other drains must be kept completely free of debris, cigarette butts, leaves and any obstructions at all times (to be checked every 3 months).
Balcony / terrace floor drains are located below pavers. To inspect the drains lift the paver with a screw driver (or similar tool) used to lever paver upwards. Once the drains are inspected and cleared simply place paver back down and slide back into position.

Balcony Pavers
Balcony pavers are a pod and paver system. If the paver is not sturdy, please lift the paver and adjust the pods. Please make sure you move packers (if there are any) along with the pod.
Smoke Detector (Apartments)
There is a hard wired smoke detector with battery backup fixed on the ceiling outside the bedroom(s). This smoke detector, if activated, will not cause a general fire alarm.
If there is an intermittent beeping sound coming from the smoke detector, replace the battery. Batteries should be routinely replaced every 6 months
If the smoke detector goes off by accident (e.g. burnt toast), please open your apartment window and balcony door. Please DO NOT open the apartment entry door (to the corridor) as the smoke in the apartment might activate the corridor smoke detector and trigger a call for the Metropolitan Fire Brigade (MFB). In such cases where a false alarm may occur you will be held liable for the cost of the call out.
Fire Sprinkler System
The Istana is fitted with an automatic fire sprinkler system. In the event of a fire near a sprinkler head, heat generated by the fire will cause the sprinkler to activate.
If the sprinkler is activated, a fire alarm will also be raised and the Fire Brigade will be called automatically. This will release water and flood the immediate area in the event of a fire or if the sprinkler head is accidently hit.
Fire Brigade attendance to a false alarm is charged at $489 per truck per 15 minutes (as of 1 July 2012).
Please alert the Fire Brigade immediately if a sprinkler is accidently set off, by calling 000. Once you have alerted the Fire Brigade, alert the Owners Corporation. Altering these parties may help reduce the cost of the false alarm. If you have caused a false alarm, then you will be charged for the call out cost.
Apartment owners and occupants are not required to carry out any maintenance or servicing of sprinkler equipment. Maintenance and servicing is the responsibility of the building management and/or their representatives.
Residents are required to maintain their smoke alarms.
Sprinkler Heads
It is important to remember the following with respect to the sprinkler heads located in your apartment:
• Utmost care should be taken not to hit a sprinkler head, particularly when moving furniture or other equipment into or around you apartment
• Do not paint the sprinkler heads under any circumstances
• Do not hang items from the sprinkler head under any circumstances (e.g. Christmas decorations)
• Do not remove sprinkler heads under any circumstances. Only qualified personnel with permission from the Owner’s Corporation are to carry out work on the fire sprinkler system
• Do not store materials within 500mm of any sprinkler head
• If a leak occurs to a sprinkler head, advise the sprinkler company via the Owners Corporation
Hose Reels & Fire Extinguishers
Please refer to Emergency Evacuation Diagrams for location of hose reels and fire extinguishers.
Hose Reels must only be used in the case of an emergency.
Fire Escape Doors are clearly marked and must not be held open or obstructed in any way.

Emergency Evacuation Information
In case of fire a fire activated sprinkler system is run throughout the building
Fire hydrants, hose heels and extinguishers are located at various locations throughout the building common areas and car parks.
An evacuation alarm will be sounded in case of a fire. The fire alarm is only activated by smoke alarms located in common areas.
At all times please follow exit signs and use stairs in cases of emergency.
Refer to the emergency evacuation diagrams provided for exit points. These can be found throughout the building in stairwells, common areas and entrances.
A copy of emergency evacuation diagrams for your floor, common areas and entrances are included with this manual.
