Ownership Share of the Southside Land CO, LLC 2400 ± Acres on the edge of the natural Mississippi Bluff between the

hills and the bottomland, Jefferson County, MS

We currently own 2400 Acres and lease an additional 3000 +/- acres. The land is very diverse from flooded timber, open Mississippi Backwater, dry hardwood bottomland, Agriculture including rotational beans and corn and Hill country as we sit right on the edge of the natural MS Bluff between the hills and the bottomland. We are about 25 miles north of Natchez or 2 hours from Baton Rouge. Our camp site location is considered to be in Lorman, MS, but we are located on Noble Swamp, Rd between Rodney Bend road and Frasier Road. The campsite location is fed by Southwest EPA for power and the town of Lorman provides city water. Also, from an elevation perspective, the campsite is not affected by high water. We have access through the hills, and we had well over 2500 acres of dry ground this year to hunt when the river was at its highest.

As you will see on the attached screenshots, the land is somewhat unique from a flyway perspective in that we are on the east side of the Mississippi river channel, but actually dead in the center of the flyaway. There is also a lot more backwater between the river channel and the bluff/levee in our area than most of the ground north of us which enables the area to hold more ducks.

As it sits today, we have 5 floating duck blinds that range from 16 feet to 24 feet in length. We also have several additional flooded timber holes that are wade in holes with no blinds. We have attached a couple of pics of some of the open water holes to give you an idea.

The Turkey Hunting is phenomenal. We attached a picture taken last month. From what we saw this fall, our spring should be a fun one.

We have over 40+ box stand locations with 18 of them being new Hunt Safe fiberglass stands with walk up staircases. We have continued to invest in the deer habitat running a dozier improving roads and food plots every year in coordination with the harvest of the timber. We have tried to keep it simple and fun at the same time. The property has been on a program for around 5 years now, and we have been feeding protein for the last several years. We have already seen improvements in the herd, and as we continue to progress, we plan to tweak the requirements to help enable the true trophies to get to full maturity. We seem to have a pretty selective group of shareowners, so even though the requirements may seem a little low by some standards, we have not been harvesting very many young bucks. We harvested some nice trophies this year, but we also harvested numerous older cull bucks.

A. Each member may harvest 3 trophy bucks. (culls do not count towards your trophy bucks) i. The three bucks must be 16" wide or a 20" main beamii. If a main frame 10 point or greater is harvested, it must exceed 140" or better

B. The harvesting of an illegal buck (whether Trophy or Cull) will result in a $500.00 fine and the loss of a trophy buck. Scenarios

1. If a member's first buck harvested does not meet criteria, the member will lose one of his three trophy bucks and the $500.00 fine will be enforced.

2. If a legal trophy buck is harvested and a membership harvests a second buck that does not meetcriteria, the member is through buck hunting for the year and the $500.00 fine will be enforced.

3. If two legal trophy bucks are harvested and a membership harvests a third buck that does not meetcriteria, the member will lose one of his three trophy bucks for the following year and the $500.00fine will be enforced.

C. Guests may not harvest a 10 point (or better). These deer are reserved for the members and their immediate family members. (Immediate family members will extend to and include - spouse, ascendants or descendants of member, brothers and sisters, brothers-in-law, sisters-in-law, son-in-law, daughter-in-law. All other family members will be considered regular guest.)

D. A cull buck is defined as: i. A 3.5 year old deer or older that has 7 natural points (broken tines count as points) or

less orii. Any buck 2-1/2 or older that has one or less natural brow tines (broken do not qualify) or

iii. Any deer that is 4.5 that does not meet the trophy criteria

Our last appraisal on the Timber was north of $3M, and we are working with a forester to build a solid program and incorporate wildlife habitat. The land is relatively untapped, so it has allowed us to create our own hunting land layout maximizing the property for things like low impact access, stand locations, and planting.

We currently have a total of 18 Shareowners and looking to take it to 20 total if you know anyone that may be interested. To date, we really have not promoted or advertised these shares. We would like to find two good, known people to join the group.
