Project Description
Building on the outstanding success of Duluth’s Village Green as the preeminent gathering place in Gwinnett County, Parsons Alley will extend the energy to the block across West Lawrenceville where the old City hall and Annex once stood.
The Parsons Alley development will use the picturesque stone church and it’s parsonage as the starting point for a collection of carefully selected restaurants and shops surrounding an inviting plaza with festive lighting and public art. With venues featuring opportunities for al fresco dining on rooftop decks and
outdoor patios. Parsons Alley will have over 30,000 s.f. of restaurant and shop space in a dozen spaces ranging from 700 s.f. to over 5,000 s.f.
Parsons Alley is being crafted by two development firms who have been focused on creating special places in Atlanta for over 20 years. Fabric Developers, LLC, a specialist in neighborhood friendly pedestrian oriented development and Vantage Realty Partners, LLC, who brings a special expertise in curating
food oriented and creative class developments.

Opportunity Zone Tax Credit Incentives
Local governments which undertake redevelopment and revitalization efforts in certain older commercial and industrial areas can now qualify those areas for the State’s maximum job tax credit of $3,500 per job. The incentive, which is available for new or existing businesses that create two or more jobs, is a Job Tax Credit which can be taken against the business’s Georgia income tax liability and payroll withholding tax. The credit is available for areas designated by DCA as an “Opportunity Zone”. DCA will consider designations for areas that are within or adjacent to a census block group with 15% or greater poverty where an enterprise zone or urban redevelopment plan exists. - GA Dept. of Community Affairs

PARSONS ALLEY RETAIL AND RESTAURANT DISTRICTThe new food, art, and entertainment district is currently being developed as a continuation of Duluth’s Main Street corridor and is located immediately across the street from The Village. It will introduce over 40,000 square feet of retail, featuring rooftop decks and outdoor patios. Adjacent to The Village, Dreamland BBQ is projected to open in May 2016.

DULUTH’S CORE OFFERS OUTSTANDING SCHOOLSSchool-aged children at The Village will at-tend some of the most prestigious schools in the state.
