The next big thing is what everyone is searching for and luxury buyers (and editors!) are no exception. I admit, I would be quite happy being the inventor of something as simple and sought-after as a Post-it, for example, but such an idea has eluded me thus far. That said, there is something to be learned by looking at existing items be they ofce supplies or geographic locations or something else to nd that next gem of an idea or personal treasure. Translate that thought process to high-end real estate and you have one of the theories behind some of todays emerging markets. Take a tried and true, existing location and revisit it. When enough people do so, it becomes a new (perhaps, reborn is a better word), sought-after luxury locale. Writer Camilla McLaughlin looks at this trend and more in our Emerging Markets story, part four in our Redening Luxury series. Some of the re-emerging and truly newer luxury destinations found in this piece run across the globe, from Massachusetts Cape Ann to British Columbia to Brazil and beyond. Collectively, they represent a wide range of personal residential treasures, including new opportunities in more traditional areas and new areas with growing luxury opportunities. The story starts on page 56. Resort areas, including many of the places in the Emerging Markets story, have always been alluring to the luxury-home buyer. Whether its for the superb amenities, cultural pursuits, near-perfect weather or the homes themselves, there are many reasons discriminating consumers are looking at a given market. The seven areas we tour in this article all t the more traditional resort or vacation spot bill: amazing natural amenities like oceanfrontage or mountains, stunning properties and year-round recreational pursuits. What may be a surprise are the opportunities that exist right now, and in some cases, the value to be had for the dollar. For more, turn to page 102. In addition, this issue has some amazing products and nds, including the worlds most luxurious pool table (page 66), a mattress collection t for a king or queen and worth a small ransom (page 67), and the chance to own a piece of truly exotic real estate in South Africa (page 69). Enjoy!

Madoff Homes To Be SoldExperts debating value of Montauk estateThe aftershocks of Bernard Madoff s fraud conviction are being felt in the luxury real estate community, as U.S. District Judge Denny Chin ordered the sale of Madoff s homes in Manhattan, Palm Beach and the Hamptons. Unique Homes talked to C.J. Hughes, a contributor to The Real Deal, about Madoffs Hamptons home, in Montauk. Hughes reports that the two-story, dormered, Cape-style home could draw more than $7 million. Its clear that Madoffs house is unusually close to the water, Hughes said. A lot of the houses here are tucked up into the cliff more. Hughes said about 300 homes in East Hampton could be considered waterfront but only two or three dozen could be considered directly on the beach. As of press time, it had yet to be determined whether the home will be sold

The home was purchased for $250,000 in 1980, but was valued by the court at $7 million. Some brokers say that because its considered small for East Hampton, that it couldnt get $7 million, Hughes said. The size also suggests the home would not be good for entertaining or for large families. However, others say the homes secluded beachfront location is a strong asset, one that

BAY AREA HOME SALES AND MEDIAN PRICE RISE Home sales in the San Francisco Bay Area jumped to their highest level in almost three years, the result of improved mortgage availability and a perception among potential buyers that prices have bottomed out, according to San Diego-based MDA DataQuick. Home sales were up 20 percent in June over the same month last year. The median sales price was down 27 percent over June 2008, but median prices have been rising since March. Home sales have increased on a year-over-year basis the last 10 months.

Charming EleganceBy Camilla McLaughlinNothing personifies luxury more than an English Manor. This alone would make this issues cover, an up-to-date refined interpretation of this classic, perfect for Unique Homes. But its Newport Beach, Calif., location paired with refined execution of Georgian architecture on a grand scale make it unusually exceptional. Not only is such a property a rarity in Southern California, but few, if any, recently constructed comparable estates can be found anywhere in the country. Georgian is one of the most difficult, expensive and timeconsuming styles to design and construct. If you dont follow them, the design doesnt work, explains the owner, a passionate devotee of traditional architecture whose meticulous research made this home so authentic. Unlike the typical English Georgian, there is nothing stuffy about this mansion, which is both elegant and eminently livable. The entry may take its cue from a room in the White House, but a dog bed tucked under an antique table proclaims that this is a real home. Although the dining room seats 40, concealed sliding panels tame the space making it intimate enough for 10. An arched barrel ceiling and skylight flood the second level with natural light creating a cheerful open feeling and an ideal setting for an art gallery. A distinct ceiling treatment and magnificent finishes make each room unique. For example, a numbered set of Zuber wallpapers grace the dining room, while Honduras mahogany outfits the billiards room and library. Equally impressive, the expansive one-plus-acre site includes a 4,400-square-foot guesthouse and garaging for 15 cars, while the overall landscape scheme includes a regulation tennis court. The setting along the Big Canyon Golf Course assures privacy. Explore this property and in short order you realize the $27.5 million price represents a singular opportunity to purchase an estate destined to be legendary. ESTATES OF DISTINCTIONNewport Beach CALIFORNIA

Country Club Locale, Old World CharmRENOWNED FOR ITS BEAUTY AND SCOPE, this landmark estate features stunning architecture, artisan craftsmanship and exquisite grounds. Gracing 4 lots along the Big Canyon Golf Course, this estate was modeled after the famed Old Westbury Gardens Estate in Long Island. Paired with the most modern amenities, the residence brings to life the elegance and charm of a bygone era. Architect Diane Hussey and builder JC Dyer spent 8 years creating an authentic Georgian manor house where warm clay brick and honey-toned limestone meet with dramatic counterpoints in impressive white columns and window mullions. The team then focused its attention on the spectacular interior architecture and custom finishes, which includes many antiquities. Filling up the main home's 18,000-plus square feet of living space are 6 bedrooms, 6 and 3 half baths and many rooms that were influenced by the White House and Buckingham Palace. On the exterior, David Tardiff created classical gardens to envelop the house in serenity. The gracious grounds, roughly 240 feet of which abut the golf course, also afford a gleaming pool, a 2-bedroom, 2.5-bath guesthouse and garage space for 15 cars. $27,500,000

ESTATES OF DISTINCTIONOxford CONNECTICUT

The Marble VillaA LITTLE TOUCH OF EUROPE in the Connecticut Valley, this 8-year-old, maintenance-free, 76-acre estate has panoramic views of the vineyards, distant hills and the colorful fall foliage. A spring-fed pond adds to the serenity of the setting. The 12,000- to 14,000-square-foot house and estate are built on a former apple orchard and grazing pasture, surrounded by old-growth white oak forests that can be timbered for income. Enter through the 180-year-old French wooded and wrought-iron double doors to the 2-story foyer with hand-painted dome, 2 curved and symmetrical marble staircases and a 2-story waterfall. Some amenities of this 13-room Mediterranean-style home include 5 bedrooms, 5 full and 3 half baths and a 4-car garage with 2,000 square feet of unfinished rooms above. Structural steel framing supports the exterior, a glazed terra-cotta tile roof and 130 tons of European marble, limestone and granite imported from 10 countries. Inside, plaster walls are accented with Brazilian cherry (jatoba) wood and hand-painted ceramic tiles and the stained-glass windows made by a well-known international artist are throughout the home. This villa is only 10 minutes from the local Oxford, Conn., airport, servicing private jets. Approximately 1.5 hours from New York City and 1 hour from Hartford, Conn. 76 acres, $5,400,000 or 50 acres, $4,600,000.

WHAT YOU FIND IN THIS RESIDENCE are amazing details. Heres a homeowner who designed the entrance of his home around massive wood and wrought-iron 180-year-old antique double doors found in his travels to France. Moving through those doors, youll enter the 2-story foyer, where one is welcomed by 2 curved, symmetrical marble staircases and a 2-story waterfall. Look up to view the handpainted foyer dome where the four seasons and scenes of the New England countryside are depicted in 8 commissioned stained-glass windows by a renowned Portuguese artist. The building of the marble villa was a labor of love. Roughly 4 weeks were devoted to building each of the 13 rooms found amid the homes 14,000 square feet, with careful diagrams drawn before a single cut of marble was taken. More than 130 tons of large Portuguese marble slabs were used to build the villa, in addition to limestone, granite and other materials imported from 10 different countries. A high degree of craftsmanship was exercised and witnessed in the contiguous cuts made to each slab, which fit in to each roomone after anotherso the eye follows a continuous line through the marble. Brazilian cherry wood planks were shipped to the United States and milled stateside before being crafted into the cabinetry in the kitchen, formal dining room and library. The marble villa is a superior representation of using modern craft on a Mediterraneanstyle estate.

Dermot OBrienSinger Islands Competitive AdvantageAcross a narrow body of water from legendary Palm Beach is Singer Island, South Floridas current hot spot. Its world-class sport fishing and proximity to an unrivaled collection of championship golf courses complements its cosmopolitan shopping and dining, soon to be enhanced by the opening of the muchanticipated Ocean Mall. Its the total package in resort living, and currently sells at a discount to other acclaimed destinations. South Florida is emerging from several years of underperforming real estate sales, yet remains a classic buyers market. With comparable amenities to the Hamptons, Hilton Head Island or Malibu, Singer Island properties are offered at significantoften dramatic discounts. It also contrasts favorably with higher priced winter resorts such as Aspen, Park City and Vail. At Singer Island, sellers are recognizing they need to price their properties realistically to move them, while those in other high-end markets have yet to accept economic realities. Because of this, now is a particularly outstanding time to purchase units in major luxury developments such as The Resort at Singer Island and 2700 North Ocean, or more intimate boutique properties such as the fashionable Oceans Edge. Spectacular residences begin at as little as $500,000. Baby boomers, drawn by the amenities of Singer Island, embrace this competitive advantage, snapping up vacation condominiums that eventually will be converted into year-round retirement homes. Recent tax code changes in several states reinforce the appeal of Singer Island, located in an income tax-free Sunshine State that has long been the envy of overburdened New Yorkers, New Jerseyites and Californians.

In a competitive market, buyers and sellers need a real estate agent that is up for the challenge and has the knowhow to get the job done well. Dermot OBriens business experience coupled with his marketing, management, real estate and technology skills provide him with the formula for success. Take Dermots achievements as a representation of his perseverance and commitment to his profession. In 2006 he was the top producer at the Amrit Resort & Residences on Singer Island, Fla., generating $36 million in

sales. Dermot also was awarded the Bentley Motorcars International Property Award for Amrit Resort & Residences. Dermot has laid the foundation for and developed two successful businessesone of which was short listed in the Best New British Stationery Contest in 1990. The other company was a portal Web site, designed for people of Celtic descent around the world. The site was recognized as one of the top 3 Irish Web sites by Yahoo, Inc. in 2002.

Flight of the ConcordesThe supersonic aircraft is credited for Barbados envious development.

One lime, two parts simple syrup, three parts Mount Gay Rum, four parts water and a dash of bitters serve as a recipe for a tantalizing rum punch a Bajan favorite. The arrival of passengers decades ago on the turbo jet-powered Concorde was an even sweeter concoction, igniting Barbados luxury real estate market. At 23 miles per minute, passengers ew aboard the Concorde from London and Paris to Barbados in jet-setting style. When they arrived, the calm Caribbean, located on the west coast, was calling for those who searched for a sweet escape. On the east coast, the Atlantic Ocean set the stage for extreme sporting. The Concorde brought a certain level of people and made Barbados a destination that could be reached from the other side of the Atlantic in four hours, says Jennifer MacPherson, marketing manager of Altman Real Estate. According to MacPherson, the Concordes weekly arrival also gave Barbados luxury real estate market an edge over its Caribbean counterparts. Buyers and visitors come [to Barbados] for the weather and the lifestyle, says Pooka Yhap, an agent at Altman Real Estate. Yhap describes highend real estate in Barbados as lifestyle purchases luxury living offered around a centralized theme. REDEFINING LUXURY Throughout 2009, Unique Homes is looking at how luxury real estate is evolving. This is the fourth story in our series. In our next issue, well look at fractional ownership opportunities.

EMERGING MARKETS

BigThingBy Camilla McLaughlinNot too long ago, jet setter was a moniker used to paint the ultra wealthy as a frenetic bunch constantly on the prowl for the next in place. The phrase may be pass, but the prospect of searching the world for glamorous new and exotic places to play still captures our fancy. This year, the next big thing takes on a whole new meaning; an emerging market is as likely to be a tried and true location climbing out of the recession, as it is a lesserknown destination. Going into 2010, the hottest new places are apt to be traditional luxury enclaves as affluent consumers, still shaken by the global economic crises, place a high premium on value. Value derived from price, location and potential for appreciation. Value arising from perfect alignment with personal goals and lifestyle desires. Value gained from ease of access and the promise of frequent use.

Whats Old Is New Again Even in a robust market, May typically brings the doldrums to Florida real estate but there is nothing typical about this year. Weve seen a decline in prices, but the flip side has brought more buyers into the market. We had a great first quarter and the second quarter has been even better, observes Carmen DAngelo, co-owner of Premier Estate Properties in Boca Raton, Fla. People see opportunity and the opportunity is in the prices, he explains. Walk-ins, vacationers coming in off the street to ask about buying, were traditionally part of the Florida market but they virtually disappeared during the downturn. For the first time in a long time, DAngelo says his offices are seeing walkins, some even inquiring about homes priced at $10 million. Still, price is only part of the value equation. Each of the towns in DAngelos market has its unique persona. Delray Beachs main street has a village feeling akin to the Hamptons, which is unusual in South Florida. Gated communities in Boca Raton offer a degree of privacy and security important to wealthy homeowners. Fort Lauderdale is polishing a new image as a high-end resort with a Ritz-Carlton, a new W hotel and a new Trump property. Brokers in the Naples area saw a nice surge in activity in the spring that continues at press time. Phil Wood, president of John R. Wood Realtors, attributes this to buyers finding some reassurance in the slow upward creep of the stock market. Naples is starting to lead the way out of the recession and we expect to see more sales in the upper end, he says. Looking ahead, Wood anticipates a pretty strong summer in comparison to our normal summers. Beginning in April, Boston Realtors also saw an upswing. Cape Ann, just a few miles north of Boston, has some of the regions best waterfront estates, but this area has always lagged behind other suburbs in recovering from downturns. Although she acknowledges that upper-end sales havent picked up dramatically, Holly Chiancola, owner

of Holly C & Co. in Gloucester, Mass., says there is absolutely more activity compared to a year ago. Buyers, particularly second-home purchasers who have been waiting for prices to bottom out, are beginning to feel that it is somewhat stabilized and that now is the time to buy, she explains. Certainly this cycle is different, but the pickup in activity has been tremendous and it seems to be gaining momentum weekly, if not daily, shares Alan Vorenberg, a broker with Sothebys International Realty in Santa Fe, N.M. All the signs are there that Santa Fe is poised for a recovery, he adds. The United States Unlike primary homes, resort and retirement homes are about pursuing a passion or fulfilling a lifelong dream, whether it is tending your own vineyard, carving perfect turns 60 days a year or just having a place the entire family cant resist. Santa Fe, which boasts the countrys second largest art market after New York, has all the requisite features of a rising luxury star, including strong roots as a regional second-home destination and

a lifestyle that appeals to a huge range of buyers from mountain bikers to opera fanatics. The secret of Santa Fes appeal is its mix of a big-city lifestyle with a small-town atmosphere, says Anne Brunson, a Realtor with Prudential Santa Fe. Its a little town of 70,000 that offers amenities cities of millions often cant provide, says Vorenberg. Real estate is still a great value here. TRIPLEX MIAMI PENTHOUSE CLOSES IN 48 HOURSFor more information about The Continuum, visit www.continuum-so-beach.com

A savvy investor plus the New York City-based real estate services firm Platinum Properties proved to be the correct equation to close a nearly $10 million sale in stunningly quick fashion this spring. On the market since 2007, the triplex south tower penthouse at The Continuum closed just 48 hours after the buyer was referred by Platinum Properties Khashy Eyn, CEO and president, and Philip Askeroth, vice president of investments. [Our client] understands that the readiness to pull the trigger quickly when an opportunity arises is key, says Philip Askeroth of Platinum Properties, and he is not afraid to do so. Originally listed for $25 million, more than double the closing price, according to Multi-Housing News, the buyers new residence boasts an elevator con-

necting the 7,400 square feet of indoor living space spanning three levels. Six separate areas total approximately 6,000 square feet of outdoor terraces, and 360-degree views overlook South Beach, the Harbor, Fisher Island, downtown, and, of course, the Atlantic Ocean. The living room features a 26-foot ceiling and floor-to-ceiling windows wrap the entire unit. [This penthouse] has the best view, the largest oceanfront in the most desired location of South Beach and its design caters perfectly to all aspects of luxury penthouse living, notes Askeroth. With appearances on the Extra Mansions & Millionaires Miami special and as the backdrop in the 2005 film Red Eye, the penthouse epitomizes luxury vertical living in a most enviable location in a gated oceanfront development on the southernmost tip of Miami Beach. Platinum Properties, which is beginning to offer interior design services through its New York office, also will handle the redesign of the apartments interiors. According to Askeroth, his clients quick move already is proving to be a sound investment. We have already gotten offers to sell at a $3 million profit, which I think speaks for itself, he says. $1.5 MILLION RENOVATION UNDERSCORES HOMES DISTINCTIVE PEDIGREEHemicycle House

Nestled on a private lane in New Canaan, Conn., on a 7acre woodland lot overlooking 3 acres of wetlands, is the Hemicycle House. Designed in 1982 by John Howe, one of Frank Lloyd Wrights top apprentices, the residence incorporates one of Wrights last innovations the hemicycle, or semicircular curve, implemented in the homes curved walls with soaring windows. Upon deciding to update and expand the Hemicycle House, owners Scott and Susan Belmont tracked down John Howes original blueprints and elevation renderings in order to be as respectful to the original design as possible. When acquiring a home like this, youre signing on to

its unique qualities, and one needs to stick to the basic principles Howe employed to avoid completely defacing the original work, says Scott Belmont. Completed in 2008, the updates and two additions have resulted in a total of 7,200 square feet, new wings, two new basements and a new music studio. Wanting to maintain authenticity of materials as well as design, the Belmonts used natural materials throughout, including some of the same Delaware River rock Howe originally used, which the Belmonts asked their stonemason to obtain. Rita Kirby of William Pitt Sothebys International Realty is representing the home, which is listed at $5.4 million. Sarah Binder

U N I QUEPERSONALITIES

THE SOUND OF SUCCESSTHIS AUDIO GURU TO THE STARS IS NOW RESONATING WITH LUXURY HOMEOWNERSMarching to the beat of his own drum, David Frangioni discovered technology could make sweet music. Frangioni, who played drums from the age of 6 and attended the New England Conservatory of Music on scholarship, saw his life change with the marriage of electronic music and computers in the mid-1980s. He became a pioneer in digital audio and video technology and eventually founded Audio One, an award-winning firm dedicated to luxury home electronics design. When you took the musical background that I have, and you took the electronics, the possibilities seemed endless to me, which was very exciting, says Frangioni. I found I had a natural instinct for it. I dove into it head first. Frangioni has received more than 65 gold and platinum albums as a technical consultant, engineer and/or programmer, and in 1995 he engineered and co-produced the first ever 5.1 digital surround sound David Frangioni mix on CD. Since 1989, Frangioni has served as chief technologist for Aerosmith. Soon thereafter, as electronics became more accessible and easier to use in everyday living, he founded Audio One. A lot of my clients had home studios and wanted to expand their capabilities, so it was a good match, says Frangioni, who has worked with the likes of Ringo Starr, Elton John, Chick Corea, the Stones, American Idols David Cook, and Ozzy Osbourne. I have to sell what I love. It starts with passion and then, hopefully, it turns into a business. The incredible thing about being in technology is there is something new to learn every day. Im passionate about what it is that I do; what it is that I love. And as lucky as Ive been, I believe that none of it has been by accident. Yes, theres good fortune and luck, but you have to create it. Ken Weingartner

Water, Water EverywhereRainwater collection is not sexy. Until now, that is. Aquascape has developed a rainwater harvesting system that is both environmentally friendly and aesthetically pleasing. Aquascapes RainXchange System combines a decorative water feature with a sub-surface rainwater harvest storage system to retain and re-use the rainwater it collects. TRD Designs in New York and Canyon Pondscapes in Arizona are two companies that are certified by Aquascape to install the RainXchange System. Tom Dieck, owner and chief designer of TRD Designs, combines traditional design principles with modern methods and tools, such as the RainXchange System, to produce peaceful outdoor living spaces. In addition to recycling rainwater, our greatest natural resource, the system adds beauty to a property and therapeutic sounds of nature via water features, says Dieck. According to Dieck, the systems ability to capture excessive amounts of rainwater to help reduce flooding is another positive feature. Canyon Pondscapes understands that to make any backyard a retreat, one must work with Mother Nature, rather than against. W
