The minerals contained on the above township, range and section include a much greater quantity than described below, but for conveyance purposes, only the surface mined portion of the total, which the above ground mined portion was assayed by Dr. Ezra Rosenbaum, an Electro-chemist — B, Sc; Physicist — D, Sc; and Metallurgist with 40 plus years of international experience in the precious metals industry, with a Doctorate degree in Physics, from Cambridge University. Further, his assay work on the surface mined and stored ore materials was confined to an analysis of gold and silver only.

The property also includes in great measure, platinum, palladium and approximately 3% of all of the property is cobalt.

The assay performed by Dr. Ezra Rosenbaum was conducted on only a portion of the lands described above and the valuation is based on the following claims:

conveyed by this Deed, from and after the Effective Date, as if Grantee had been, at the date of making any currently valid and subsisting lease, the owner of the conveyed undivided mineral interest in the Lands.

Grantor agrees to execute such further assurances as may be reasonably requested or required to allow Grantee full use and enjoyment of the undivided and severed from the Lands all inclusive gas, oil, and mineral interest conveyed by this Mineral Deed.

This Mineral Deed is delivered by Grantor to Grantee with warranty of title by, through, and under Grantor, but not otherwise.

This Mineral Deed is signed by Grantor as of the date of acknowledgment of Grantor's signature below, but is effective for all purposes as of the Effective Date stated above.
