REGION AND CITYLocated less than an hour south of metropolitan Portland,
the Mid-Willamette Valley stretches from the Willamette
River to the Cascade Mountains, encompassing more than
2,000 square miles. The region consists of Marion, Polk and
Yamhill counties with Oregon’s state capital city Salem at
its center. Abundant natural resources, the Mid-Willamette
Valley is the greatest producer of agriculture products in
Oregon, also a strong manufacturing and distribution re-
gion with a prime location on Interstate 5 between Califor-
nia and Washington.
Salem is Oregon’s 3rd largest city with its population in excess
of 160,000 and an MSA of OVER 400,000. Salem is located
approximately 45 miles south of the Portland metropolitan
area along Interstate 5. Both the population and economy
have been growing in recent years. The unemployment rate
fell steadily and dramatically between January 2013 at 10.5%
and May 2017 at 3.5%, representing an increase of almost
35,000 employed. The most recent July 2017 unemployment
rate has increased to 4.7%, but represents an increase in the
available workforce not a drop in jobs, as more than 2,300
jobs were actually created during this time period.
A major new development for the area is the Amazon an-
nouncement for a 1 million SF fulfillment center in close
proximity to the Panasonic facility, anticipated to add 1,000
new employees, continuing the positive momentum in the
Salem economy.

SALEM INDUSTRIAL MARKETWhile not a particularly large market, the current Salem regional area industrial
market is very tight. Of 22.25 million SF of existing industrial space only 375,000
SF, or 1.7% is currently vacant. This vacancy rate has fallen dramatically over the
past few years from over 10% in 2014.
One new project is under construction in the market, Mill Creek Corporate Center.
PacTrust is initially building two of a planned six industrial buildings for lease, with
the first phase containing 116,000 SF. This speculative industrial development
from a major institutional developer is new for Salem and another positive sign
for the area.
Exclusive of the new Mill Creek Corporate Center project, there is currently only one
industrial space in the market in excess of 100,000 SF being marketed for lease,
one other in excess of 50,000 SF, and neither competitive with the Panasonic.
