We live in a very old house in Akron, Ohio. The house was built in 1918 and is part of a historic district near downtown. There is a cer-tain charm in the quarter-sawn oak woodwork, walls that are plaster over lathe, and original stained glass windows. However, houses this old require much upkeep and my to-do list includes a new floor in the sunroom and a major exterior paint job on soffits and trim. The house is brick so the paint job is not as extensive as it might be. Those lovely 80 year old trees that shade the house, drip massive debris into the gut-ters and I better add gutter-cleaning to my list. Park Models have a different sort of charm that includes tidy, compact space and an invitation to relax. My old house is always inviting me to work on something and Park Models invite me to “sit down a spell.” When Frank and I attended the RVIA show last fall we visited more than a dozen Park Models. I wanted to choose a good book, put my feet on the sofa and give the space a really long test drive. The manufacturers invited us to settle in. I’m impressed with the “cheerleaders” in this industry. Many of the manufacturing companies are multi-generation family enterprises. These folks have grown up in the industry and have a very strong sense of ownership in their product. Others are larger manufacturers that have attracted people with a vision and a purpose to build Park Models. This is great news for consumers as there are many people who work hard to give us a safe, efficient and enjoyable place to settle and relax. If the own-ers don’t care enough about their park to be clear and attractive on the web site, I won’t risk visiting them because I don’t believe their park will be attractive. We live in Wisconsin and plan to retire in a few years. We try different vacation sites each year to find our ideal retirement home. It amazes me how

many web sites make me search for contact informa-tion. I want to know who you are, where you are, and how to contact you. I don’t want to search for your phone number. Debbie W., Wisconsin Editor’s Note: I have found the same problem when I research web sites for parks, dealers and manu-facturers. Many consumers consider the web site a pri-mary source of information. To quote from The Velvet-een Rabbit, “What is per-ceived of as real, is real in its consequences.” When you are attentive to detail on your web site, I tend to believe you run your busi-ness that way. Plain or fancy? Thirty years ago, I stayed in cabins (which might have been Park Mod-els) with my parents and sisters when we visited

family in Vermont. The family owned lots of prop-erty on a lake and had a rather jumbled layout of picnic tables, canoes and cabins. We lived in Chi-cago and I was enchanted with these rustic, small cot-tages that smelled like pine trees and bacon. There was absolutely nothing luxuri-ous about them. At my age, I under-stand the attraction of the comfortable living spaces and elegant touches of the Park Models you featured. However, I prefer the dra-matic change from my usual environment and want my grandchildren to experi-ence the rustic cabins I re-member. Crisp RV Center is a family owned and operated Park Model dealer on the Pamicoe River in North Carolina Since 1972, A.L. Crisp and his fam-ily have created an enjoyable atmosphere for customers to purchase recreational vehicles. A.L is semi-retired and his sons, Robbie and Greg, now manage the business. Robbie is the General Manager and Sales Manager, while Greg is the Service Department Man-ager. A.L. started a campground in the 1970’s when there was no RV dealership around. He and Angela started Crisp RV to provide this service to the area. Over the years they have changed locations, built a new facility, and watched the busi-ness weather six floods. They raised three sons in the busi-ness and the grandchildren have come to love the “office.” A.L. and Angela love to travel and have enjoyed providing their customers with a way to travel in comfort for many years. They give true meaning to the description, “happy campers.”

Based on information from Statisti-cal Surveys, Inc., Crisp RV is the top Park Model dealer in North Caro-lina and #9 in the US. When asked why they rate so highly, Robbie tells us, “We have been in business for such a long time that many people know us and have received great service from us. We are working with the grandchil-dren of prior customers. We are fortunate to have many re-peat customers who come back because they have been so sat-isfied with their previous buy-ing experience. We are happy to say folks often travel many miles to do business with us.” Crisp RV has been a Coach-man dealer for over 25 years. Currently they sell Park Mod-els built by Woodland and Bay Ridge. In addition to sales, they deliver, set up and service Park Models. The web site fea-tures new and used models for sales with direct links to

manufacturers. Many of their customers come from the Outer Banks and Ocracoke Island. This area is not authorized for year round living in Park Models so the units are vacation homes. Robbie says, “The property here is so expensive that many people cannot afford it. The Park Models are an excellent option because people can rent space near the beach season-ally.” The goal of the Crisp RV website is to provide the tools you need to explore the dealer-ship and the camping industry. Superior Park Model Homes in Pelham, Georgia offers Park Models that range from basic to luxurious with exteriors that include log cabins and beachfront models. John Sprague and Jim Sheehan own the company and, like some of the other manufacturers, began their recreation industry journey when they owned a resort. Their marina and RV resort was on the shores of Lake Okeechobee in Florida and offered Park Models for rent. Sprague and Sheehan were disappointed in the quality of units and poor war-ranties available for their custom-ers. To provide better quality con-trol and service to their customers, they decided to build their own Park Models and stand behind their product. Superior presents many options for Park Models. This includes Coastal Living, Mojave Series, Big Lake Lodge and the Beachside se-ries. The exteriors are distinctive and the interiors offer many choices. Testimonials abound from folks who report great contact with the sales team, factory and delivery. Len and Mary Dobrow wrote about their beach cot-tage: “It’s everything we expected, plus.” M. Barberree said “I wanted to take this opportunity to thank you and your staff for the excellent service you all provided me both during and after the sale. I am pleased with my home so far and would recom-mend you guys to anyone.” The Coastal Living Series is the perfect combination of a favorite, colorful beach house and a rustic log cabin. The exte-rior fiber cement board may be painted any color you can imagine and the metal roof adds more color. The interior is a mix of tape and texture sheetrock walls and real cedar paneling which provides the bonus of a wonderful north-woods smell. For the flooring you may choose tongue and groove pre-finished maple or natural red oak hardwood. Cabinets are available to match your flooring. Counter tops are available in solid surface or granite. All the appliances are by GE and there

is an optional stainless steel upgrade. To finish this coastal look, Superior installs cedar panels on the ceiling and cedar interior trim. You select the custom drapery. A more rustic look is available with the Big Lake Lodge series. This may be the ideal choice for an outdoor person who wants a combination of basic and style. Real wood logs are on the exterior with a shingled roof or 29-gauge metal roof in your choice of colors. An optional 12’ screened porch adds relaxing living space. The Lodge series has standard interior wood cedar panel-ing, solid red oak floors and two 52” ceiling fans. The cabi-

netry is solid oak throughout the structure and various drapery selec-tions can be made. Raymond Williams is a very satisfied owner of a Big Lake Lodge unit. His unit was set up in Ever-glades Adventures RV Resort in Florida in August 2005. In October of that year the area took a direct hurricane hit. Williams wrote to Superior, “The campground was devastated…and I was sure my home was destroyed. But to my surprise, 300’ from its original site, my new Park Model sat with NO DAMAGE. I would like to thank

Superior for building such an incredibly strong, solid home.” Because they bring their experience as campground own-ers to the business, Superior works extremely well with cus-tomers who purchase units for their campground. Shawn Glavin, owner of Apache Trails Camp in New York pur-chased a Park Model and said, “When I did finally fly down to meet up with you I was pleasantly surprised. Your factory set up seem to be ‘state of art’ and very efficiently done. A Big Lake Lodge model from Superior

The Pacific Northwest is a rapidly growing des-tination for Park Model lovers. The climate is gen-erally mild and some areas have average tempera-tures in the summer around 70 and the winter around 50, with minimal snow. While many of us associate Park Models with snowbirds who enjoy

the escape to warm climates, other areas draw folks to cool summers and long, lovely autumns. In this issue we take a look at five parks in Oregon and Washington. Water soothes us and we pay premium prices to have a home on the water. This high-priced real estate makes it difficult to find water front places for Park Models. Oregon, has developed a beauti-ful waterfront property that is open year round. Swan tells us, “The property overhangs the beautiful Nehalem River in one of the most scenic areas of the Oregon coast.” Tucked away from traffic and cities, it offers wildlife and bird watching. Elk, deer and seals are a common sighting from this park. Resi-dents have reported eagles, her-ons, ducks and many other spe-cies. Many of the residents have lived here full time for years while others have their second home in the park. Swan is a for-mer president of the manufac-tured housing association for Oregon. He worked to develop legislation that allows year-round living in Park Models. This regu-lation helps provide more options for affordable housing. At Neha-lem Shores the lots are rented and cannot be sub-leased. There are miles of beautiful beaches to explore. Some folks choose to kayak in Nehalem Bay or go crabbing. Some of the best salmon and steelhead fishing is available and 40-50 pound salmon have been caught in the River and the Bay. This beauti-ful, quiet park gets almost no coastal fog and, according to Swan, “It snows about once every four years.” Nehalem Shores has boat moorage avail-able at their docks for guests. The area offers antique and spe-cialty stores. Restaurants, golf courses and other attractions are nearby.

Another lovely park that has captured waterfront property is Silver Cove RV Resort in Silver Lake, Washington, in the foot-hills of the Cascade Mountain Range. This park has been in de-velopment for ten years to secure approval for shoreline manage-ment. The 53 acres include one mile of waterfront property along canals constructed in the park. The 163 lots are 40 feet long and designed for Park Models. Resident managers for Silver Cove are Bob and Norma McCullough. They owned Glen River and built Park Models for years. Bob tells us, “I introduced Park Models to the Pacific Northwest.” He and Norma traveled full time in a motor home for several years and have taken on the management for this new development. Woodie McCloud is develop-ing this property and says, “Park Models are going to be located 25 feet from the water’s edge. This site is unique and we have

worked for years to open this property which is one hour from downtown Portland.” The placement of these Park Models is designed to be more residential-looking. The models will all be pit set, with an exca-vated area which means the units will have about a 12 inch rise. They have the appearance of a very settled group of cabins. Most of the models have a cedar-look exterior that is guaranteed not to fade, and a green metal roof. Decks that are 250 square feet will be built on all the Park Models. The units are available from Vacation Structures or Lau-rel Creek. According to Bob Pol-lock, Vice President Marketing and Sales for Vacation Structures, “Silver Cove is the most upscale park between California and Washington.” Fishing is a great attraction for this area and Silver Lake hosts national bass fishing tour-naments. Mount St. Helens can be seen from the park. All of the

property is available on a long-term lease arrangement of 30 years with a series of options. Silver Cove will be open year-round. Another waterfront option is Turtle Rock Resort in Gold Beach, Oregon. Gold Beach has been listed on CBS News Watch as one of the top 30 places to buy a vacation home. Turtle Rock Resort has 24 acres on the banks of Hunter Creek as it flows into the Pacific Ocean, 35 miles north of the California border and three miles south of the Rogue River. The resort is owned by Kachina and Julian Starr. Ka-china tells us, “Turtle Rock is as close to the water as you can be without getting wet.” The web site has a fabulous overhead view that demonstrates the water at your front door. Additional photos give you a lovely peek at the magnificent setting for this park. The beach resort at Turtle Rock offers beautiful sunsets, magnificent whale watching, joy-ful otters, and ocean breezes. The beach front Park Model rent-als are within walking distance of a seven mile long beach. They sit on the banks of Hunter Creek looking down to the ocean, or are tucked against a tree and fern covered hillside. This gives you the option of sites that are for-ested, sunny or shady. This location is uncrowded, unhurried and the banana belt of the Oregon coastline with clear skies and comfortable tempera-tures. Turtle Rock has unre-

stricted ocean access, and a pri-vate beach at Hunter Creek. Amenities include an on-site masseuse, pet sitting and kayak rentals. The park is open year round and their busy season is typically mid June to the end of October. Several visitors reported their experience to rvparkreviews.com. In November of 2006 they re-ceived an 8/10 rating and these comments: “Nice place. Friendly staff and owners. Had just put up Christmas lights all over and

looked great! Good beach ac-cess. Showers very nice and clean. Quiet. Would definitely come back.” In August of 2006 a 9/10 rating included: “Everyone here was very friendly and helpful, the bathrooms were new and spotless (private shower, sink and toilet). We would defi-nitely return.” Local activities include a jet boat ride on Jerry’s Rogue Jets or the Mail Boats on the Rogue River. You are close to nature with the view of a magnificent eagle skimming the water or a bear on

the shores of the Rogue River eating blackberries. Park Models are privately owned and some are available for rent through the resort. The rent-als have a private four-person spa on the deck and a barbecue so you can easily cook the salmon you catch. They offer cottages that are either pet-friendly or pet-free. Potholes Reservoir Golf Re-sort in Othello, Washington is nestled in the beautiful French-man Hills of central Washington. This area is a premier sports-man and wine location and con-sidered to be one of Eastern Washington’s best kept secrets in resort living. Because the re-sort is east of the mountains, it enjoys the 300 days of sunshine this region has to offer. The resort is adjacent to Pot-holes Reservoir. In this case, potholes are not irritations in a bumpy road. They are huge de-

pressions in the earth that were filled with water in the 1950s with the creation of the O’Sullivan Dam. A satellite map of the Resort shows the abun-dance of trees and proximity to the water. The nearby Potholes State Park is 2,500 acres and of-fers water-skiing, boating and fishing for trout, walleye and perch. The area has rocky can-yons, sand dunes and dozens of lakes. The Park Models are placed on large, deeded lots located on the golf course and include a concrete pad and shed. The re-sort offers wide streets with lamp-

posts, underground utilities, and a gated commu-nity with security features. There is a home-owner’s association. Some of the amenities include a restaurant and lounge, pro shop, gift and retail venues, deli, video, bookstore, meeting rooms, Jacuzzi and pool. The owners are Doug Lakman, Ray Wardenaar, and Karl Krieg. Lakman says, “We have a fabulous community that offers a relaxing atmosphere away from the hectic lifestyle found in urban areas.” In 2008 Potholes Reser-voir Golf Resort is expand-ing and upgrading the exist-ing property to include an additional nine holes of golf and will build a self-sustaining “village” concept to include a new clubhouse, condo, rental units, fitness center, spa, restaurant, retail spaces, family amenities and much more. Lost Lake Resort is an attractive, private park off interstate 5 in Olympia, Washington. The 11 acre private lake on the property is complete with rainbow trout and graced with nearby Bald Eagles. An ap-pealing option on the web site is an aerial view of the park with an overlay of the sites, their dimen-sions and availability. At Lost Lake families can own a site at the camping resort. They can keep an RV stored on the site or they can purchase a site and cabin and have access to the lake and all of the resort ameni-ties, including the swimming pool, fitness center and more. “We love it,” said cabin owner Bob Anderson. “It has given us a vacation home in a resort setting. We love our site and our cabin. The fishing is great. Lost Lake is stocked with Rainbow Trout. Even though it is only about five minutes from

Olympia, we just really enjoy being nestled in the trees. We feel like we are so far away from the city.” Resort owner Jeff Graham adds, “The peo-ple who buy sites here for an RV or a cabin end up being very popular with family and friends. They have a lot of company coming to visit. People roast marshmallows after dinner by the campfire. People love it here. On hot days during summer, this is the place to go jump in a lake!” Graham works with two Park Model manufac-

turers. The units have special wood exteriors to complement the resort’s park-like designs. The new Park Model cabins come from Cavco out of Ari-zona and Nor’wester based in Chehalis. Most sites are at least 3,000 square feet with a natural green belt between the lots. The cabins are not in-tended for primary residence. The resort allows occupancy for up to 185 days per year. The resort amenities include a swimming pool, fitness cen-ter, pickle ball courts, mini golf and a lake facility with a dock. The Lost Lake Resort owners have made extensive property and facility upgrades this past

year, including a newly remodeled recreation cen-ter. Lost Lake Resort also has a large heated in-door/outdoor pool, whirlpool, locker rooms with showers, game room with pool table and DVD/VCRs, remodeled fitness center, treadmills, exer-cise bikes and weights. There is a championship golf course nearby. Paddle boats, rowboats and inflatable boats can be rented by the hour or by the day. As a bonus for those who like to fish, they have fresh worms and fishing hooks at the gate in case you run out.

Little by little, American are finding out about Park Models. Last year, in fact, manufacturers re-ported 10,141 Park Model shipments, making 2006 the strongest period in the 21 year history of the Park Model business. Last year’s figures were also noteworthy given the overall decline in RV shipments in 2006. The Park Model business has proven itself to be one of the most stable segments of the RV business. This is because our buyers, for the most part, are people who are close to retirement or have just retired, so they are in the strongest financial position they’re ever going to be in. Since Park Models are used as vacation cottages, their buyers tend to have enough income to ride out the ups and downs of the economy, much like the buyers of the most expensive motorhomes. Meanwhile, the stable growth record of the Park Model business has gotten the attention of national lenders, including Minneapolis, Minnesota based U.S. Bank; Kansas City, Missouri based Commerce Bank; and Triad Financial Services of Jacksonville, Florida. Each of these is rolling out new indirect financing programs for Park Model dealers this year. They join GE Money, which has long been the only national lender in the Park Model business. The availability of indirect financing could broaden the base of the Park Model market to in-clude young professionals and families who want to invest in Park Models as a weekend retreat or sea-sonal vacation cottage. Indirect lending brings with it the opportunity for younger families to own and enjoy the use of these delightful vacation and sea-sonal dwellings with affordable rates and extended terms built to work within their family budget. Recreational Park Model owners who share the opportunity to experience this lifestyle with their children or grandchildren can delight in the prospect

that they are providing them with life-long memories and more. Park Models, a niche product still largely un-known to most Americans, have surged in popular-ity in recent years as record numbers of consumers have discovered that the attractive, pointed roof units can be used as low-cost vacation cottages. Consumer interest in Park Models is driven by three factors: the rising cost of real estate, particu-larly in resort areas around the country; their rela-tively low cost compared to towable or motorized RVs, as well as site-built condos; as well as the in-creasing attractiveness of the units. Unlike manufactured homes, which are a form of low-cost, permanent housing, Park Models are 400 square foot moveable resort cottages that are de-signed exclusively for part-time recreational use. Typically upscale in appearance, they often in-clude hardwood floors, bay windows and lofts; as well as walnut, oak or maple cabinetry. Most Park Models are placed on campsites, which may be leased for $1,500 to $7,000 per year, depending on location. However, some consumers place their units on private property and use them as vacation homes, subject to local zoning require-ments. While condos and site-built homes in resort areas typically cost $200,000 or $300,000 or more, Park Models are available at about $40,000 and up. People are realizing that Park Models enable them to have a weekend getaway or seasonal retreat cottage for a lot less than a condo or site-built home, particularly if they want to place their unit in a re-sort setting.
