COMMENTS AND OBSERVATIONS

APPLICANT: The applicant proposes to subdivide the subject property into three lots, one for each ofthe two existing homes and one for construction of a new home.

ALR: The subject property is outside of the Agricultural Land Reserve. Therefore, AgriculturalLand Commission approval is not required.

OCP: Pursuant to the North Peace Fringe Area Official Community Plan Bylaw No. 1870, 2009,the subject property is designated “Agriculture” where the minimum parcel size is 63 ha.Therefore, an amendment to the OCP is required.

ZONING: The subject property is zoned A-2 (Large Agricultural Holdings) pursuant to PRRD ZoningBylaw No. 1343, 2001 where the minimum parcel size is 63 ha, therefore an amendmentto the zoning bylaw is required.

PRESERVATIONAREA:

IMPACT ANALYSIS

AGRICULTURE: The proposal will have minimal impact on the agricultural productivity of this parcel due toheavy tree cover, poor soil quality and adverse topography.

CONTEXT: The area to the east consists essentially of residential uses and therefore the furthersubdivision of this parcel is in character with the surrounding parcels.

POPULATIONAND TRAFFIC:

The proposed subdivision may increase the population of the area by 2.8 for the newdwelling and about 2 vehicles.

WHEREAS, the Regional Board of the Peace River Regional District did, pursuant to theProvince of British Columbia Local Government Act, RSBC 1996, c. 323, adopt the “NorthPeace Fringe Area Official Community Plan Bylaw No. 1870, 2009”;

AND WHEREAS an application has been made to amend the “North Peace Fringe AreaOfficial Community Plan Bylaw No. 1870, 2009" to facilitate an associated zoning affecting theSouth ½ of the South ½ of the Southwest ¼ of Section 19, Township 83, Range 18, W6M, PRD,except Plan BCP47624;

NOW THEREFORE the Regional Board of the Peace River Regional District, in openmeeting assembled, enacts as follows:
