STAGES OF WORK → 1

Different samples of lime plaster finish have been made for the finalfinish of lime plaster on the walls in lower ground floor.Each lime plaster sample has a mixture of lime, sand and brick powderin varying proportions, ground for different durations, which givesdifferent colours and textures to the plaster finish.Since the basement has comparatively lesser light and ventilation, thefollowing option are being debated:(a) Providing a comparatively rougher finish to the lime plaster. This is

because smoother the plaster finish, lesser the breathability andhence will take much longer for any residual moisture in the wallsto evaporate, especially during monsoons.

(b) Retaining a smoother finish to the lime plaster – matching originaland thus retaining authenticity. For this the existing ventilation ofthe lower ground floor is being evaluated.

The teak wood beam in the balcony is encased in box girders made of strips of wood nailed together, and packed with MSchicken wire mesh plastered with lime mortar. The lime cornice covering the box girder was damaged, and due to waterseepage the wooden strips of the girder and the MS chicken mesh were deteriorated completely.

The lime plaster and mesh were dismantled carefully, followedby the complete removal of wooden strips from three sides ofthe beam

Consolidation:New strips of wood (2’10”x1/2”) are nailed together to thesides of the beam. A coat of anti-termite and black japan each(applied in concealed areas), is applied to the wood.After the coats dry, SS chicken wire mesh is fixed with nails onthe three exposed sides of the box girder.A coat of Epibond (bonding agent) is applied over the threesurfaces where wire mesh is fixed, to ensure bonding betweenthe wood, mesh and lime plaster.Once Epibond dries, lime plaster (1:3) is applied to the surface.

The rough layer of lime mortar is levelledevenly. After this layer dries finish plaster(1:2) is used to make the final profile ofthe cornice.

CONSOLIDATION- DECORATIVE CORNICE

After the consolidation of box girders, a rough coat of limeplaster (1:3) is applied on the box girder.

The chicken wire mesh holds the plaster together with thewooden box girder.

The wooden floor planks were dismantled carefullyfrom the balcony to assess the condition of thestructural wooden members. Based on theassessment, the structural consolidation work willbe proceeded.

The frame of the balcony is made of main beams and (secondary) joists. Oneend of the wooden members is fixed in the in the masonry. The free end ofthe balcony has a tie beam running which is held in place by the beams.The joists (to hold the flooring) rest on this tie beam. The wooden floorplanks were fixed on top of rafters with 8mm gauge MS screws.

After the assessment, it was found that there was a bend of 1” in thejoists, towards the free end. In order to rectify the bend, the tie beam atthe free end, it was proposed to be raised by 1” and then the joists shouldbe fixed in the tie beam.

To remove and replace the damaged joists, the cast iron railing wasdismantled carefully, as the free ends of the joists resting on the tie beamwere located below the railing.

CONSOLIDATION- LIME PLASTERING

Due to water seepage from terrace in the first floor rooms,the plaster above cornice level had become loose and hadwater marks.

The loose lime plaster was scraped off completely.The brick work was consolidated with ¾” thick limeplaster (1:3).

The overhang ends of the MS

corrugated roofing sheets were

cut till 1’ to provide

accessibility to fix an additional

support to fix the new lead

sheet.

New purlins (40mmx75mm) are fixed at the end of the oldcorrugated sheets, which rests on the masonry column.The thickness of the wooden members is 6”wide, on whichthe new sheet will rest.After discussions and trials, a decision was taken to use 2mmlead sheets as it is less prone to corrosion and has betterworkability. The new lead sheet will be laid in the oldgutter channel along its profile. One end of the lead sheetwill be inserted 2”inside the wall while the other end willbe bent and fixed along the length of new purlins.

Due to less variation in the slope of gutter from the highest point to the lowest point of drainage, there was an insufficient flow of water which caused water stagnation at certain points.Due to seepage of this water, the wooden gutter sections were deteriorated which eventually led to dampness in the rooms below terrace level and in the entrance porch.The proposal was to rework the slope of gutterchannel by providing wooden members as required atthe base channel, to give adequate slope to ensurequick and complete drainage of the water

Small wooden pieces of size

1 ½“x ½” x 9” were fixed at the

base of the gutter, on top of the

metal sheets.

This provided a base for fixing

wooden members for modifying

the existing slope (1:2 from end

of shorter length of gutter to the

corner end of the longer length

of gutter; 1:3 from the centre of

the gutter to the corners).

After the laying of wooden planks in the gutter, they are

fixed with the base of the gutter by screws of 8mm dia.

Once the wood is fixed, lead sheet is placed on it by

hammering it, to attain the desired profile of the gutter.

There are no punctures made once the sheet is

hammered, in order to avoid any water percolation, only

the bearing of lead sheet inside the wall is fixed with

screws.

The western side of the gutter

has a brick wall below. The

metal gutter sheets rest on the

brick wall. Through this area of

gutter, there was excessive

water seepage during rainfall,

damaging the decorative

cornice work in the entrance

porch.

Metal gutter sheets were

removed carefully to do

lime concrete work on the

brick wall. Lime concrete

would ensure waterproof-

-ing of the gutter base.

A layer of lime

concrete was laid on

brick wall, giving a

distance of 5m from

the south towards the

north.

After the setting of lime

concrete, the old gutter

sheets were replaced in the

gutter channel. The lead

sheets were hammered to

attain the desired shape

and profile of the proposed

gutter.

The wall adjacent to the metal staircase on terrace, had astructural crack, which was consolidated with masonrycrack stitching using brick bats and lime mortar. Afterstructural consolidation, a fresh layer of lime plaster (1:3)was applied to the surface.

Pipes were inserted in the wall for further grouting, toconsolidate fine cracks inside the wall.

The removal of old plaster, revealed the existence of a nicheInside the wall, which was lined with terracotta tiles (chadurbilla).The size of the niche is 4”x6.25”.There were small pieces of wood found in the nicheThere is a horizontal cornice band on the wall, which is half wayAcross the length of the wall. Thus the niches may be indicative ofcontinued presence of cornice band - which may have beendismantled to accommodate the staircase.
