BOILER OPERATION:HEATING WATER SYSTEM WILL HAVE THREE GAS-FIRED CONDENSING BOILERS AND PRIMARY/SECONDARYCONFIGURATION. HEATING WATER BOILERS SHALL HAVE UNIT MOUNTED CONTROLS AND A BOILER MANAGEMENTCONTROL PANEL PROVIDED BY THE BOILER MANUFACTURER OR UNIT MOUNTED CONTROLS THAT ARE ABLE TO BEDESIGNATED AS A MASTER CONTROLLER.

SEQUENCE OF OPERATION:WHEN BOILER MASTER CONTROLLER IS ENABLED IT SHALL ENABLE THE LEAD BOILER, OPEN THE ASSOCIATED TWO-POSITION ISOLATION VALVE, AND ENERGIZE THE ASSOCIATED PRIMARY PUMP AND ENABLE THE SECONDARY SYSTEMPUMP. ONLY ONE SECONDARY PUMP SHALL RUN AT A TIME, START/STOP AND SWITCHING BETWEEN LEAD AND LAGPUMP SHALL BE CONTROLLED THRU SECONDARY PUMP CONTROL PANEL.

BOILER CONTROLLER SHALL MODULATE BURNER FIRING RATE AS REQUIRED TO MAINTAIN THE SYSTEM HEATINGWATER SUPPLY TEMPERATURE SETPOINT. THE BOILER MANAGEMENT CONTROL PANEL SHALL MAINTAIN THE SYSTEMHEATING WATER SUPPLY TEMPERATURE WITHIN +/- 5°F (ADJ.). THE MASTER BOILER MANAGEMENT CONTROL PANELCAN STAGE ON MULTIPLE BOILERS AT PART LOAD TO INCREASE THE EFFICIENCY OF THE PLANT.

MASTER BOILER CONTROLLER SHALL RESET HEATING WATER SUPPLY TEMPERATURE BASED ON OA TEMPERATURERESET SCHEDULE.

SECONDARY CONTROL PANEL SHALL AUTOMATICALLY ENABLE THE LAG HEATING WATER PUMP TO RUN IN THE EVENTTHE LEAD HEATING WATER PUMP FAILS TO OPERATE.

ALARMS, INTERLOCKS & SAFETIES:MC SHALL COORDINATE ALL SAFETY AND INTERLOCK REQUIREMENTS WITH BOILER MANUFACTURER. MC SHALLCOORDINATE AND PROVIDE THE INSTALLATION AND WIRING OF BOILER WATER DIFFERENTIAL PRESSURE/FLOWSWITCHES AND OTHER COMPONENTS PROVIDED WITH THE BOILER AS REQUIRED FOR PROPER OPERATION. PROVIDE SYSTEM CONTROL PANEL, MODULATING DAMPER AT EACHBOILER, SENSORS AND WIRING AS SPECIFIED IN SECTION 23 51 00.

SEQUENCE OF OPERATION:

EACH DAMPER CIRCUIT SHALL BE INDEPENDENT OF EACH OTHERAND ENERGIZED BY AN OUTPUT FROM THE ASSOCIATED BOILER. THEDAMPER SHALL RECEIVE A SIGNAL FROM THE BOILER WHEN A CALLFOR HEAT IS REQUIRED. THE SIGNAL SHALL TRIGGER THE DAMPERTO OPEN AND TRIP A LIMIT SWITCH BUILT INTO THE ACTUATORWHICH SENDS A SIGNAL BACK TO THE BOILER PROVING IT IS OPEN.THE LIMIT SWITCH FOR DAMPER POSITION SHALL BE ADJUSTABLEAND SET DURING START-UP.

WITH A PROVEN OPEN DAMPER THE BOILER WILL START ITS PRE-PURGE CYCLE. AN ADJUSTABLE TIMING RELAY INCORPORATED INTHE DAMPER CONTROL WILL HOLD THIS DAMPER POSITION DURINGTHE BOILER PRE-PURGE CYCLE.

ONCE THE BOILER IS RUNNING THE DAMPER IS RELEASED FOR FULLMODULATION READING THE OUTLET PRESSURE AT THE BOILER ANDMODULATING THE DAMPER POSITION ACCORDINGLY. THE DAMPERCAN HAVE DIFFERENT PRESSURE SETTINGS DEPENDING ON THENEEDS OF THE SYSTEM OR FOR DIFFERENT BOILERS COMBINED INTHE SAME VENTING SYSTEM.

WHEN A BOILER SHUTS DOWN, THE DAMPER SHALL RETURN TO THECLOSED POSITION. EACH DAMPER SHALL BE SET TO A NORMALLYCLOSED POSITION TO PROHIBIT DRAFT THROUGH UNFIRED BOILERS.THE DAMPER CONTROL SHALL BE SET FOR A SAFETY POSITION OFFULLY CLOSED. IF THE SYSTEM HAS A FAILURE, THE DAMPER SHALLSPRING CLOSED AND SHUT DOWN THE BOILER.

DRAFT CONTROL MANUFACTURER'S REPRESENTATIVE SHALL BERESPONSIBLE FOR ENSURING THE DRAFT CONTROL SYSTEM ISPROPERLY INSTALLED. THE REPRESENTATIVE SHALL MAKE ALLNECESSARY SETTINGS FOR PROPER BOILER OPERATION ANDPERFORM COMPLETE START-UP OF THE SYSTEM.

AT THE CONTRACTOR'S OPTION, THEPANEL INTERIOR AND ASSOCIATED CIRCUITBREAKERS, COVER MAY BE REPLACED WITH NEW65,000 AIC RATED INTERIOR AND CIRCUIT BREAKERS.REFER TO EXISTING PANEL SCHEDULE FORADDITIONAL INFORMATION.
