Why Choose a JEAA Member when selling your

home?Members of the JEAA are a group

of like-minded individual companies who are committed to providing the best possible service to our clients.

Our clients are the Vendors, as these are the people who engage us to act on their behalf in

order to sell their property.

All members sign up to a Code of Conduct which means they will have to follow the rules when carrying out their business. The rules are similar to The National Association Of Estate Agent’s, to whom most of our members also

belong.

The rules, amongst other things, cover; the valuation of property, taking instruction of a property, conducting viewings, rules around

offers and negotiating a sale.

For example if there are other offers on a property, the Agent must let you know the existence of other offers, but not the actual

offer of course!

An Agent must let the Vendor know ALL offers even if the offer is low (unless you

have written to your Agent to say not to put forward any offers below a certain price). An Agent must also let a Vendor know if they are connected to the buyer, if the potential buyer is a family member for example, because this

could be seen as a conflict of interest.

These are just a few examples but of course the most important thing for a Vendor is that

no Agent can be a member of the JEAA unless they have PROFESSIONAL INDEMNITY

INSURANCE. Here is a scenario; your Agent values your property well below the market

value and sells it to their family member. You might want to take legal action. But if the

Agent doesn’t have insurance their ability to pay compensation may be questioned.
