Some property and Estate Agent terminology explained

Gill Hunt President of the Jersey Estate Agents’ Association offers

some simple advice on terminology.

Asking Price: The price at which a property is placed on the market. The vendor asks this price, and hopes to achieve this or very close

to.

O.I.E.O: Sometimes you will see these letters before the price. It means ‘offers in excess of’.

This is often used in a rising market.

Firm Price: A vendor will not accept anything lower than the price stated.

Sale Agreed / Under Offer / Sold Subject To Contact (sstc) : This is when a buyer and

seller have agreed a price at which to transact. This is the first stages of sale, and it means

that both parties are in a position to proceed to sale, subject to all the deeds, title etc being

checked.

It means that there are no properties still waiting to be sold, either in an upward or

downward chain, or that the rest of the chain is in place also ready to proceed.

Cash Buyer: Cash Buyer means that a person literally has cash in the bank, with no property to sell, and is ready to proceed to sale. Sometimes it is used when a buyer is mortgage approved, and has nothing to sell;

very similar but not quite.

This term is often used by buyers and sellers quite loosely, and it is always best to get

clarification. Sometimes as agents, we hear buyers say that they have ‘sold’ their property and on further probing what they really mean

is that they simply have a buyer who has made an offer.

Similarly sometimes a buyer will say they are a cash buyer if they in turn, have a cash buyer

for their house. This of course is a different situation all together, and a good agent will

always seek clarification.
