Estate agency – noun, Brit – a business that sells and rents out buildings and land for clients (Concise Oxford English Dictionary)

As defi ned above the role of an estate agent is to sell and rent property for its clients and achieve the best price possible through negotiation between vendor and purchaser. In the current highly competitive market this can be very challenging and it is therefore recommended that, if you are instructing an estate agent, (and the JEAA highly recommends that you do) you listen to the advice they o� er.

Some vendors who think that they can sell their home by simply setting up a website with a photograph of every room and a few words by way of description … however, there is a lot more to selling a property than photographs, (and you must be sure that the website will be seen)

Yes they may know the house inside out… but the question is “do they know how to sell and negotiate”?

When you instruct an agent to take on your property to sell or rent, you build up a relationship with them so that they understand your requirements in terms of the property you are selling or looking to buy next, or the type of tenants that you are looking for.

Once this relationship is set up, the vendor will trust the agent to show the property in the best possible way and achieve a good price from a suitable purchaser who is in a fi nancial position to complete the process.

Your agent will know how to turn a negative point into a positive one … or ask the right questions in terms of timescale or the fi nancial position that the purchaser is in. They will also be able to negotiate the best

price for the vendor and deal with any issues that may arise if the purchaser is part of a longer chain.

All of these issues can arise at any time and your agent will be familiar with most scenarios when it comes to selling or renting property.

A few gentle reminders …

If your agent suggests putting a For Sale or To Let board up … seriously consider allowing this. Many enquiries come from seeing a board outside a property that had not been spotted on a website or in a newspaper.

Be ready for viewings with 24 hours’ notice … if you put a viewing o� for longer, you may lose a potential buyer.

If your agent suggests an open viewing … seriously consider it … o� ers from open viewings appear to be on the increase.

Take advice if your agent suggests moving cat/dog baskets or shoes etc from hallways as fi rst impressions are critical.

Consider sensible o� ers … if it is slightly lower than you were expecting and you are purchasing another property … it may be that you can o� er slightly less on your next purchase.

Whatever happens, you can be sure that the JEAA will continue to provide valuable services to property buyers and sellers, and our members will be with you to guide you through the process from start to fi nish.
