But once we have completed it and it's been mailed, there’s always a sigh of relief! The association budget is a formal and detailed written plan that provides the cornerstone of an association’s financial operations. The budget reflects the needs and goals of the association for a period of time and identifies sources of income and the amount the board anticipates spending on predetermined expenses. The association budget also provides the basis for calculations of member assessments and a method for measuring financial performance while also giving owners an understanding of the plans for the association. The budget also includes the estimated and known common expenses, as well as include full disclosure of reserves for future capital purchases. Please take a moment to look over the proposed 2018 operating budget and reserve schedule once you receive it. That time of year is upon us for adopting the associations 2018 operating and reserve

We have a large build up of packages and uncollected mail in our front desk closet. If you get a call for your mail or package, please retrieve it right away or ASAP. Or send your trusted friend, neighbor, or condo watcher to retrieve it for you. Beginning January 1st, 2018, the Front Desk will only accept and sign for your packages. Please make other arrangements for your US Mail deliveries that do not fit in your mailbox.

We have some suggestions on how you can help us, help you, with all of your deliveries while you are away.

Have a trusted someone collect your mail & packages for you when you leave town for an extended period of time.

MAIL & PACKAGES – WE NEED YOUR HELP!!

A special thank you to Board President, Bob Pirollo and overnight employee Robert McClure who hunkered down at Broadway during Hurricane Irma. Between the two of them and several residents, Broadway was a great makeshift 'shelter' for those who stayed and rode out the storm. Let's hope we don’t ever have to go through that kind of storm threat again!!

Maintenance Tips:

REMINDER! Hot Water Heaters: Water heater tanks have a life expectancy of

approximately 10 years. Since our building is now 10 years old, anyone who still has an

original water heater tank should be planning to change it out very soon. We cannot

stress enough how important being proactive with this is. If you need plumbing compa-

ny recommendations, ask your neighbor who may have replaced theirs already, or

contact the front desk.

Garbage Disposal: Dos & Don'ts

Water Alarms Recommended:

It is HIGHLY recommended that all units utilize a water alarm device in their water

heater and A/C closet. It will sound off an alarm that can be heard from inside the

unit and out to the common hallway and alert to any moisture that is present. We

have found these to be available at Amazon.com, Walmart, Home Depot for <$15

DO

Do keep your garbage disposal clean.

Do run it regularly to prevent rust and corrosion.

Do grind only biodegradable food with cold water.

Do cut large items into smaller pieces.

Do feed the disposal small bits at a time instead of trying to shove a large amount in at once.

Do let water continue to run for at least 20 seconds after the disposal's work is finished, flushing out any remaining particles.

Clogged drain lines can cause black water back-up which results in costly repairs, not covered by most

home owner policies. Follow these Dos and Don’ts to keep your drain lines in the clear:

DON'T

Don’t put anything in the garbage disposal that is not biodegradable food.

Don’t grind glass, plastic, metal, paper, bones, cigarette butts or anything combustible.

Don’t pour grease, oil or fat into your garbage disposal or drain.

Don’t use hot water when grinding food waste.

Don’t grind extremely fibrous material like corn husks, celery stalks, onion skins and artichokes whose fibers can tangle and jam the motor.

Don’t turn off the motor or water until grinding is complete.

Don’t put expandable foods such as pasta and rice into your garbage disposal.

Don’t use harsh chemicals like bleach or drain cleaners.
