�e PortugalRur was founded in the year 2000 as a real estate company, focused on a highly di�erentiated type of product from its competitors.�is product concept is based in the promotion and broke-rage of mainly rural Real Estate, like cottages, farmhouses, small farms, big farms, stone houses, mansions, manor houses, and hills of Alentejo. �e headquarters of Portugal-Rur is strategically located in Beira Interior Sul region, to grant a geographically central position of the type of product where we focus our bet, plus a wide network of associates to ensure national coverage and a range of products with di�erent speci�cations.Later, PortugalRur re�ned its range of products, strengthe-ning its o�ering in high-end products. �is means that our aim is to include an increased number of luxury properties in order to meet the needs of a customer segment with peculiar demands.

A “Contrato Promessa de Compra e Venda” (Promissory Contract), will be drafted up whereby you promise to buy the property for a given sum and the vendor agrees to sell it. A 20% deposit is usually required at this stage.Documentation requiered:

From You:1. Copy of the passport.2. Identificação Fiscal (Tax payer Number) As a future home owner you

will also be required to get one of these from the Local Tax Office.From the Vendor:

1. Caderneta Predial (Tax Registration Document) from the Finanças (Tax Office) which shows the tax situation of the property including the property inscription for fiscal purposes, the current owner, the property's fiscal number etc..

2. Certidão de Teor (Land Registry Document)- This document shows who owns the property, who has rights to the property and if there are any charges, mortgages or incumbrances registered against the property. It basically provides you with the history and the general standing of the property.3. Licença de Habitabilidade (Habitation License) for properties built

after 1951 a habitation license is required. This document shows that the property has, at some time in the past, obtained a certificate deeming it fit for human habitation. The license is obtained at the local Council.

4. Ficha Técnica de Habitação (The Property's Technical Report) This document is required for properties built or altered after 1st January 2004. It contains the builder's details, materials used by the builder, who supplied them and other relevant technical information on the property and construction process. The builder should supply the report where necessary.

Escritura (Deed) After the Promissory Contract and if everything is in order you can proceed to the “Escritura” in the following weeks. This is done in a Notary’s Office. The Escritura is the legal document which shows ownership of the property.The Notary is a neutral government legal representative who is there to ensure that all the documentation is in order, all taxes have been paid and serve as a witness to the property during Escritura and ensures that every legal aspect is adhered to. Once the Notary is satisfied that every legal aspect of the transaction has been adhered to he will read out the clauses in the Escritura; if a translator is needed we should be able to help with this. The buyer, seller and the Notary will then sign the Escri-ura. Before the Escritura you are required to pay IMT (a type of Stamp Duty for the local authority). This Stamp Duty goes up in platforms in accordance with the value of the property and also if it’s a main or second residence.There is also a 0.8% Imposto de Selo ( Stamp Duty) cost of the value of the property at the Notary’s Office on Completion. If you’re borrowing from a Portuguese bank there is a further 0.6% Stamp Duty on the amount borrowed.

IMIA few days later your title to the property should be entered at the Land Registry. You’re also required to register the purchase at the “Finanças” within 60 days. If you’re a tax resident in Portugal you can apply for IMI (Council Tax) exemption; properties of up to €157.500 are eligible to 6 years Council Tax exemption; properties between the values of €157.500 – 236.250 are eligible for a 3 year Council Tax exemption.ANUAL COSTSThis is similar to Council Tax and is based on the rateable value of your property not the real value. The rateable value for urban property is usually lower than the real market value and is based on a percentage scale ranging from 0.2% to 0.8% depending on the age of the property and Municipal Council Area your property's in, size, level of luxury and a few other factors.

Portugal is a country that breathes history and culture, but has, at the same time, the charm to o�er true moments of relaxation provided by the beautiful bucolic country landscapes, outstanding sunshine all year around and appealing beaches.

�e Heritage, Climate,Tourism and GastronomyPortugal is a rich country through its vast historical and cultural heritage, including its castles, monasteries, convents, churches among many others. GastronomyPortuguese food is known all around the world by its richness and variety. Tasty dishes carefully prepared with high quality ingredients, which are essential to the strong identity of the Mediterrane-an Diet.In the Portuguese gastronomy, we can highlight some typical dishes, like cod�sh dishes, “Migas” (cabbage with bread), “Cozido à Portuguesa” (Portuguese style stew), Goat dishes, “Maranhos” (sausages �lled with rice and meat), “Bucho rechea-do”, cheese, ham, delicious traditional sausages, our famous olive oil, the huge variety of fresh �sh and shell�sh and other kinds of seafood. “Tigelada” (traditional dessert), “Filhós”, honey cake and high quality wines with an extraordinary �avour.From the North to the South of Portugal you can savour magni�cent gastronomy as also delicious “gourmet” food.�e climate Portugal as the western point of Europe, presents an unusual combination of qualities. Consequence of the geographical location within the globe, has an average of 220 days of sunshine per year.�e climate in Portugal varies considerably from one region to another and it is in�uenced by the relief, latitude and proximity to the sea, which o�ers mild winters especially in the Algarve region.In Oporto, North area and Beiras region, particu-larly inland, nearer Spain, the winters are colder, although the temperatures are still mild when compared to the rest of Europe. �ere is snowfall during winter in some regions, especially in the

“Serra da Estrela”, where we �nd the mainland highest point (1,991 m) and where it is possible to practice ski in the winter season.�e summers are hot and dry especially in the inland areas, therefore magni�cent to enjoy the extensive coastline of 840km, with usually is the most popular feature in Portugal.Here you have a wide range of options that vary from mountainous topography with unique �ora and fauna, through the plains of the Alentejo or if you prefer, an extensive coastline and quality standards of reference.�e LifestylePortugal also has other advantages compared to other European countries, particularly when it comes to safety. According do the Global Peace Index, from a list of 121 countries analysed, Portu-gal is the 9thiest safest of this list. Portugal also holds one of the lowest costs of living compared to most of the European countries. It has a modern network of infrastructures, roads and transporta-tion, as well as three major airports in the mainland; therefore it promotes easier mobility to wherever your destination is.It is also pertinent to mention that a considerable number of the population in Portugal have very good communication skills in English, Castilian and French, and that combined with a strong spirit of hospitability, promotes the integration of tourists from other parts of the world.
