The Contractor is deemed to have included in the rates for undertaking the works and providing the necessary equipment to meet the requirements of the Contract. The Contractor is to allow in his rates/prelims for access equipment to enable all repairs/decoration to be carried out externally to brickwork and timber also to internal decoration. It is deemed included that the Contractor shall have allowed in his rates for the delivery, including transportation, storage and handling the items. The location of the site is such that there are restrictions on the weight and dimensions of plant accessing the site. It is deemed, included that the contractor has allowed for such restrictions in determining the nature of plant which is to be used on the works. Furthermore, the limited access suffers from congestion at peak times and the contractor should allow for this in his rates.

Item Description

PREAMBLE TO BILL OF QUANTITIES Tenderers are reminded that the works carried out under this Contract require pedestrian and vehicular access areas along all adjacent roads to be maintained at all times as indicated in Volume A, Preliminaries and Contract Conditions. A12 THE SITE/ EXISTING BUILDINGS Site Boundaries Limited to within the boundaries to the North, South, East and West as shown on site plan 5/415. The Contractor is to note that all operations, storage and workspaces are to be carried out within these boundaries. There is NO provision for allocation of storage/laydown areas outside of these boundaries EXISTING BUILDINGS The existing single storey structure, forming the subject of the works. Other existing structures on the site include small out-house and heritage masonry walls (south boundary of the site). A residential property is situated to the south of the site. EXISTING MAIN SERVICES The existing services, as identified in the “as existing services” M&E drawings will for the most part be redundant and shall be removed and/or isolated. Foul drain is to be the subject of inspection prior to final instructions being issued on removal or repair. ACCESS FOR INSPECTION OF THE SITE AND BUILDING The Contractor is deemed to have visited the site at Tender stage during the organized visit. And no additional claim shall be entertained for not having attended such. WORKING AREA The Contractor is to undertake all works within the site boundaries as stated and it is deemed that all allowances necessary have been included in the rates. The adjacent roads must be kept clear at all times.
