The award was announced Wednesday at The Washington Auto Show in Washington, D.C. “Regen on Demand is one of the key systems enabling the Cadillac ELR to merge perfor- mance with efficiency in a dy- namic new way,” said Jim Vurpillat, director of emerging markets at Cadillac. “Putting re- generative braking at the driver’s fingertips supports the ELR’s 540 kilometre total driving range while also adding a fun-to-drive element to the premium luxury coupe.” Traditional performance vehicles allow drivers to upshift and down- shift the mechanical transmis- sion through steering wheel- mounted paddles. Basking in the deluge of congratulatory messages on social networking sites, Rodricks couldn't hold the tears back, while on a faraway cruise. Can the Indian fashion fraternity savour this accolade as another positive step towards greater credibility for the entire industry? - "I did get teary many times on the first day. I was in a state of ‘this isn't happening to me. They are talking about someone else'. But now, I have accepted the fact. Personally, I did not believe I would get it, so I'm humbled, honoured and happy." This was Goa-based designer Wendell Rodricks' reaction when we spoke to him after he was an- nounced as the recipient of the prestigious Padma Shri award, this year. This is only the second time that a mainstream designer has received the fourth highest civilian award of the country, the first being veteran Delhi-based designer Ritu Kumar, who received the same last year. TIME FOR SUPPORT The members of the fraternity, who often receive less to zero support from the government, are hailing the consistent attention towards the work put in by fashion designers as a welcome change. "This is a big step. Ritu deserved this long ago. But now, with a mainstream designer getting the honour, I'm sure it will affect govern- ment, the fashion industry and the public's perception of fashion," expresses Rodricks, who has not just worked on his collections in a career spanning more than 20 years, but has also penned books like Moda Goa and Green Room, apart from being a revivalist, working extensively in his home state of Goa. CHANGING PERCEPTIONS Sunil Sethi, President of the Fashion Design Council of India (FDCI), the apex body of fashion design in India, helps us chart the progress. "For two-three years, everyone has seen that fashion weeks have become serious B2B (Business To Business) events. So, gradually the government has started collaborating with designers on various projects, much more than what was done earlier. This has helped the fraternity get credibility in their eyes," he analyses. INSPIRATION FOR YOUNG TURKS These awards act as major morale booster for other designers as well and go a long way in instilling optimism in the industry. "The fashion fraternity will now, hopefully, gain the esteem and adulation it deserves," shares designer Nikhil Thampi, stressing that in India, even today, a large number of people do not even consider fashion designing as a respectable profession, which he hopes will change with the bestowing of the Padma Shri on designers. Market FiguresToronto Real Estate Board Commercial Network Membersrepor ted 427,926 square feet of leased industrial, commer-cial/retail and office space on a per square foot net basisthrough the TorontoMLS system in January 2014 (for proper-ties where pricing was disclosed). This result was vir tuallyunchanged compared to 428,513 square feet of space leasedin January 2013.The amount of industrial space leased was up by almost 11per cent on a year-over-year basis to 356,440 and accountedfor 83 per cent of total leased space. The average industriallease rate was similar to last year, with an average $5.21 persquare foot net in January 2014 compared to $5.31 per squarefoot net a year earlier. Average lease rates were down for thecommercial/retail and office segments of the market. Thesedeclines were largely due to a year-over-year change in themix of office and commercial proper ties sold.“The industrial segment of the market is impor tant in thecontext of the southern Ontario economy, including the manu-facturing sector. If we continue to see an increase in leasedindustrial space this year, this could indicate that industrialfirms are anticipating an increase in demand for their prod-ucts and therefore are looking to take on more space to helpaccommodate increased production,” said Commercial Com-mittee Chair Cynthia Lai.There were 42 combined industrial, commercial/retail andoffice sales in January 2014, for which pricing was disclosed.This result was in line with 43 transactions in January 2013.The year-over-year change in average selling prices wasmixed on a per square foot basis. The average sellingprice for industrial proper ties was much higher this pastJanuary compared to 2013, because this year’s transac-tions involved smaller proper ties compared to last year..Smaller proper ties tend to sell for more on a per squarefoot net basis.Commercial/retail pricing was basically unchanged com-pared to January 2013 and office pricing was down byabout nine per cent year-over-year.“The consensus view is that the Canadian economy isexpected to grow at a faster pace in 2014 compared to2013. The increased rate of growth should be driven byan improvement in expor ts, due to a strengthening USeconomy and weaker Canadian dollar vis-à-vis the US. Thisshould bode well for the commercial real estate market, andin par ticular the industrial sector,” added Ms. Lai.

It penalizes people like growingfamilies, down-sizing retirees, and even first-time home buyerssaving for a down payment," said Usher.In addition to hurting people when they are most vulnerable, RE-ALTORS® have pointed out numerous other concerns with theToronto Land Transfer Tax. In particular, REALTORS®, and thepublic, have told City Council that this tax:" has become more and more regressive as time hasgone by because its rebate for first-time home buyers and its taxrates have not been adjusted with inflation, resulting in about 40%of first-time home buyers paying some LTT to City Hall and thehighest land transfer tax rate being levied on home buyers pur-chasing below average-priced homes;" makes Toronto less affordable by significantly increas-ing upfront costs for home buyers ($12,000 for the purchaser of anaverage detached home, in addition to a similar amount for theprovincial land transfer tax);" impacts the economy by dampening home sales by16% annually, according to a study by the C.D. Howe Institute,thereby risking jobs that depend on spin-off spending (averagesapproximately $53,000 for every re-sale housing transaction, ac-cording to a study conducted by the Altus Group) generated whenpeople move;" makes Toronto less competitive, as the only municipal-ity in Ontario with two land transfer taxes;" poses risks for funding City services because the rev-enue that it generates fluctuates with the City's real estate market,and is unpredictable; and," is unfair because it forces people who have to move,like downsizing seniors or growing families, to pay thousands ofdollars more than their fair share, for the same level of municipalservices as those who don't move."Home ownership is a wor thy goal, which benefits our City inmany ways. City Council should not be making home ownershipmore difficult to achieve, and it should be focused on eliminatingrisks to Toronto's economy and competitiveness, funding ser-vices in a predictable way, and fair taxation policies," said VonPalmer, Chief Government and Public Affairs Officer. "TREB hasconsistently, and loudly, spoken out on this issue and we willcontinue to do so during the municipal election campaign be-cause it is the right thing to do."

LARGE MAJORITY THINK OWNING MAKES MORE SENSE THAN RENTING

The importance of homeownership ranks high among Ontario'syounger generations - 77% of Generation Y and 79% of GenerationX [1] say it is important to them, according to new research conductedby Ipsos Reid on behalf of the Ontario Real Estate Association(OREA). The study, the first of its kind for OREA, examined publicopinion in Ontario on a variety of matters pertaining to the Ontarioreal estate market. The first set of results released in December 2013highlighted Ontarians' outlook on the 2014 real estate market andeconomy.

"A large majority of younger Ontarians believe that owning ahome makes more sense than renting," says Sean Simpson, vicepresident, Ipsos Public Affairs. "They also have a positive perceptionof the economy and the current residential real estate market inOntario, both of which are important considerations in the decisionto buy a home. Insights like these help us understand the motivationfor younger people to buy homes."

A significant percentage of Gen Y and X'ers, 76% and 82%respectively, think it makes more sense to own a home rather thanrent over the long-term. Furthermore, 73% of Gen Y and 82% of GenX believe real estate is a good investment. In terms of the currentresidential real estate market in Ontario, more than half of Gen Y andGen X have a favourable assessment (51% and 63% respectively),while only 23% and 17% have a negative assessment. The majorityalso describe the economy as 'good' right now (61% of Gen Y and57% of Gen X).

"The desire to own a home is alive and well among thesedemographics," says Phil Dorner, president of the Ontario Real Estate

Association. "Their positive forecasts show that these new andaspiring homeowners understand the long-term investment potentialof residential real estate."

Looking ahead:One-third of Gen X'ers, and 39% of Gen Y believe the real estate

market in Ontario will be stronger in the next year, while only 20%and 19%, respectively, believe it will get weaker

Looking ahead to the next 10 years, 50% of Gen Y and 48% ofGen X believe the provincial real estate market will be stronger

14% of Gen Y and 17% of Gen X say they are 'very likely' to buya home within the next two years

Other generational perceptions and results from the studyinclude:
