    THE POWER OF CHANGE

    In most cases, good designs made to largehotels become buildings of great architecturalboldness due to their use and characteristics andhave the ability to enhance their surroundings inhuman, urban and commercials terms.In other words, the pulsating life and architectureof these buildings - their volumes, facades andhow they t into the urban landscape - tend to

    positively inuence the neighboring buildings,surrounding street trade, ows and investmentsin the neighborhood, and nally the city. This isthe roadmap for successful hotel developmentsworldwide that, when starting activities, add valueto the environment in which they operate.

    But what about when a large hotel, the promise ofeconomic development and tourism, remains fordecades as an imposing unnished construction in theheart of a metropolis? In this case, the effect can bequite contrary. The failure and explicit abandonmentof an undertaking of this kind can also have power tocontaminate its surroundings.

    BEIRA-RIO

    The original design for the building located in the centralregion of Belo Horizonte, capital of Minas Gerais (Brazil),was conducted in 1984 and included the construction ofa hotel, which would be called Beira-Rio (Riverside) inallusion to the Arrudas River, which runs alongside thesite. The never opened 27-storey hotel had bold projectfor the time and became famous in the city for being theonly one with a helipad. A few years after constructionsstarted, works were halted for lack of funds from investorsand remained so for two decades.

    What should be the largest and most luxurious hotel in thecity, has become a landmark and symbol to the negativedecay in the central region of Belo Horizonte which, like thebuilding, in the following decades also became discreditedand abandoned, with empty buildings and streets, markedby visual pollution, the increasing urban violence and minorcommercial activities, many of which, illegal.

    WHY A RETROFIT?

    In 2010 and in order to meet an extensive calendarof events (the main one being the FIFA World Cup2014), was approved in the city of Belo Horizonte alaw encouraging the construction of new hotels, toincrease the citys touristic potential.To take advantage of this new law, which established asa requirement to nish the works and initiate operationof the hotel until the rst half of 2014, the retrot ofthe old and unnished Riverside Hotel proved to be anextremely interesting option, mainly because it wouldallow performing, within the short term, a large hotel

    project.But among the main factors that led to the decision forthe retrot is the enterprises highly privileged locationand, above all, the possibility to take advantage of aconstructive potential much higher than would be allowedin the same location if the hotel were to be raised fromscratch.

    A HOTEL THRICE AS BIG

    Since the original project was built, there were many changesin urban parameters of the construction industry governinglaws in Belo Horizonte and Brazil. When the old building wasdesigned, back in 1984, the constructive potential allowed

    was 11 times the size of the site (at the time, a densicationof the downtown area policy was in force). Nowadays, withincurrent law enforcements, the same project would be approvedwith a maximum 5 times the size of the ground area.In the retrot project presented, considering the adequacy ofthe existing situation to the current standards of hotel industry(re escapes, minimum number of elevators, etc), it waspossible to adopt a nal constructive potential of 14.16 timesthe size of the land. In other words, the retrot made it possibleto build a hotel almost three times greater than it would havebeen allowed in that location if the project were built today.

    GENEROUS SITUATION

    The design of the Golden Tulip Belo Horizonte starts off from anextremely generous existent situation. The unnished structureallowed designing a hotel with rooms a lot larger than what is foundin the market these days - a factor of great importance in terms ofcomfort and quality.Furthermore, the existing building already had the structure of thehelipad and an extensive area that allowed designing the massiveand complete convention center, which leverages the proven potentialBelo Horizonte has for business tourism.

    The design challenges were numerous, including all instances involved in the difcult task ofwaking this true sleeping giant up: political, legal, executive and popular. After all, after nearlythree decades, giving a new purpose to that edication is not just to interrupt the sleep of a massivemonolith frozen in time. The defrosting of the Hotel Beira Rio proved to be a complicated process,because although the building remained virtually the same throughout decades, everything aroundit has changed: law, urban parameters, technology, and ultimately, the public. These changesimposed the greatest challenges for this retrot.

    Legally, the certication process was slow and exhausting. City ofcials, designers and entrepreneursshowed complete interest in giving a new purpose to that building, a real and uncomfortable stainon the citys landscape. However, as it had been an unnished work for decades, the redevelopmentwould require reviewing numerous irregularities presented already at the time it was built andamplied by the requirements of the new parameters of the law currently regulating civil construction.To nd a solution that pleased everyone involved made of this an extensive and slow process.

    In the executive context, setting a deadline to meet the needs of hotel infrastructure for the FIFAWorld Cup 2014 only aggravated the situation. The deadline for pre-executive designs becameanother challenge to overcome, as it was reduced to a minimum. The use of new technologiessuch as BIM for maximum detailing and proposal adequacy was essential in this process, as wellas the strategy adopted which was based on the development of stratied and independent workfronts allowing greater autonomy and greater uidity in project execution. Finally, works will becompleted on schedule.

    Belo Horizonte is the capital of the state of Minas Gerais and third largestcity in Brazil. Located in the Southeast region, the city is strategicallypositioned amongst the main cities in the country and South America.Economically dynamic, this metropolis produces the 4th GNP in Brazil andis currently one of the capitals that host the most international events.

    With ve million inhabitants in its metropolitan area and 80% of theeconomy in the tertiary sector, the city is characterized by business tourism,

    The Project is strategically located inBelo Horizonte, at the intersectionof avenues marked by large publicinfrastructure investments. Thisparticular area of the city currentlyfaces a profound revitalization,from which the result should be thecreation of a new commercial andcultural pole for the capital of MinasGerais.

    Golden Tulip Belo Horizonte sits onthe axis of the access to the mainneighborhoods of Belo Horizonte.Apart from that, it is only a35-minute drive from ConnsInternational Airport and 10 minutesaway from the Pampulha Airport.It is also located between the twomain convention centers in the city:Minascentro and Expominas.

    In 2010, FarKasVlGyi Architecture was hired todevelop the project to a complete retrot of thebuilding to house a 5-star resort hotel. Involvingan investment of over U$100 million dollars, thehotel won the Golden Tulip ag (and will alsooperate with the Royal Tulip ag, for the luxurystorey). With 32 oors, capacity for 860 guestsand opening scheduled to the rst semester of2014, it is now the largest hotel venture amongBrazilian cities, offering four hundred and ve40sqm luxury apartments, four 90sqm presidential

    suites and a 230sqm royal suite.

    The unusual feature of the rooms and the locationalready guarantee the Golden Tulip Belo Horizontea prominent position on the hotel industry. But it isthe presence of a helipad (which has VIP room andsupport areas) and the existence of a 4.500 sqmconvention center with capacity for a thousandpeople (also including meeting and supportrooms) that will make it the largest reference forbusiness tourism in the state of Minas Gerais.

    TURNING INTO A BEAUTIFUL SWAN

    For decades the massive abandoned building inthe center of the metropolis encumbered thelandscape as a symbol to the decadence in theheart of Belo Horizonte. To visually transform itgiving it a new iconic condition this time for therebirth and revitalization of the central region came to be FarKasVlGyi Architectures primary

    focus when designing the layout for the Golden TulipBelo Horizonte Hotel.It is a huge building that is turned into somethingequally grand: the most important hotel in the statecapital which, due to its location and volume, also hashigh visibility within the urban setting.In the new proposal, recongured and featuringstriking diagonal cuts, the facades emerge as a cleanand contemporary solution that endows the building ofa harmonious balance previously nonexistent. Thedesign and materials used (mostly glass and steel)become important elements within an architecture ableto resize the concept of that space, with power to infectpositively throughout the vicinity of the project.

    PROPORTION

    In order to make it distinguished, extensions either upwardsor sideways were not options, limited by law enforcements.It took a meticulous space redistribution exercise in orderto adjust it to its new condition.Aesthetically, what was most challenging was proportion.The building was not proportionally pleasing. Its body wasdivided into three different blocks: the long neck representedby the helipad, the trunk of the building and the wider base.It took a meticulous work to identify a design that wouldrepresent a new volume proposal, a solution capable of

    harmonizing the set of existing volumes.With proportion dened, the solution to the facades was basedon a clean contemporary design able to resize the concept ofthat space, with power to infect positively throughout thevicinity of the project.

    White Film Glass

    To create rhythm on the facades where blue glasses wereabundant, lamination with PVB were used. It consistsof two glass plates - one colorless and the other, gray

    - separated by an opaque white lm, ensuring thermalcomfort in excerpts where it is used.

    Glass Skin Curtain Wall

    For give the most sunlight possible in interior workspaces, the curtain wall was the chosen system for thebuilding. Combined with the right glass, it will be theperfect system to provide confort and quality for thebuildings users.

    Assistive Blind Path (Tactile Path)

    Assistive blind path are currently a big deal in the citysscenario. every sidewalk is now being renovated toinclude the assitive tactile paths for blind people. it isbased on directional and alert paths that indacatesobstacles and direction changing.

    In terms of sustainability, the specication ofsolutions and new technologies depend on someof the buildings conditions, such as the height ofthe ceiling, quantity of pillars or availability of spacefor air conditioning equipment that works withincurrent standards. At that point, the Golden TulipBelo Horizonte Hotel, from the beginning, presenteditself as a challenge. Designed in 1984, its project didnot take sustainability into consideration. However,on designing the retrot, the effort to change thatled to the adoption of several solutions.For example, in order to save energy, facadesreceived high performance glass and internallighting was reformulated with the adoption of LEDlamps and an automation system to control demand.There were also specied materials with minorenvironmental impact, such as demolition wood,recyclable carpet, plastic bottles blanket on acousticcoating and certied wood furniture. On the upperoors that house the dining and recreational areas,a large green wall was adopted in order to decreasethe heat island effect.

    The choices that guided the development of theproject of this retrot were made taking into account

    four variables: work time, cost, product quality andsustainability. In the latter regard, was sought tominimize demolitions during the adaptation of theold building to the new proposal, leading to a reducedproduction of solid waste and noise pollution. Asa safety measure, when applying the glass skin,coating was withdrawn, but avoiding the grating offacades surface, which would cause the dispersionof particles in the atmosphere and generation of newwaste. The solution was adoption of the shadow-box system.The option for the retrot alone made it possible toavoid massive environmental impact. If the buildingwere entirely demolished, the number of debriscollection buckets needed would be close to 2.000,requiring a large number of trucks for the transportwaste which is, mainly, not recyclable. In contrast,an equal to, or even superior number of truckswould be required to transport the material to beused in the construction of a new building, includingnew resources that would be extracted from natureand whose manufacturing process lead to otherenvironmental impacts.

    Despite the fact that current laws donot contemplate restrictions and/orguidelines as to what kind of liningthe enterprise should have, all thehotel liners are anti-ame spread andnon-toxic.Not to mention of course, theirthermo-acoustic properties, ensuringthe guests comfort and safety.

    Emergency Elevator

    For the buildings heights, accordingto current laws, it was optional forit to be provided with an emergencyelevator. This was a lot more complex,because the emergency elevatorshould present an antechamber andobviously an engine room separatefrom the other lifts. Another pointthat was extensively discussed and atlast, included.

    The Fire Fighting System was one of the most critical points of the projects readjustment.After 30 years, the rules, restrictions and requirements have obviously evolved and to thoroughly adapt thebuilding would not be an easy task.However, this issue was certainly taken seriously by all involved and manypoints that were optional (because it is an existing building) were included in the design to give their users thesecurity it is expected from a hotel as such.

    Fire Escape - Stairs

    The old abandoned building had

    only one (1) re escape. Currentparameters state that, due to thebuildings heights, it should haveat least two (2). Fire codes andstandards though, state that forexisting buildings, the adaption is notnecessary. Even so, a second ladderwas promptly allocated to ensure aneffective evacuation of the building.

    Sprinklers

    A theoretically simple, but highly

    efcient system. The difculty herewas not only the passage of waterpipes amid the buildings grotesquestructure.It was also in the upper water tank.For it to be able to meet the demand,it was necessary to enlarge it, whichtook meticulous studies and structuralreinforcement.

    BIM technology (Building InformationModeling) - which lets one work withthree-dimensional parameterized modelsin which buildings, even before they areconstructed, are already real in all theircomplexities and requirements - wasessential in the production of the designfor the Golden Tulip Belo Horizonte Hotel.For the complexity of a retrot such asthis one, with short deadlines required inits implementation, using BIM on designingmeant decisive gains in agility, but also inproductivity, high standards quality control.In general, the use of the platform enablescost control and programming in which itbecomes possible to optimize the constructionprocess even before its beginning, beingable to identify and solve a huge number ofinterferences still in the development phase.

    DYNAMIC READING

    In the specic case of the Golden Tulip BeloHorizonte, BIM was essential in the execution ofthe project and in construction within the shortdeadline.First and foremost, from the development of aparameterized virtual model of the old Hotel BeiraRio, it was possible to fully understand the completestructure of the building to be used as the basis forthe retrot and accurately visualize the immediateintervention areas to be demolished. This processwas essential in gaining runtime for it allowed tostart work on the project, while dening the nextdesign solutions, as to what would be maintained orconstructed in the building.The documentation in BIM was also fundamental atconstruction site. The 3D representation with simpliedvisualization allowed performing a faster and moreefcient work, minimizing the possibility of errors.Without BIM, even with extensive documentation anddetailed designs, the complexity of this retrot wouldmean an enormous reading difculty in the constructivephase.

    JIn a word, the project is AUDACIOUS. It is the most complex retrot ever developed in South Americaand largest private investment to meet FIFA World Cup 2014 demands. It is also the most important hoteldevelopment currently under construction among Brazilian metropolis. All this, considering the recovery ofan ancient building located in an extremely decadent region of Belo Horizonte. It took the entrepreneurs andarchitects audacity to pursue a proposal with the necessary force to radically change the reality of an entireurban region, developing a project that transforms a symbol to abandonment in a surprising renovation mark.
