Site Size And Boundaries : The facility is located within the confines of an approximate 1.01 acre site fronting approximately 280.01 lineal feet along
the southside of the eastbound lane of East Oglethorpe Highway, an eastern boundary approximating 157.33 lineal feet,
a southern boundary of approximately 167.97 lineal feet and a western boundary approximating 261.82 lineal feet.
Building And Site
Improvements : The subject building consists of two, one story former automobile parts and service center buildings which were acquired
for adaption and renovation into a mixed use, clinical medical office, physical therapy and retail facility.
The two buildings include an approximate 5,566 square foot former automobile parts sales, showroom and warehouse
building under renovation as a mixed use clinical medical office and retail facility and an approximate 3,035 square foot
service garage under renovation as a physical therapy building. A brief description of these two assets is provided below.
Under Renovation Mixed Use Clinical Medical Office-Retail Facility
With reference to the records of Liberty County and based on a personal on-site inspection, it appears this building was
constructed at grade on a monolithic concrete slab. The building superstructure is steel frame finished with corrugated
metal panels at all elevations excepting the front or eastern and northern elevations which appear to be face brick for a
height approximating one to two feet from grade with a synthetic type stucco above. The roof superstructure is steel frame
in a slight hip design and it appears a new roof system has been installed; however, the broker was not informed as to
the system type. Fenestration generally includes fixed glass windows and glass in aluminum frame and solid core metal
doors.
Based on the aforementioned personal inspection, interior demolition is complete and construction has commenced
including but not limited to interior wall frame partitioning, new electrical service and HVAC trunk lines. With reference
to the architectural drawings, it appears this building was proposed to be utilized as medical offices and retail. Within
the clinical area, the proposed plans indicated demising as receptionist-waiting area, three non-clinical offices, eight exam
rooms, three nurses stations, two labs, x-ray room and four restrooms. In contrast and for the retail component, the
proposed plans indicated demising as retail sales area, two storage areas, a finishing room, CNC router room, IT closet
and a restroom.
As to proposed interior finishes, it appears based upon a review of a finish schedule associated with architectural plans,
the proposed interior finishes for the clinical area were to include wood vinyl planks and carpet flooring, painted gypsum
wallboard walls and painted gypsum wallboard and suspended acoustical tile ceilings. Additionally, numerous plumbing
fixtures for restrooms and clinical areas were proposed as well as surface mounted and flush mounted fluorescent light
fixtures, mechanical systems (HVAC), cabinetry, hardware and other items. For the retail area and again based a review
of a finish schedule associated with architectural plans, it appears that the proposed interior finishes for this area were
to include wood vinyl planks, carpet and sealed concrete flooring, painted gypsum wallboard walls and suspended
acoustical tile and exposed painted structure and insulated ceilings.
With respect to the exterior, again, it is the broker’s understanding, the roof system was replaced, framing for the front
transom appears complete and it is assumed other exterior improvements were proposed that would compliment the level
of finish proposed for the interior.
Under Renovation Physical Therapy Building
With reference to the records of Liberty County and based on a personal on-site inspection, it appears this building was
constructed at grade on a monolithic concrete slab. The building superstructure is steel frame finished with corrugated
metal panels at all elevations. The roof superstructure is steel frame in a slight incline design. Fenestration generally
includes solid core metal doors.
Based on the aforementioned personal inspection, interior demolition is complete and construction has commenced
including but not limited to interior wall frame partitioning and new electrical service. With reference to the architectural
drawings, it appears this building was proposed to be utilized as a physical therapy center including a clear open span area
to be equipped with treadmills, leg presses, anti-gravity equipment and stationary bikes, three exam rooms and two
restrooms.
As to proposed interior finishes, based a review of a finish schedule associated with architectural plans, it appears that
proposed interior finishes were to include wood vinyl planks and polished concrete flooring, painted gypsum wallboard
walls and painted gypsum wallboard and exposed painted structure and insulated ceilings. Additionally, numerous
plumbing fixtures for restrooms were proposed as well as surface mounted and flush mounted fluorescent light fixtures,
mechanical systems (HVAC), hardware and other items.
With respect to the exterior, it is assumed other exterior improvements were proposed that would compliment the level
of finish proposed for the interior.
The broker was not provided with a proposed at completion site plan; however, a large portion of the site is concrete and
asphalt paved. Nine to ten lined parking spaces exist at the building front or eastern elevation; however, it is assumed
upon completion of the renovation that modifications were proposed to accommodate the required number of spaces
to adhere or be compliant with the governing ordinance. In addition, it is reasonable to assume some level of landscaping
would be implemented to include but not be limited to grassed areas, various flowering bushes, shrubs and a few trees.
