work accounted for and records kept.

She makes my job easier by handling

these needed chores. She keeps a

pretty busy schedule and does a fine

job at it.

It’s hard to find people with that kind

of dedication to the community. We

need and are always looking for such

people. Get involved help organize

functions so that we meet our

neighbors, someday you may need

their help and it makes it a lot easier

to ask for help if you know who they

are.

Meeting Minutes

Joe Galvin, Secretary, read the meeting min-

utes from February 4th, 2015. Fred Gutowski

motioned that the minutes be accepted as read.

R. Vivenzio seconded and unanimously ap-

proved.

Ruth Vivenzio, Treasurer, read the treas-

urer’s report. Cookie Goodman motioned that

the report be accepted as read. Seconded by An-

thony Murphy and unanimously approved. The

report summary is now being displayed on the

TV screen for everyone to view.

Shirley Bellak gave a verbal Social Commit-

tee report outlining the upcoming events.

Don Campbell, Association Manager, read

the Manager’s Message which covered the new

mailboxes, new street signs, backdoor repair

project, light sensor replacement project, sched-

uled pool painting, tree pruning and the Brown

& Brown insurance update. Fred Gutowski ex-

plained the optional “Law and Ordinance” Pol-

icy. The cost, benefits and future financial

structure needed to secure funding over the next

few years.

Fred Gutowski gave a verbal President’s re-

port. He explained that the Irrigation Pump is

an example where repair cost are higher as we

are required to update the equipment to current

code. The other Irrigation Pump has a few years

left. These upcoming costs need to be calcu-

lated into the future budget.

The meeting was adjourned at 8:05 PM.

On Wednesday, March 25 at 3 p.m. or on

Thursday, March 26 at 4 p.m., we have been in-

vited to attend a performance of a musical called

"Retirement Puzzle". It will take place at the

Weisman Delray Community Center, 7901 West

Atlantic Ave., Delray. The event is open to all and

also to non-members of the Center for a ticket

price of $6 per person for either date. Reserva-

tions can be made in advance by stopping at the

Center. Parking is free.

The Yiddish Club meets every Friday from ten

to twelve and non-members can pay a fee of $1 to

attend the various programs of the Yiddish Club

which consist at different meetings of films, read-

ings and Yiddish conversations.

PREPARING YOUR UNIT FOR THE MONTHS

YOU ARE AWAY! During the months you are away you can expect that Florida weather will try to attack your home. Here are some of the ways you can try to thwart that invasion. Air conditioners must be kept on all summer long. If your unit has a humidistat, set it at 60%. Set the temperature at 80 degrees. This should keep your unit free of mildew. Most importantly make sure that the pipe beneath the air handler of you’re A/C (in the A/C closet) which handles the flow of condensa-tion is freely flowing. To accomplish this we recommend that water be poured into the pipe and that the flow of that water be traced to the condensation outlet (pipe) that comes out near the air conditioner outside. If the water does not appear to flow freely, call your appliance contractor. You should be pouring bleach into that pipe every month while you are here. Open all closets and drawers a bit to allow circulation of air. Remove plastic from your clothes in the closet to prevent mold from form-ing inside the bag or on the garments. Stand cushions of your upholstered furni-ture on end. This should also help keep any mildew at bay. Remove all perishable foodstuffs. Open and thoroughly clean your refrigerator and freezer. Place a towel or rag between the doors and frame to keep the doors slightly ajar. Either re-move the plug or turn off the refrigerator at the circuit breaker box near your master bedroom. In the bathroom, shut off the valve beneath each of the toilet tanks. Cover the entire toilet bowl with Saran Wrap sealing off their open portion. In the laundry room, shut off the breaker that controls your hot water heater. Also shut off the water main to your hot water heater in the laundry room.

Outside beneath the kitchen windows of the B or C units are the main water valves that shut off the water to your unit: the A and D unit valves are closest to the Fla. Room and the B and C units are furthest away. The last thing you do before you leave is shut off the water to the unit, then check the sink tap to make sure. (Please don’t turn off your neighbor’s water.) Spray some WD40 oil or vegetable oil into the garbage disposal unit as you run it for a few seconds. DO NOT run the water, as this oil will help protect your disposal system. Give a current key to a friend or neighbor to look into your unit frequently while you’re away, or use a house watching service. Make sure the Condo office has a record of who has the key and how to contact the in case of and emergency. (Re: Owners Information Sheet) Unplug computers, VCRs, DVDs and TV sets from the wall outlets, and cable connec-tions. Especially unplug all small appliances. If you plan to leave your car on the prem-ises you must leave a key with a friend or neighbor and let the office know how to con-tact the person who has the key. Car bumpers may be painted during the summer. Any car left without someone to move it, will be towed at the owner’s expense. It is best to have a house watching service for your unit while you are away, to check 2 times a month. DO NOT have anyone turn your water on until you come back. A hidden leak can start with no one in the unit to discover it. Better to be safe when it comes to water damage. Bring in all un-anchored items from around the outside of your unit as they can become flying missiles in a storm. Lower and secure all awnings OR close and secure all hurricane shutters if you have them. NOW have a wonderful summer!

March already and our Social Club season is going fast! But, aren't we glad we are not up North with snow, sleet, ice to contend with along with bitter cold weather!!

Super Bowl Sunday in High Point II -and the winners were Joseph Antista, Ellen Petro-naci and Debbie Pizzola...

February 7 - Saturday night -- Showtime with Gino and Jan, Soundz in Motion… What a lovely evening. Out cabaret setup was another success... The dance floor was crowded as well. A very nice show entertaining 70 persons.

February 11 - Wednesday -Fashion Show luncheon - Spring Has Sprung—Thanks to Anna Hartin, our chairperson, this proves to be one of the highlights of our Social Club sea-son. Our clubhouse looked beautiful. Anna, along with Theresa Yevchek and Jacqueline Salton solicited many gifts as prizes. Ladies from Sections 1, 2 and 3 modeled clothes from Steinmart and really did them justice. Our sal-ads from Wendy's were delicious. 100 persons from Sections 1, 2 and 3 enjoyed a lovely after-noon. Anna, you and your committee did a won-derful job and we all enjoyed it. AND THE BOYS - Chris Hartin, George Yevchek, James Salton and Paul Rinaldi did a wonderful job set-ting up and serving - we couldn't have done it without them!! ANNA - AGAIN NEXT YEAR???

February 15 - Sunday - Anniversary Dinner/Show - Westchester Country Club was attend-ed by 48 of us. We had cocktails, cheese and crackers on arrival. Then we were escorted to our tables in a beautiful dining room. Each ta-ble with a floral centerpiece, magnificent dinner-ware with napkins and tablecloths compliment-ing the dinnerware. Eddie Michaels played music for our listening or dancing pleasure dur-ing dinner—then gave us an hour show. Eddie was great and Westchester did a wonderful job from Paola, the banquet manager, Manny, our maitre d' to all the servers.

On Friday, February 20 we tried something new - painting wine glasses while enjoying sipping wine. 32 persons attended and believe me some very nice painted glasses were turned

Phone Book Corrections Association authority and responsibility: In general the condominium Association is responsible for the operation of the affairs of the condominium and, as such, the association may operate more than one condo-minium. The association's authority arises out of its de-fined purpose as the condominium's management entity and no unit owner has the authority to act for the associa-tion due to his/her status as a unit owner. The powers and duties that the association may exercise in carrying out its role include all those powers granted to corpora-tions in Florida by statute, except as otherwise limited by the Condominium Act or the condominium association's own charter. The general grant of powers to corporations in Florida is extremely broad. It includes the power to sue and be sued; to sell, mortgage, pledge or otherwise dispose of all or any part of its property and assets; to make contracts, incur liabilities, borrow money, and invest its funds; to elect officers and define their duties; and to exercise all powers necessary and convenient to effect the corpora-tion's purpose. The condominium association possesses all of these inherent corporate powers, although the pow-ers must be exercised in a reasonable manner; they are constrained by the limits imposed by the Condominium Act; and their use is restricted to the purposes for which the corporation is organized. The primary responsibility of the association is to man-age and maintain the condominium. This includes the responsibility to keep the property in a state of good condi-tion, and to repair and replace portions of the property when necessity and circumstances dictate. The responsi-bility includes care of the common elements and portions of the individual units. Although care of limited common elements and portions of the units may be part of the association's responsibility, the cost for carrying out this part of the responsibility is generally not considered a common expense and the costs are borne by the benefiting unit owner or owner's. Examples include care of individual parking spaces, entrance foyers and patios (Fl. Room) other simi-lar property components used exclusively by a single owner, but in which all owners have a common interest such as the preservation of a uniform quality of appear-ance. In its capacity as the entity responsible for the manage-ment and maintenance of the condominium property, the condominium association also serves as the representa-tive of the owners of the commonly owned property for a variety of purposes.
