This is one of my favourite times of the year. Everyone seems to be excited about something.

Excited about the upcoming holidays and festivities. Excited about some time off and a great summer of weather. Or, in my case, excited that we have finally moved into our new offices! Yes, we have finally moved in.

It is exciting to move in to a new home or a new office. Yes, there is

lots of work to be done, boxes of stuff to be unpacked and a house/office to be set-up. However, when everything is said and done, you can sit back and finally relax and truly appreciate the great move.

Even at this time of year, when it comes time to putting our homes on the market, we all go to great lengths to get everything as perfect as we can. We all want our homes to look as perfect as possible.

We tidy-up the garden, we clean and we clean some more, all the while hoping that our efforts get noticed by those buyers and they

agree to a great price. We pay attention to those details that we think are important, but let’s be honest, we do them because we are ‘house proud’ and we want anyone who comes through our house to know it the moment they step through the front door.

So with only a few weeks of good selling in front of us as we head into Christmas and the New Year we can often find that our styling takes a festive turn - and that’s fine.

Having helped hundreds of families move at this time of year it’s

more than OK to have your house all festive looking. In fact, it’s expected.

After all, ‘tis the season to be jolly and whatever the source of your excitement from the team and myself - we wish you the very best.

a quick demographic SNAPSHOT of MargateHome ownership levels are split pretty much 50/50 in Margate with approximately 51% of all dwellings owned outright or owned with a mortgage. The balance of the marketplace is rented. The majority of homes are of a good size with just over 62% having 3 or more bedrooms.

The average number of people per household in Margate is 2.2 and the average number of children per family is 1.7. There are more female (52%) residents than males living in the area and the predominant age group is 40-49 years old with a little over 14% of the total local population.

Most residents of the suburb were born in Australia (72%) with England and New Zealand coming in at number 2 & 3 respectively. The median weekly income per household is $845 and $1,130 for family households and the overwhelming majority of locals drive, or are driven, to work (69%).

Located on the south east of the Redcliffe Peninsula is the very family friendly suburb of Margate.

Relaxed and inviting, there is a genuine sense of community pride in Margate and the ongoing development and renovation around the area continues to make it popular with buyers.

Margate beach, spanning 2km and stretching north-south from Redcliffe to Woody Point, provides locals and visitors with plenty of options. In fact it is one of the longest coastal strips of sandy beach on Moreton Bay and makes for a great place to swim and picnic.

The fantastic timber boardwalk with views to Moreton Island is the perfect place for a morning or afternoon stroll and the local

dining scene, is awash with options - a veritable bellyful of treats - to suit all taste buds.

In terms of schools, Humpybong State School is centrally located in Ernest Street and there is easy access to plenty of other local schools and childcare options.

The modernised Margate Village and the Margate CBD make shopping easy also and

there is no denying that the area of Margate is a great place to call home.
