1. GUIDELINES FOR THE AUCTION
Auction date & venue: 3rd September 2019 at 10 Briekslinger Place l Wapadarand, Pretoria - ON SITE
Registration: Bidders can register any time prior to the auction or on auction day at the property. Identity
document and FICA documents required.
All potential buyers are required to pay a registration fee of R25 000 in order to bid at the auction. This fee can
be paid either by bank guaranteed cheque or EFT payment into the Auctioneers’ Trust Account.
Cash will NOT be accepted at the auction venue. Banking information will be provided when requesting
registration forms. Once registered each buyer will be issued with a buyer’s card reflecting a buyer’s number.
Upon signature of the registration documents, all buyers will have acknowledged and accepted the Terms and
Conditions set out in the Rules of Auction.
Registration Fee: R25 000.00 (Refundable to unsuccessful bidders)
Deposit: 15.75% of Hammer Price.
Confirmation period: 14 Business days.
Guarantees: Balance of the purchase price payable within 21 business days after confirmation of sale.
The bid price excludes the buyer’s premium which is payable over and above the hammer price.
Example:
Bid Price: R 100 000.00
Buyer’s Premium: 5% on bid price equating to R5 000.00 plus VAT on the Buyer’s Premium
VAT on Buyer’s Premium: R750.00
Total Purchase Price R 105 750.00
The auctioneers have the right to regulate the bidding and to bid on behalf of the seller at the auction up to (but
NOT exceeding) the reserve price as mandated by the seller. When the auctioneer knocks down the property to
the highest bidder the successful bidder will sign the Conditions of Sale on the day.
A deposit of 15.75% is payable on the fall of the hammer. This is made up of the Buyer’s commission 5%
plus VAT = 5.75% and 10% deposit on the property price
The deposit is payable by way of a Bank Guaranteed cheque or electronic fund transfer. The deposit and buyer’s
premium are deposited into the WH Auctioneers’ Trust account.

The subject property is located in Wapadrand, a suburb of the city of Pretoria, South Africa. Located to the east of
Lynnwood.

is easily accessible from major arterial routes including as the Lynnwood Road and Solomon Mahlangu Drive

4. DESCRIPTION OF IMPROVEMENTS
The subject property comprises of a multi-level residential dwelling located in Wapadrand Security Village.
The house comprises 4 bedrooms, 3 Bathrooms, all bedrooms include wooden built-in cupboards. There is a
reception area, a pyjama lounge with an external balcony, lounge / TV room, modern kitchen with granite tops,
scullery, entertainment area with built-in braai facility, a swimming pool and neat garden complete with an irrigation
system. The house also has staff quarters/laundry room with separate toilet and double garage with extra storage
space.
Ground Floor
The front door opens onto a large open plan reception area consisting of a lounge/TV Room leading onto the
dining room. There is a separate lounge which leads directly off the TV Room. The living area leads onto a nice
patio and braai area, which then leads into the garden, and swimming pool.
There are 3 bedrooms are located on the ground floor one of which is utilised as a study. The main bedroom is well
sized with a walk-in closet and en-suite bathroom. The 2 bedrooms also have built in cupboards and share a
separate bathroom which only has a shower. The 3rd bedroom is currently used as a study. The bedrooms are all

First Floor
Access to the first floor is gained via an internal tiled staircase which leads onto a pyjama longe which is used as a

There is another large main bedroom located on the first floor with a separate bathroom with a bath and shower.
The bedroom also leads onto the small balcony.
Internal walls are plastered and painted brickwork, there are also well finished cornices and steel window frames.
Patio doors have wooden frames. Floors are ceramic/porcelain tiles throughout the house.
All the bedrooms overlook the garden.
External walls – plastered and painted brickwork as well as facebrick. It appears that the double storey portion of
the property was built onto the original facebrick house at a later stage. Details of this construction are unknown.

Parking
There is a large double garage at the back of the house. Wooden garage doors are operated by automatic
motors. There is also a parking lot outside the house with 8 parking bays. Parking surface is brickwork paving.
Site Access and Security
Access is gained to the site via a motorise gate. The site is secured by high external walls.
Summary

Condition: The property appears to be in a fair condition. There is maintenance required in places.
There is evidence of cracking in certain places specifically at the garage where the wall
joins the garage. Having spoken to a builder on site, it appears to be plaster and not a
structural crack but this cannot be confirmed at this stage. There is evidence of water
damage and rising damp to the external walls of the property and the house itself. This
will need attention. Gutters and downpipes appear to be in a decent condition and only
require painting in places.
A structural survey of the building has not been undertaken and will not form part of this report. All structural and
maintenance information are as per information provided by the owners upon visiting the site.
