Dealing with disputes

W hen it comes to renting out a prop-erty and renting a property, there

can be potential risks for both landlords and tenants.

The thought of possibly encoun-tering bad tenants, having to make loan repayments and taking care of maintenance could be enough for any potential landlord to not want to be a part of it. On the other side, tenants may be faced with diffi cult landlords who present just as many issues as bad tenants do including not fi xing maintenance issues and being fussy when it comes to the cleanliness of the property.

Property Manager for First National Real Estate Stanton and Taylor in Penrith, Skye Thompson (pictured), said it’s important to resolve any issues quickly.

“It barely happens at our offi ce where there is some kind of dispute between the tenants and owners,” she said.

“When it has happened we have always been able to come up with a compromise to suit both parties and ended the lease on a nice note.”

Ms Thompson also shared a thought on why disputes may arise at other times.

“Sometimes a landlord may buy it as an investment property, thinking of it as a home rather than an investment,” Ms Thomp-son said.

“The landlord has a clear picture of what it looks like when they lease it out but sometimes, espe-cially over a long lease, wear and tear can occur or the tenants may feel they are leaving it tidy – it’s really a person’s version of clean.”

One way to reduce disputes and to ensure a smooth process that many real estate agencies are now implementing is adopting a model where two agents look after the one property.

Sydney’s CBD remains one of the most sought after assets with record performances year on year.

Savills recorded $5.8 billion of office transactions in the 12 months to June 2015, up 78 per cent from $3.34 billion in the previous 12 months, and up on the five year average of $2.96 billion. Houssam Yakzan, Savills Research Analyst noted that this could turn out to be Sydney’s strongest year of office investment.

Institutions, which consist of Funds, Trusts and Syndicates, were the most aggressive inves-tors, purchasing $3.1 billion (or 54 per cent) in Sydney’s CBD closely followed by Foreign Investors taking home $2.4 billion.

“The influence of overseas investors in the market continues to have a profound effect in Sydney CBD, as evidenced by the growing level of transactions over the last four years,” Mr Yakzan said.

When considering storage in small spaces like laundries, always remember to utilise wall space.

Adding cabinets and shelves above your washer and dryer will help to make the most of the area you’re working with. This is especially helpful when you have children in the home as cleaning products can be placed out of reach of little hands.

The other option is to mount washing machines or dryers on top of a shelving unit that has drawers. This is a great place to store dirty washing or any items that are used often.
