Property Leasing:

There is a lot more involved in leasing a home than one might think. It takes an expert with experience to do the job well!

Determining the Rent Price: Far too many Landlords short change themselves by not knowing the rental market. On the other hand, many over ask and the house sits vacant for too long and they end up losing money and possibly add vandalism to the equation.

Advertising: It takes more than just placing a sign out in front of the property to lease a home. Of course the sign generates calls but there are other specific measures of advertising which we do at our expense.

Showings: We accompany all viewings of the property. This gives us an opportunity to get a “feel” for any interested prospects and to make sure all amenities are observed.

Applications: When someone expresses an interest in your property, we hand them an application (anyone over 18 must apply) which must be filled out completely and accompanied with an app fee so that we may proceed with a background search. We find that only serious prospects move forward when this fee is required.

Background History: We use a very reliable company for our history search as this is a crucial part of the process. Evictions and criminal records if any, will be found at this point as will credit worthiness and job security.

The Written Lease Agreement: The lease that we use was written up by our attorney and does a great job of covering all the bases. However, in addition we add our own Addendum to each lease agreement stipulating other points that we have found over the years to really benefit the Landlord. - In addition, we ask for and receive sizable security deposits also for your benefit.

Investment: 6% of the annual rent. *This fee is incurred only when a new tenant is procured. By employing our services, you can rest assured we have done our due diligence and the right tenant has the keys to your home.

Property Managing:

We often receive phone calls from home owner’s who tell us they are tired of this task and would like help. Typically they have had their fill of bad tenant experiences and simply don’t want to deal with it anymore. Because Property Management is a specialty for us and very importantly a business, it is much more advantageous to you, the Landlord. There’s an automatic built-in set of boundaries when a “specialist” is involved. We have experienced this time and time again.

Whether we procur the tenant or there is a lease in place already, we are at your service.

What do we pride ourselves on?

*Establishing and maintaining good relationships with tenants: This creates a “want to do the right thing” mentality which equates to rent being paid on time, hence a happy Landlord:)

*On call 24/7: Excellent response time to issues which arise at the property. We have our Iphones with us at all times (connected to the internet too) so whether a tenant is calling, texting or emailing, we are notified instantly and respond quickly. When tenants have this experience they are impressed and grateful.

*Property Repairs: In order to involve you as little as possible (which is why we are hired in the first place) a dollar amount is established contractually that gives us permission to make repair(s) without first having to contact you. Most of our clients are comfortable with $150-$200. Should a repair exceed said amount, you then would receive a call from us for approval. *Large repairs require you pay at time of service; small jobs we’ll pay and bill accordingly. (See Invoicing).

*Occasional walk-throughs: Typically 2-3 times per year we visit the house and report back to you, overall condition.

*Invoicing: Takes place quarterly. If you pay gardening and/or pool service providers, we can do that for you. If minimal repairs were made in a given quarter, all of these will be invoiced accordingly. It simplifies so typically you’ll only be writing one check for all services per quarter.

*Investment: 10% of monthly rent. The only question you have to ask is, “What is my peace of mind worth?”
