Help for job loss home ownersEXTENDED help for home-owners struggling to paymortgages after losing theirjobs has been introduced bythe Government in a bid toslow spiralling reposses-sions.

Thousands more will quali-fy for help with interest pay-ments after the threshold forqualification was raised andthe waiting period slashedby two thirds to 13 weeks.

Prime Minister GordonBrown has promised to doeverything possible to pre-vent people losing their

homes to the recession, as heconceded the downturncould last two years.

The benefit changes, whichcome into force immediately, mean people with mortgagesof up to £200,000 – double theprevious cut off – will quali-fy for Support for MortgageInterest (SMI).

At present 230,000 house-holds receive cash via SMI,available to those who arealready receiving a meanstested benefit, getting anaverage £40 a week.

Work and Pensions

Secretary James Purnellsaid: “We have changed therules to make sure evenmore people can get helpwith their mortgage pay-ments if they lose their job.

“We have brought inchanges as quickly as possi-ble so people don’t have towait too long for this sup-port. Every time someoneloses their job, it is a person-al tragedy. Jobcentre Plus ison hand to help people getback to work as quickly aspossible.

“But we will do everything

we can to give people thereal help they need. That iswhy we will give financialhelp towards mortgage pay-ments for someone whilethey are looking for a job.’’

A second scheme is beingfinalised to allow household-ers to defer a proportion oftheir mortgage interest pay-ments for up to two years, covered by a Governmentguarantee, which Mr Browntold the Commons lastmonth, had the backing ofeight of the UK’s majorlenders.

I live in Blackpool and am trying to sell myhome, but there is an empty property that is inneed of repair next door. What shall I do?You should report a residential empty property to thecouncil if it is unoccupied, not being actively marketed forsale and causing a problem in the neighbourhood.Blackpool Council has developed a working group thatworks actively to bring empty homes that are causing aproblem, back into use.The group’s membership includes housing associations, council officers, local councillors and community workers. The purpose of the group is to bring problematic emptyproperties back into use. Owners are given informationand advice on letting the property, selling on the open mar-ket and securing any available grants. If the owner fails to act on the advice given and the proper-ty continues to fall into disrepair, the council will considerlegal options to ensure that properties are brought backinto use.To date the council has actively dealt with a significantnumber of empty properties and these are now refur-bished and occupied.

I’m selling my home privately I was told that Ido not always need a Home Information Pack.Is this true? There are exceptions to the Home Information Pack. Theseinclude;● Properties where there is no marketing (e.g. a sale tomember of your family or someone you told in a pub aboutthe property).● Non-residential properties, which can also includemixed sales, a shop with a flat for example.● Right to buy sales● Sales of portfolios of properties● Properties not being sold with completely vacant pos-session● Unsafe properties or those that are about to be demol-ished

When looking at properties to buy, how can I telleasily if the whole place needs rewiring?A sure sign of wiring that has had its day is the plug withround pins. In older houses, during your inspections of theroof space and cellar, look out for any wires that passacross the joists. Also, If you see two element wires twistedtogether and festooned along, you can be pretty sure somere-wiring is necessary to bring the electrical system up tomodern standards of efficiency, and, above all, safety.

TOWN planning and developmentconsultant John Willcock knowsexactly what it takes to provide aninspiring residential developmentwhich offer a high quality lifestyle.

So, when he and wife Kath (right)decided to make a move that wouldgive them the quality of life they wereseeking, they were overjoyed to findThe Moorings at Garstang.

John said: “Years of appraising andadvising on housing schemes certain-ly gives you a head start in terms ofhaving a clear idea of what type ofproperty and location ticks all theboxes for the lifestyle we desired.

“Build quality has to be of the high-est standard but the local transport andsocial infrastructure is just as impor-tant.”

John and Kath were fortunate to selltheir luxury apartment in Clitheroequickly and so it took less than threemonths from thinking about moving tostepping into their new home.

“After first looking to the south ofPreston, we found ourselves heading upthe A6 towards Garstang where weunderstood there was a high qualitywaterside development,” said John. “Wefound The Moorings, adjacent to a new

‘village green’, the Lancaster canal andclose to one of Lancashire’s most his-toric and interesting pubs ‘Th’owd TitheBarn’ dating back to 1710.”

Garstang is a lovely market town, close to Lancaster, Preston and theFylde coast together with good access tothe Forest of Bowland and good publictransport links.

John added: “Very few new builddevelopments can offer the quality of awaterside setting, a ‘village green’ out-look, a short walk to the town centreand adjacent to picturesque local coun-

tryside; it offers a very attractiveproposition.

“Moreover, as soon as we entered theshowhome we knew that this waswhere wanted to move to and we madean immediate offer on the propertynext door.

”We added a conservatory to ourthree-bedroom townhouse and areabsolutely delighted with our well-designed new home and its superblocation.

“When we moved to our executiveapartment in Clitheroe six years ago,we thought that this was going to beour last move but we hadn’t banked on

encountering The Moorings.”The development comprises a collec-

tion of 14 apartments and 17 townhouseswith the largest apartments the size ofmany three-bedroom detached homes.

Prices for the apartments start at£167,950, the mews houses from £199,950and the townhouses from £249,950. ENTWISTLE GREEN, estab-lished since 1920, have experi-enced a lot of changes in theproperty market and thereforefeel they are best equipped toachieve results in the current cli-mate.

John Fisher area sales directorsays: “We recognise that houseswon’t just sell themselves in thecurrent market.

“In previous years in a morebuoyant market, sellers wouldachieve sales with relatively lim-ited coverage and in some cir-cumstances by simply choosingan agent that would put up a“for sale” board.

“Sellers are now realising thatthey need maximum coverageand exposure when marketingtheir home with fully trainedsales people, paid on results.

“A lot of estate agents willblame poor sales results entirely

on the market conditions andretract certain methods of mar-keting to reduce costs.

“Our attitude is to accept thatthe current market conditions, although creating some chal-lenges, give us an ideal opportu-nity to up-skill our sales forceand deploy other methods toachieve sales rather than waitfor houses to sell themselves”.

Entwistle Green’s 2009 cam-paign is to demonstrate that youdon’t just need a good estateagent, you need a super one!

Hence the “Super Hero” char-acter now appearing in all theirmarketing material.

Entwistle Green can boast ofmany unique aspects to theirservice compared to other estateagents.

That’s why they will say theyare the agent with the POWER tosell your houses.

BBeeaatt tthhee ccrreeddiitt ccrruunncchhMETCALF’S have had a success-ful 2008 in the midst of an eco-nomic recession, continuing tosell property throughout the yearthanks to the popularity of theirauctions.

Director of the companyHamze Ballout says: “The pastfew months have been the mostdramatic financial developmentsof our lifetime, with talk of strug-gling stock market, recession, and government bank bail outs.

“However auctions are seem-ingly bucking the trend. We havehad a very lucrative year sellingover 50 per cent of our auctionproperties and we are excitedabout the year ahead.”

Metcalf’s next auction onJanuary 30 has around 20 lots onoffer.

They range from buy to letproperties on Harrison Street tobungalows in Cleveleys andFleetwood. From hotels onHornby Road and Palatine Roadto a grade 2 listed cottage inStalmine.

Sales by auction continue togrow in popularity.

The attraction for sellers is get-ting the property sold quicklyand efficiently and with no has-sle.

Another reason that Metcalf’sauctions are so successful is thatthey are not looking to find a pur-chaser for their clients, but a

number of purchasers who willcome to the sales room to com-pete.

Hamze says: “At Metcalf’s auc-tions we continue to be positivein our approach to the market.

“We intend to hold anotherseven auctions this year and inthe future plan to expand andpossibly move our auctions out ofBlackpool to a bigger venue.”

For those of you who aren’tsure whether auction is the bestway to sell your property just askyourself: Do I…■ Need to sell my property fast?■ Need a secure buyer who isready and able to exchange?■ Want to sell for a price I amhappy with?■ Want to give my property maxi-mum advertising and generatemany buyers?

Then Metcalf’s auction couldbe the solution for you.

TThhee lleettttiinnggss eexxppeerrttssOVER three years, place2let has become probablythe best letting agent in the town.

From a standing start of 100, place2let now hasan impressive portfolio of more 600 properties, with most of these instructions achieved as aresult of recommendations from existing land-lords.

This expansion has been achieved throughexceptionally hard work and a dedicated team ofstaff, many of whom have their own rental prop-erty and therefore provide the kind of servicewhich they would insist upon themselves from arental agent.

Place2let, of Highfield Road, Blackpool, stressthat they let property only, unlike some of theircompetitors whom, they say, seem recently tohave entered into the rental business due to thefalling estate agent market.

“Because this is their secondary option to sell-ing houses, it brings an element of lowering theindustries standards,” says a spokesperson forplace2let.

“This is not a new initiative by estate agents butone that begs the question: Why not stick to whatyou do best?”

The renting of property can be an intricate andcomplicated process where knowledge of thelegal aspects and specialised rental know-how isessential.

For example, all rental properties with a newtenancy in England and Wales are now requiredto have a energyperformance certificate (EPC)Fortunately place2let have this expertise and cansimply concentrate on their one and only corebusiness and that is renting good quality housesto extensively vetted tenants.

Nine members of staff make up the singlelargest office of rental staff on the Fylde coast.

Why so many staff? The simple answer to thatquestion is, to run a busy successful modern dayletting agency, you need a lot of man and womanpower.

Place2let constantly inspect their properties,over 100 a month, representing a twice-yearlyinspection of each.

More than 100 viewings a week are undertakenon their current stock of properties, and at leastfive staff are employed to answer telephoneenquires from landlords and tenants alike, deal-ing with maintenance and rent issues and muchmuch more.

Renting out your house, whether it be ongoingor for the first time, can be a worrying time so letplace2let take care of everything, comprehensivedetails of which are listed on their new full pageadvert opposite.

Place2let deliver what they promise in a compa-ny where landlords come first.
