Prestigious and leafy, and perfectly placed.

In a landscape whose historic roots run deep, the land around Purdis Grange has seen the discovery of an 8th–12th century settlement. For centuries this formed a large estate whose farm grew arable crops and where animals grazed. The tapestry of the landscape also includes scrub woodland and heathland close to Bucklesham Road. Its heather, bracken and gorse heathlands are an English Nature Site of Special Scientific Interest and are treasured as one of the last remaining Suffolk heathlands; a home to both the woodlark with its beautiful birdsong, and the rare Silver-studded Blue butterfly.

The 1920s saw land sold for Ipswich Golf Club’s new course, and later on parcels of land were sold where handsome homes now stand along Bucklesham Road. Today it remains a special place. Just over two miles from Ipswich, Purdis Grange is set in a private estate where gated driveways and exquisite landscaped gardens lead to the striking homes. Established, prestigious, and ideally positioned for modern living, Purdis Grange is a most coveted place in which to live.

A county beautifully hewn by the past. Perfectly attuned for modern living.

Christchurch Park is in the heart of Ipswich town. It extends over 33 hectares of picturesque grounds and offers many facilities to enjoy from tennis and bowling to a children’s play area. The park is also host to many of the town’s events throughout the year. Trinity Park is also close by with its vast acres of parkland, home to the Woodbridge Horse Show, the oldest horse show in East Anglia, as well as the annual Suffolk Show. Each year is a celebration of the county’s past and 21st century Suffolk living, from farriers’ skills and rural crafts to marquees selling everything from the best of local produce to designer wellies and luxury home-ware. The county is home to over 70 wildlife trusts, woodlands and coastlines, marshes and meadows, reed-beds, dunes and cliffs and beaches of sand and shingle – and several RSPB nature reserves. Discover coastal towns with Martello Towers from the Napoleonic era, and coastal villages once home to monasteries. The Suffolk Coast Path winds along 50 miles of coast, unfolding a place of natural beauty and birdlife, wildlife and wildflowers. Each place has its own character

and appeal, from concerts in Woodbridge’s Abbey Hall to gallery exhibitions at Snape Maltings and Southwold’s seaside charm with lighthouse, beach-huts, pier and sea air. Woodbridge is just 9 miles away with an array of bespoke shops, pubs, restaurants and a well-respected theatre – it is a typical Suffolk market town enjoyed by many. In Aldeburgh fishermen still sell fresh fish from boats on the beach, while its international music festival streams opera live from Sydney Opera House and the New York Met – or simply enjoy fish and chips, reputedly the best in the region, enjoyed the Aldeburgh way on the seawall as waves roll in. At Purdis Grange, traditional meets contemporary fusing an enviable lifestyle with the benefit of fast connections. Ipswich is 67 minutes from the City at London Liverpool Street, with Norwich 43 minutes and Cambridge 79 minutes. Road links are excellent with the A12 London to Great Yarmouth highway, and the A14 reaching across the country through Cambridge to the Midlands.

At Purdis Grange two companies have brought their individual, in-depth expertise together to create a limited collection of stunning and unique homes. Suffolk architectural practice Last & Tricker have taken the sense of space and natural beauty of the Suffolk coastline as well as the spirit of the Arts and Crafts movement for the architectural inspiration at Purdis Grange. Many of the leading figures of the Arts and Crafts movement were architects – with a philosophy that viewed buildings and their interiors as a whole, and an approach to architecture defined by a focus on the vernacular, so that homes were designed using materials and features that looked perfectly at home in their surroundings yet still look and feel undeniably modern and distinctive. This heritage is apparent at Purdis Grange – where Taylor Wimpey’s years of experience and reputation for build quality, their uncompromising attitude to specification, and flair for forward-thinking design tailored to contemporary living has resulted in homes of distinction.

Inspired. A partnership creating some of the most beautiful homes in Suffolk.

The Purdis Grange development of luxury detached bespoke houses reinforces the strong relationship between Taylor Wimpey East Anglia and Last & Tricker Partnership.

This development, on the eastern fringe of Ipswich, has been individually designed around the constraints of the site, in particular the existing trees, some of which are protected.

The houses are all individually designed, and traditional in form. External materials have been selected from an unlimited palette and include top quality facing bricks, coloured renders and pre-finished boarding. Roof coverings are either clay or traditional slate. Windows are finished either white or cream.

Internally, I have designed the houses to reflect modern living, with spacious sitting rooms and kitchen/dining areas, all with high levels of glazing, including folding doors allowing gardens to become part of the house and vice-versa. Bedrooms are generous in dimension and most include an en suite facility.

I hope that all of the families who live at Purdis Grange will enjoy the space and quality of their individual houses as well as the site and location as a whole.

Each course offers its own challenges and delights, and all offer a friendly welcome. Ipswich Golf Club, right on the doorstep, is known as ‘idyllic Ipswich’ with the classic heathland course seeing play on Purdis Heath since 1926. It hosts an 18-hole course designed by the legendary James Braid, and a 9-hole course since added to the heathland. Natural contours, a 15th tee shot that has to carry across water, and sensational autumn colours make it renowned as one of the finest courses in East Anglia. Over at Rushmere Golf Club, where its gorse and fine old oak trees lining the fairways offer ‘a splendid test’,

the course hosts many top competitions and events. Fynn Valley Golf Club set in the rolling countryside in Witnesham, is a picturesque parkland course, with tree-lined fairways, contoured greens, and just under 100 bunkers, while Hintlesham Golf Club nestles in 150 acres of tranquil Suffolk countryside, Brett Vale Golf Club is in an Area of Outstanding Natural Beauty where the environmentally-friendly course attracts wildlife from muntjac deer to cormorant, red kite and woodpecker. Together it adds up to some very attractive golf.

The Taylor Wimpey story. At Taylor Wimpey we have a proven track record of innovation and experience with an unrivalled reputation for creating first-class residential developments in the region and nationally over many years. We use this experience each time we plan, design and build a development, always considering the location and heritage that already exists in a town, county or region.

Recent and current developments include Carrington Grange, a collection of four, five and six bedroom luxury homes in Hertfordshire, and St Edmunds Gate in Bury St Edmunds. More recent to join our portfolio is Parsons Gate Mews, an Evening Standard Award-winning development of eight stunningly-designed three and four bedroom homes set within a private gated courtyard in Fulham. The development took the ‘Best Family Home’ awards at the Evening Standard New Homes Awards 2012.

At Taylor Wimpey we are proud of our reputation and we trust our expertise to deliver successful, innovative and exciting new home schemes wherever we build.
