Whereas, we can provide for the client satisfaction professional QS Consultant for the Technical Due Diligence (Audit/Valuation), to ascertain the current status of the projects/contracts, assessment of structural elements/building fabric, building services (M.E.P), list the remaining scope of work for completion and the related cost, facilitate the takeover of the project, with project documents signed off etc. 1.2 The Consultancy Services Will Be As Described: Over viewing of the property and submission report. Witnessing and Handover of the site to receive the Project Documents Coordination and liaising with (Consultants & Contractors) and reviewing the Project’s Contract/Agreements and Project Documents Conducting Site Inspection/Survey: To conduct the Site Survey/Inspection by Design Consultant (Sub-Consultant)/QS in order to ascertain the updated status of the project and to submit the recorded documents. The Consultancy Services Will Be As Described:

Identify Primary Structural components, including potential short coming of the design and its conditions (Full Design Review: Structural, Architectural, Electrical, Mechanical etc,) Description and locations of the elements of the building fabric, opinion on the fitness of the property for it intended purpose. Considering the factors such as; design, workmanship, choice of material and condition, recommendation for repair or replacements, life cycle expectations of each elements of the building fabric. Assess the conditions of the hard landscaped surfaces and their suitability for current or intended use, any suspicious polluted areas or contamination from former land use. Assessment of building services such as Mechanical, Electrical, Plumbing/Drainage, Fire Safety, BMS, Hydraulic back-up services, Lifts, Kitchen Equipment/Special Equipment for the design intent, capacity, redundancy age, Condition, Life Expectancy and Compliance with current codes, Standards/Practices, Maintenances, Apparent Defects/Deficiencies, Operational Deficiencies etc. Verifying that the works are completed as per the project scope of work/specification and Bills of Quantities, and submit report. Period Completion & Estimated Cost for the Balance Works, Our QS Engineer will do: Establishing the anticipated project completion period and to forecast the project cost (capital expenditure forecast) to completion (including for the shared services and equipments, pre-opening expenses, initial operating equipments etc. Calculating cost estimate for the remaining Scope of Works/Bills of Quantities, until completion of project and submit Report. Checking the design conformity with the environmental issues, energy efficiency and sustainability etc. Reviewing the compliance with Urban Planning requirements/Statutory. Checking the floor space ratio, car parking ratio and efficiency. Submitting reinstatement cost assessment. Checking/confirming the provision for Guarantees, Warranties, Insurances and the Services Check List, in the Contracts.
