MANAGER’S CORNER

Why Must the Association Approve My House Color?

Although the association may sometimes seem like Big Brother when you want to build a

shed or install a paver walkway, our design review program is actually a benefit—not a bur-

den. The association’s design standards are based on harmony with the overall community,

consideration for neighbors, and high-quality construction practices. The design review pro-

gram exists to maintain, protect, and enhance the value of your property, and it strives for a

balance between individual rights and the good of the entire community.

While association members have the biggest stake in property values, others are also very

interested in seeing our community well maintained and looking its best. Builders’ reputa-

tions and lenders’ financial support are closely connected to the community. Also, public

officials have an interest in maintaining and enhancing the community since tax revenues

depend on property values.

The association tries to notify new members of its design review requirements as soon after

they move in as possible. If we missed you, or if you need another copy, please contact our

office or visit the website www.mymorrisonranch.org. Also, be sure to consult the Design

Review Guidelines if you’re considering any type of exterior design change. These guidelines

contain everything you need to know about the approval process, design requirements, and

the association’s basic design philosophy.

The design review board makes every effort to process applications fairly, reasonably, and

quickly. And we trust the same can be said for how we handle alleged violations—most of

which are resolved easily.

We are seeing a number of residents painting the exterior of their home and thought it

might be helpful to provide these reminders.

· If you are repainting your house the same color, no approval is needed.

· If you are changing the colors, you need to get the colors approved prior to paint-

ing.

· Morrison Ranch does not have a specific color palette as many associations do.

Instead the Board asks that you select the colors you would like to use and submit

them for approval.

· Things to consider when selecting colors: make sure they blend with the colors of

the other homes in your neighborhood. Don’t select the exact same color scheme

as your next door neighbor.

· In most cases the actual color chip from the paint store should be submitted. Elec-

tronically submitted colors may not be a true representation of the color.

· The exterior request form is available on the website: www.mymorrisonranch.org

· The Design Review Board has 45 days to review any request. They are normally

able to respond faster; however, it is wise to plan ahead. Please don’t wait to contact

our office until the day before your painter is scheduled to start.

One more reminder for clarification, which is not specific to painting;

All exterior changes in the front of the home must have prior approval. Any exterior

change in the rear yard that is visible above the wall must have prior approval.

HISTORY OF MORRISON RANCH

Morrison Ranch Town Center

What you see here is a rendering from 1998. That¹s right.

This rendering was done BEFORE we re-

ceived our approvals as a master plan. It was

included in the original submittals to the

Town, giving them a feel for our vision for

our Town Center.

If you go out today and stand on the east side

of Higley Rd just north of Morrison Ranch

Parkway you can see today what we envi-

sioned over 17 years ago. We wanted a view

corridor from Higley Rd to the tanks. We

wanted a lake that set the tone for the look

and feel of the area. We wanted tree lined

streets. We wanted it to be dominated by our

trees and turf landscape plan. We wanted

businesses along the lake’s edge. We wanted

people enjoying the space that was created.

As you might imagine, it is quite rewarding to

be able to say we believe we have pretty

much fulfilled our vision for this particular

area. It isn¹t absolutely complete yet but the

major components are in place. And we

hear that you enjoy it, too, which is most re-

warding. Walking around the lake, fishing,

and attending community events like Arbor

Day Festival in connection with Farm Bureau

are a few of the ways to enjoy this space.

You’ve heard the adage, “Be careful what

you ask for, you just might get it!” Well, in

this case, we are glad we asked.

MEET THE ADVISORY BOARD

The Advisory Board Panel is established to interface with the Morri-

son Ranch Boards and Association Management Team for the pur-

pose of providing information, eliciting feedback, and organizing

volunteer efforts on behalf of the community. There are currently 9

members of the panel. One of its members is Chris Schulman.

Christopher Schulman is a CPA that specializes in interna-

tional corporate tax. He and his wife Danielle have lived in

Morrison Ranch for 5 years, moving from Lakeview Trails to

Elliot Groves a year ago. They have two daughters, Adelyn

and newborn Olivia. After graduating from ASU they moved

to Morrison Ranch because of all of the green space and col-

orful houses, and they love the sense of community they share

with their neighbors. In his spare time, Chris enjoys working

in the yard and he is an avid fantasy football player.

scape class to give you tips on transitioning your turf for

We would also like to thank our local Subway at Higley

For March, we are honoring The Price Family.

The Price family are active participants in

the community. They are involved in Cub

Scouts, coach flag football in the neigh-

borhood and are part of the Comstock

Street Christmas Light Display that con-

tributes to the Make A Wish Foundation

each year. Ultimately, as one of their

neighbors stated, “they are just great

neighbors!”

The Prices have lived in Morrison Ranch

since 2010 and absolutely love the neigh-

bors and the beauty of this neighbor-

hood!

Scott and Christa have been married for 17

years and have 4 children, Audrie (11),

Carson (9), Reed (7), and Kate (3). Their

kids are active in dance, football, scouts, church, piano lessons, and climbing the tree every chance they get. As a family

they love to hike and bike. Scott thoroughly enjoys mountain biking, camping, and adventure races. Christa loves most

sports and would like to get into golf and boating more as the kids get older.

Scott is a Periodontist and is the owner of East Valley Periodontics. So if you need dental implants or gum and bone sur-

gery, he's your guy! He is a graduate and former football player from the University of Utah. His dental degree is from

the University of Kentucky. Christa is a graduate in Music Therapy from the University of the Pacific. Now she’s known

as MOM - "Manager Of Mayhem", as well as an online Fitness Coach with Beachbody, sharing her fitness journey and

helping others improve their health and fitness.

“It has been such a joy to be a part of the Christmas on Comstock Light Show with our awesome neighbors and the

chance to contribute to the Make a Wish Foundation! We appreciate the support....and patience...from all the residents

of Morrison Ranch, especially Lakeview Trails as we provide this event each year!”- Christa
