Introduction

Positively, Queensland will be on the world stage this month as the G20 comes to Brisbane further enhancing the attractiveness of the region to potential overseas investors.

2014 has been a busy year for property markets across Australia, an influx of foreign investors competing for a variety of property together with record low interest rates has resulted in increase in investment activity across all asset classes. Economic growth in Queensland has shown some uplift due to this increased investment and growth in development activity despite some dampened sentiment surrounding employment growth and waning commercial occupancy levels. Positively, Queensland will be on the world stage this month as the G20 comes to Brisbane further enhancing the attractiveness of the region to potential overseas investors.

The strength of Sydney residential market is a good indicator for SEQ, we have witnessed over many cycles the lagged upturn in SEQ market following a strong Sydney market. Strong volume and growth for Sydney highlights the expanding gap in values between these two regions, building confidence in the local market to grow volumes and prices. More locally the Sunshine Coast land subdivision market has shown itself to be the most improved region due to strengthening rates of sales and increased lot production. Affordability levels in the region have remained in check due to the compression in lot sizes resulting in no real movement in median values on a per lot basis, yet positive on a per square metre basis. This improvement in activity echoes the anticipated population growth of the region which further enhances the planned improvements in local infrastructure. Sunshine Coast Public University Hospital is one such project which will provide local services to over 10,000 patients per annum, together with the social and economic benefits of such a large development. Employment generation from this one projects will be huge for the Sunshine Coast bringing health and other allied services to this master planned region.

Renewed economic confidence in Noosa has led to the reinvigoration of the area. Australian and international tourists are visiting once again and resident managers are reporting high occupancy rates outside of peak season.

Over the past two years, Council has completed extensive work to rebuild Hastings Street, and the addition of fairy lights has added to its evening charm. From Miss Moneypenny to Locale in the French Quarter, the street is experiencing a high level of activity with seven new leases over the last six weeks signed, and now, limited stock is available.

In the past twelve months, twelve businesses have moved to bigger or better premises including Kookai and Blue Illusions, reflecting the improved economic turn, better trading conditions and appealing lease agreements.

A record sale of $4.1 million for a prominent freehold restaurant has been a recent highlight and is further affirmation of the change in tide. With Hastings Street a hub of activity, Noosa

Junction and Tewantin are experiencing the knock on effect, and the general impression is business confidence is good.

Ocean Street in Maroochydore has enjoyed a spectacular rejuvenation. The addition of internationally influenced restaurants Zatar, Machu Picchu and Hello Harry’s, and the relocation of Solbar to a custom built 400 plus capacity venue with restaurant, plus newly opened bar The Post Office, have all helped pinpoint Ocean Street on the map as the destination for dining and entertainment.

In turn, the monthly Night Market with its mix of world cuisine food stalls contributes to the buzz around this precinct. Limited spaces are available with number six and number eight the only vacancies on ground level. The long awaited Big Top Fresh Food Market is enjoying a busy trade with eighty percent of spaces leased and the remaining either under contract or attracting strong interest.

There is an outstanding range of properties suitable for either investors or owner occupiers. Yields are strong and vacant space is becoming increasingly rare as Sunshine Coast businesses gear up for the final stages of the development of the new Sunshine Coast Hospital. Interest rates are at an all-time record low and commercial bankers are fighting for market share.

So what does the commercial banking landscape look like after the tsunami of the GFC? Well it’s all good news and getting better by the day. Banks are reducing their equity requirements and are tentatively reintroducing lo-doc loans - a boon for the self employed. We can also now access a range of lenders targeting investors with a ’lease doc’ loan. These are loans where provided the rental income services the debt, no other income verification is required. Keep in mind that the greater the risk the bank takes – the higher the interest rate they will charge.

Another interesting development is the emergence of specialist lending packages targeting the professions - lending up to 100% of a purchase. Admittedly this strategy is targeting a very narrow market however it can be read as more evidence of the aggressive push for market share by the big banks.

So what does this all mean to you as you contemplate your purchase?

• You shouldn’t need any more than 25% cash equity in the deal, less if you can provide additional security.

• Your interest rate should be in the range of 5% p.a. (or less) to 6.5% p.a. depending whether fixed or variable and the underlying risk of the transaction.

The Market is demonstrating how investing in industrial real estate is more cost effective than leasing at today’s current rates

Returns in the industrial sector are extremely strong due to a number of factors. Little or no stock is available on the Sunshine Coast, and with demand high, the costs per square metre for both sale and lease properties, are continuing to spike rapidly.

Caloundra’s Sunshine Coast Industrial Park and the Coolum Eco Industrial Park, once considered slow moving land allotments, are experiencing an increase in transactions as demand escalates and availability tightens.

Across the Caloundra and Kawana industrial zoned regions, purchasers and investors conducting feasibility statements find repayments are interest only. The financial advantages of leasing are substantially outweighed by purchasing. The market is demonstrating how investing in industrial real estate is more cost effective than leasing at today’s current rates. Lease rates are averaging $110 to $140 per square metre in comparison to sale rates of $90 to $110 per square metre across Caloundra West and Caloundra.

A distinct increase in the uptake of small to medium size tenancies, has resulted in a very short supply of 50m2 – 200m2 across the Noosa regions. With such limited stock, there is a real need for developers to meet the market, and construct sheds. Rental rates are now averaging $100 - $120 per square metre and sales are averaging $250,000 to $400,000, depending on positioning and size.

Over the year, there has been a consistent increase in owner-occupier and investor activity throughout the Moreton Bay region, with notable strength coming from the Self-Managed Super Fund (SMSF) market. Stable interest rates and the trend of firming yields has seen increased activity from investors in the last twelve months, but most are still cautious in their approach. As a result, there has been a marked disparity in yields for top quality freehold investment properties compared to less desirable stock.

Over recent years, Valuers have played a more important role in the outcome of potential sales or refinancing of properties. Valuers quite often view properties differently to Owners, Tenants, and even Purchasers. For this reason it is important your Property Manager has a clear understanding of the issues Valuers see as positive or negative, and negotiate all aspects of a deal accordingly.

Many Valuers allow for an assumed incentive so it is often better to be transparent with the incentive offered to tenants and seek a higher rent rate per m2. Every extra $10,000 per annum in rental increases your property value by up to $142,000.

The absence of suitable guarantees or a cash bond will affect the confidence a Valuer or Buyer will have in the longevity of the tenant and can affect the yield achieved by up to 1.5%. This would change the sale price of a $100,000 per annum rental property by over $200,000.

It is vital that the placement, rate and calculation of these reviews coincide with your intentions for the property. For example, if you are looking to hold your asset for four years before retirement, look to structure a deal that is attractive to potential tenants but ensures a maximum achievable price for your sale window period. Little importance is normally placed on these reviews but they are vital in maximising your asset value over the longer term.

More than 200 business people, politicians and media personalities raised $28,375 for a Salvation Army Red Shield Appeal hosted and produced by Michael Shadforth’s Ray White Commercial North Coast Central office on the Sunshine Coast. Emceed by politician Mal Brough, the breakfast fundraising event was held at The Events Centre, Caloundra with entertainment mogul, Glen Wheatley, as guest speaker.

Mayor Mark Jamieson was just one of the attendees who enjoyed breakfast and listened to Glen regale stories from his colourful life history including his time performing with The Masters Apprentices and long term management of John Farnham’s career. He also spoke about his resilience during his darker days and how this trait is something shared by those who rely on the services and support from the Salvation Army.

Ray White Commercial North Coast Central’s Managing Director, Michael Shadforth, has been elected President of the Caloundra Chamber of Commerce for the second consecutive year. He has also been elected as President of the Sunshine Coast Chamber of Commerce and Industry Queensland (CCIQ).
