You will require this for finance and general planning. Not ours of course, but some sales agents can unintentionally share a rental figure when put on the spot that is inaccurate as they are not across the necessary market knowledge and ever-changing conditions. A good rental appraisal is one with a range that is substantiated by evidence that outlines similar properties just leased or currently on the rental market. Our skilled property management and new business team are available to you to offer a complimentary rental appraisal when purchasing an investment property even if you are considering a property with an outside agent. But sometimes I wonder about the media, for the sake of saying ‘something’, try to make a case and write about what isn’t. Perhaps the only thing the market isn’t doing, is rising at the rate it was previously. As last year, February was yet again a record-breaking month. Records are broken when lots of properties are sold - and lots of properties are sold in a ‘good market’ which is what we have. When over 50 parties (in some cases double this number) attend inspections across a campaign, when offers are being made and contracts requested, when multiple bidders register for virtually every property - this is a clear sign of a solid market. With interest rates staying very still, confidence remains. We achieved over $2m above reserve prices across the properties we sold just this month! With less property in coming weeks than expected, demand will only strengthen further. Sales Report:
