Re: 6210 Mt. Holly-Huntersville Rd, Charlotte, NCTax ID# 033-281-02
The property at 6210 Mt. Holly-Huntersville Rd, Charlotte, NC according to the tax records is 4.23 acres. The property is at the corner of Mt. Holly-Huntersville Rd and Oakdale Rd. with approximately 600 ft. of frontage on Mt. Holly-Huntersville Rd and approximately 200 feet of frontage on Oakdale Rd. The property is also being marketed as subdivided parcels. 1.5 to 2 acres on the corner of Oakdale Rd and Mt. Holly-Huntersville Rd with approximately 500 ft of road front, and two 1 acre parcels with approximately 140 ft of frontage each on Mt. Holly-Huntersville Rd with possible access also from Oakdale Rd with an easement through the back of the corner 2 acres.
A roundabout is being constructed in front of this corner lot to prepare for the increased traffic count on the opening of the I-485 exit ramp on Oakdale Rd. scheduled to be completed November 2016.
Because of the position of the property, potential future tenant business(es) will have unbelievable exposure from all road lanes, both ways, and the extra exposure of passing by the roundabout.
This superiorly located parcel will most certainly become the central route for a high percentage of residents in this community. Making the tenants occupying this land the opportunity to be the go-to place for the residents in the community for their everyday needs.
6210 Mt. Holly-Huntersville Rd, Charlotte, NC is presently zoned R-3. We believe that the parcel will be able to be be rezoned for Commercial Use considering the changes that have occurred to conditions in the vicinity of the property.

Roundabouts help address safety and congestionconcerns at intersections. They are designed toenhance traffic efficiency, safety and aesthetics, andminimize delay and cost for all users includingmotorists, pedestrians and bicyclists.
How do roundabouts affect safety? At traditional intersections with stop signs or trafficsignals, the most serious types of crashes are t-bone,left-turn, and head-on collisions. With roundabouts, these types of crashes are reduced because vehiclestravel in the same direction at a lower speed.
In North Carolina, crashes of all types have beenreduced by almost half where roundabouts have beeninstalled at existing intersection locations. For moreinformation, please see the full technical reportavailable at www.ncdot.org/doh/preconstruct/traffic/safety/Reports/completed.html.

What is a roundabout? A roundabout is an intersection requiring enteringtraffic to yield the right of way to traffic already inthe roundabout. This keeps the traffic in theroundabout flowing and prevents traffic backups and delays.
How is a roundabout different from a trafficcircle?Modern roundabouts are generally much smaller thanolder traffic circles, and require vehicles to travel at alower speed. Because of the higher speeds in trafficcircles, generally they operate less efficiently and havehigher crash rates than roundabouts.
What is the size of a roundabout? The size of a roundabout is determined by theamount of vehicles, the size of the largest vehicleusing the roundabout, the need to achieveappropriate speeds throughout the roundabout, andthe layout of the existing intersection. A roundaboutis usually constructed to accommodate a tractortrailer. The size of a single-lane roundabout istypically 120 feet across. This is about one third thelength of a football field.
Who makes the decision to install aroundabout? If the road under consideration is a state road, thenNCDOT will make the decision after consultingwith local governments. If the road is a local road, then the local government makes the decision.
Does a roundabout cost more to install thana traffic signal? The initial construction cost of a roundabout is moreexpensive than a traffic signal; however, maintenanceand utility costs of a roundabout are less than a trafficsignal over time.
Will a roundabout inconvenience me andadd travel time to my drive? When operating within their capacity, roundaboutintersections typically operate with shorter vehicledelays than other intersections, especially during non-peak traffic times.
Are roundabouts appropriate everywhere? No. The choice of using a roundabout is made on acase-by-case basis. NCDOT evaluates traffic volumesand crashes at each candidate intersectionindividually to determine if a roundabout would bethe most effective solution.
How does a pedestrian navigate aroundabout?A pedestrian should walk around the outside, notthrough the middle of a roundabout. Roundaboutsusually have marked sidewalks or striped crossings tohelp pedestrians navigate.
How does a bicyclist navigate aroundabout?A bicyclist should follow the same rules as a vehicleor walk along the outside of a roundabout like apedestrian.
How to drive a roundabout:• Yield to vehicles already in the roundabout;• Once in the roundabout, you have the right of way;• Use your turn signal when exiting the roundabout;
and• Always be cautious and look for unexpected
vehicles, pedestrians or bicycles.
How to drive a two-lane roundabout:Prior to entering the roundabout, move into theappropriate lane as you would when approaching a traffic signal. The left lane circles the roundaboutand the right lane turns right. Advance signing willprovide guidance. Do not cross from the left lane inthe roundabout to the right lane as you exit theroundabout.

(1) The FSD denotes confidence in an AVM estimate and uses a consistent scale and meaning to generate a standardized confidence metric. The FSD is a statistic that measures the likely range or dispersion an AVM estimate will fall within, based on the consistency of the information available to the AVM at the time of estimation. The FSD can be used to create confidence that the true value has a statistical degree of certainty.
