Cherokee Association of Realtors® Builds Habitat for Humanity Home

Last year, the 2013 Cherokee Association of Realtors® (CAOR) president, Susan West was determined to bring awareness about real estate professionals to the local community and get the Association’s membership more involved in the community. “When I thought of these goals, the idea of building a house through Habitat for Humanity became the focus of how we could accomplish all of our goals. The CAOR Board of Directors voted to make this our goal and the project for the Association and its membership for the entire year,” West explained.

Approximately $80,000 would be needed – a huge amount for a real estate organization of this size. Through numerous fund-raising events such as the CAOR Golf Tournament, Cherokee’s Got Talent contest, Cherokee WCR Chili Cook-off, dessert auctions, silent auctions, and a promotional fund-raising t-shirt, the group raised $80,489.85. CAOR members also secured several donations for the actual home, including all the flooring, the roof, the heating and air system, the shutters, the landscaping and all the paint.

After months of fund-raising, CAOR started the build in September and the home was dedicated on December 14, 2013, to the Palffy family. West summarized, “We are very proud of our accomplishment and would love to encourage other associations to follow in our footsteps.”

Capital City Realty has joined Real Living Real Estate, a national real estate franchise with 340 offices from coast to coast. It will now be known as Real Living Capital City.

“Real Living is a powerful, progressive real estate company, and we are thrilled to join its national network of offices,” Rusty Willis said. “Aligning ourselves with a national organization which shares our core beliefs ensures we meet the total real estate needs of our clients and agents.”

Real Living Capital City serves the Intown Atlanta market. Originally opened in 2010, Real Living Capital City has grown from just two agents to 13. In March, Real Living Capital City opened its new office in the Sage Hill Shopping Center near Emory University/CDC.

Capital City Realty Joins Real Living Real Estate Franchise

Pegasus Residential, an Atlanta based property management company, has added four-legged, furry residents to its 2013-14 philanthropy program. During this time Pegasus has been involved in many various philanthropy programs through their Pegasus Gives program. The program allows every employee one paid day every quarter to volunteer at a charity or program of their choice. Employees have chosen to spend their days at numerous charities such as Toys for Tots, local food banks, and the Special Olympics.

In 2013, Pegasus Residential expanded their focus. “Pegasus for Paws” was created to benefit the Angels Among Us organization in Alpharetta, Georgia. Angels Among Us is a non-profit organization that rescues animals that are in danger of being euthanized by traditional pet shelters. This organization was discovered by Kay Hall, one of the Pegasus accountants who rescued Camby, a mixed breed new family member. “It only costs $150 to save an animal,” said Hall. “I know we

can save at least 50!” Through Bonnie Spinks’ and

Jackie Ware’s social media efforts and Pegasus employees across the country, Pegasus Residential has raised nearly $17,000. A check was presented to the director of Angels Among Us on December 20, 2013, for $16,896.28, the largest donation ever received by the organization!

“We are thrilled to have extended our efforts to the neglected pets this organization helps,” said Lindy Ware – President, Pegasus Residential. “With our pets in the office every day, including Mia, a shelter rescue herself, we obviously have a special place in our hearts for our furry family members. We hope to extend our efforts throughout 2014 and beyond.”

President’s Gala was held on Wednesday, February 5, at the Cobb Galleria. More than 250 Realtors® and guests donned their finest attire for an elegant evening of networking, dining and dancing. Who’s Who in Luxury Real Estate, the national network of residential firms engaged in marketing highest-end properties and estates, accorded Jenny Pruitt, CEO of Atlanta Fine Homes

Sotheby’s International Realty, its Lifetime Achievement Award at the association’s 8th annual conference held in Atlanta. Pruitt was presented with the award by John Brian Losh, who cited “Jenny’s four decades of success in residential real estate.” In the past, Pruitt has been the recipient of the Georgia Small Business Person of the Year Award, the E.A. Isakson Award, and was an inductee in the Georgia State University J. Mack Robinson School of Business Hall of Fame.

Carol Moson, a long-time agent with RE/MAX Greater Atlanta, was named the 2013 Realtor® of the Year by the Cobb Association of Realtors®. A past president of the Cobb Association, Moson is also very active in the Georgia Association of Realtors®, where she has volunteered on numerous committees, including the State and Local Legislative Committee; State RPAC (Realtor® Political Action Committee) Trustee; and as a regional director for Region 1.

The Gwinnett Women’s Council of Realtors® recently announced its chapter awards, naming Kathy Burham Hall Member of the Year and Connie Lawson Entrepreneur of the Year 2013. Lawson serves as the Gwinnett chapter president for 2014.

John and Linda Monroe have joined Keller Williams Realty Partners in Woodstock. A husband and wife team, John and Linda had been with Prudential Georgia Realty since 1996, where they were named the number one team several years. The Monroes have been ranked in the top 100 real estate agents in metro Atlanta since 1999 and ranked the #2 overall agents in the Cherokee Board of Realtors® in 2012. a 23-year member of the Cobb Association of Realtors® where she is a life member of the board’s Multi-Million Dollar Club, achieving her most recent award, the Crystal Phoenix Award, for 20 consecutive years of exceptional sales production. Horner Baker Partners was the #2 Team in the Cobb Association of Realtors® for 2011 and a top 10 Team in 2012. In addition, Lynn is a national real estate coach and speaker for the Craig Proctor coaching organization.

Chase Horner, an alumnus of Emory University, worked extensively in the film industry in Los Angeles before making the transition to real estate. Chase has also been on the product development teams of several real estate technology start-ups whose national marketing platforms now provide his clients powerful information, negotiating leverage, huge exposure and ultimately an advantage in their real estate transactions.

The Georgia Certified Residential Specialist Chapter announced the CRS of the Year award, naming Margie Medlin of Re/Max Pure in Marietta as the 2013 recipient. Medlin earned her CRS designation in 1997. She was recognized for her work on the CRS Chapter with Heart Committee that she

chaired in 2013, which raised thousands of dollars for local charities in Georgia, including the Fisher House in Augusta, the Ronald McDonald House in Savannah and the GAR Scholarship Foundation.

Jo Kenney of Keller Williams Realty Metro Atlanta was installed as the 2014 National President of the Women’s Council of Realtors® in a ceremony held in San Francisco on November 9, 2013. The Women’s Council of Realtors® is a 10,000-member professional real estate group affiliated with the National Association of Realtors®.

As President, Kenney will serve members of over 270 Council chapters across the country. Her duties include goal setting, strategic planning and leadership development. Active in the Women’s Council of Realtors® for 14 years, Kenney has served as president of the Georgia State chapter and her local DeKalb chapter. Kenney has also served on the Executive Committee and the Leadership Academy for Women’s Council.

Some agents find motivation and reward in monitoring their sales year by the number

of closings or gross sales. Marshall Berch, team leader of Marshall Berch & Associates with PalmerHouse Properties, has an extremely different approach. His focus is on collective wisdom.

Just what does collective

wisdom have to do with real estate sales? Berch believes in having someone on his team with expertise in different skill sets, as well as for every Intown neighborhood they serve. And service is a key component of the core values of the 29-agent team. Every agent, whether young or old, single or married, has deep ties back to their respective

communities. As a result, they are very much tied in with local school systems, neighborhood associations, children’s sports teams, community charities and events.

drive, volunteer efforts at church, an annual coat drive or hosting a boot camp as a fundraiser, one or more members of the team are regularly going above and beyond to make a positive difference in the community.

Perhaps one of the team’s biggest community events is Shredfest,

an all-weekend event held every January. Shredfest has grown from an event lasting just a few hours to an entire weekend. The team uses social media and community association groups to get word out

and people stop in by the hundreds to bring documents for shredding. The most recent event shredded 30,000 pounds of documents.

The team’s start was very inauspicious. A native Atlantan, Marshall Berch got into real estate after leaving a corporate job. After going through the necessary licensing

process, he gave himself a year to sell real estate, and in his first year, was named Rookie of the Year for his company. That was 25 years ago and Berch has now added more than two dozen additional sales associates to

his team. He credits selecting the

right members for his team and not focusing on the numbers as two reasons for the team’s phenomenal success. Marshall Berch & Associates has been named the top sales team for the DeKalb Association of Realtors® multiple times. They hold the largest market share in the area and have a strong presence from Northlake to the Emory area. Their office is based in Toco Hills on North Druid Hills Road.

Ann Mills, a three-time client of Marshall Berch, is an avid fan of his real estate expertise. He just helped sell their current home as Ann and her family prepare to move out of state. While she has worked with other

real estate professionals in the past, she says, “No one has surpassed Marshall. He knows his business and he’s very good at communicating exactly what’s happening. You never once feel he does not have your best interests at heart.”

By concentrating on client needs and community involvement, Berch

says, “We’ve never had a year where we didn’t do better than the year before.”

That includes a pretty significant five-year recession period that began in 2008 and hit real estate markets extremely hard. Marshall Berch & Associates continued to add team members and increase sales numbers.

PalmerHouse Properties CEO and Founder Kevin Palmer notes, “I have never seen a team with such cohesiveness. People want to join his team. And Marshall has never spent a penny on recruiting materials to get more agents. They come to him.”

Berch reveals that his team environment was created with a conscious effort. While he never dreamed he would one day lead a team with this many agents – and he has not ruled out adding additional team members if the fit is right – Berch wanted to create an atmosphere of helpfulness and shared wisdom.

“There’s a lot of camaraderie that happens – whether it’s about a listing, marketing or personal matters. We learn from and support each other for the greater good of

the group. Everyone looks out for each other.”

Examples of this collective wisdom include agents who teamed up to handle a p r o p e r t y w i t h zoning issues or two agents who co-listed a property because they were both friends with the seller. They felt it was better to work together for the good of the client than compete with each other for the listing.

The team rarely loses an agent. “Some agents have been with

me their entire careers. One person has been licensed since 1978 and others have only been licensed a matter of months,” explains Berch. “It’s a very diverse group! We’re as close to family as can be and I am madly in love with everyone I work with.”

Team member Joan Kaplan says they feel it too. “We care about

each other on both a personal and professional level. We are like a family. We really and truly want to share our knowledge, expertise and experiences with each other to learn and grow. This carries over into our work and how we care for and take

care of our clients.”Kaplan also notes that, by selling

to people in the neighborhoods where they live, they become friends with their clients, parenting together at school events as well as seeing them at area stores and

restaurants. “Our common thread is we value relationships with people, have passion for real estate, want what’s best for each other, and care about our clients. It’s so much more than a place to work. It’s our family of choice.”

Fellow agent Jeannie Mills, who has worked in the Atlanta real estate market for more than 35 years, says real estate is a contact business and what sets the team apart is the knowledge and involvement in the local communities. “It takes a village.

And our group is the village. We are very diverse with age, production levels, and time in the business.”

Mills admits the younger people in the office keep her feeling young and help her stay on top of technology. Clearly fond of her

team leader, she says, “Marshall is the reason for our success. He makes work fun. He’s the most entertaining person I have ever known and a very likeable person.”

The team is relatively new to PalmerHouse Properties, joining in late 2013. Berch felt the company would be an excellent fit. “The way they do business and their values are very in line with ours. They believe in taking care of people while still growing and being innovative.”

In typical Marshall Berch fashion, however, the entire team had to meet with Kevin Palmer and Tom Ellicott, company president, before he agreed to join PalmerHouse. Palmer remembers Marshall was very concerned about picking a real estate company that

would be the right fit for his team. Everyone on Marshall Berch & Associates had the opportunity to interview Kevin and Tom, ultimately having a say-so on their move to PalmerHouse Properties.

“Our team dynamic is unique in real estate and in business. It’s all about people and relationships. The product just happens to be houses,” explains Kaplan. “We rely on each other’s expertise. One of our builders assisted with his expertise over a boundary dispute that didn’t even involve him. We don’t compete with each other, we collaborate with each other.”

Berch takes the addition of new team members very seriously and has had to turn away more agents than he’s accepted because he did

not want the flavor of the group to change. The screening process consists of an initial meeting between Marshall Berch and the potential candidate.

If that seems to work, Berch will have the person meet a few team members without him. He wants his agents to honestly answer any questions so the potential new team member can get a true feel for what the office is like and how he is as the team leader. That’s better accomplished without him being present. It is also testimony to Berch’s ultimate goal, that the new team addition has to be a fit for everyone involved.

In one recent agent interview, the person asked what her quotas and minimums would be if she

joined the team. Imagine her surprise when Berch told her none

of his team members have such restrictions! Members of Marshall Berch & Associates are not saddled with identical closing goals. Berch leaves production levels up to the individual agents because he knows someone with small children at home has different priorities than a single person or an empty nester.

It all lends to an office atmosphere that is so much friendlier and less regimented than some other real estate offices. Several team members can be

hotly debating politics one minute and going out to lunch together

the next minute. Berch sums up the overall office atmosphere by saying, “I am very protective of

our environment. I want everyone to be happy. If they’re happy, the productivity will follow.”

Involved in all aspects of the organization, including fundraising, recruiting sponsors and funds distribution, she has personally delivered utility payments for agents who were too sick to drive, as well as made insurance payments for agents and contributed to funeral expenses. In addition to planning two 5K races to raise funds for the cause, she personally collected household items, then drove with her husband 2½ hours to Adairsville, GA to deliver them to Realtor® victims of the tornado last year. One of the highest maintenance costs for a typical home is the roof. Replacing a roof, something that usually needs to be done every 15-20 years, can cost upwards of $10,000, and for premium roofs

or larger homes, quite a bit more. As any homeowner knows, there is no shortage of roofing companies that would be happy to sell them a new replacement roof at the first sign of a leak. One notable exception is Kenneth Jolly, Georgia area director of Roof RX®.

Why should you care about smoke and carbon monoxide detectors as long as they work when they are supposed to? It’s amazing how

little we think about such devices – even a seat belt we assume will just work if we buckle up, but devices can and do fail.

Smoke and carbon monoxide detectors have come a long way since my home was built in1995. Carbon monoxide detectors were not required at that time. Many inspectors will not cite a home without carbon monoxide (CO) detectors as non-compliant since it was not required when the home was built. However, as a common sense approach, inspectors will advise adding CO detectors.

Honestly, most people didn’t really care about CO detectors until we heard the news of sick kids at local Atlanta schools. If you did an online search, you discovered there were about 80,000 incidents in 2010 according to the National Fire Protection Association, or about one every 6½ minutes. CO is a colorless, tasteless and odorless compound often referred to as the “silent killer” because it is virtually undetectable without using detection technology1. In August 2008, Georgia became the 16th state to implement CO detector requirements.

Carbon monoxide detectors do not have to be mounted on the ceiling or high on the wall, which might require expensive remodeling. Instead, they can be mounted on a regular hall outlet. According to the National Fire Protection Association (NFPA), the location for effective performance is not generally dependent on mounting height. The density of carbon monoxide is similar to that of air at room temperature, and carbon monoxide generally mixes readily with air.

Of course, we always recommend following manufacturer specific recommendations for placement. It is worth your time and about $15 to take a trip to the hardware store and install a CO detector.

Smoke detectors have also come a long way in recent years, offering significant advancements in time of detection and fewer false alerts. About 10 percent of the time, when tested, smoke detectors don’t work, either due to missing batteries, defective devices or it has been ripped off the wall because it kept beeping (a good sign your battery is dead now).

About 90 percent of homes today have ionization detectors, and approximately 5 percent have photoelectric detectors. According to a study by Texas A&M, ionization detectors respond 15 to 50 minutes slower detecting smoldering smoke than photoelectric detectors. Judge David E. Schoenthaler2 summed it up best, “A smoke detector that sounds approximately nineteen minutes after smoke reached its sensing

chamber is like an airbag that does not deploy until 19 minutes after a car accident.”

If you watched the Olympics, you saw the difference between winners and losers could be as little as 1/100 of a second. These athletes work extremely hard because they know every second is important. Every second counts when it comes

to guiding your family to safety. Take a moment this weekend to check your detectors, consider upgrading to at least one photoelectric detector for faster alerts and ensure your family’s future safety.
