When a person comes to a certain age and the children move out and on with their own lives, a home may become too big for its occupants. At this point, residents may feel it’s time to downsize to a smaller home.
Downsizing can be exciting and challenging at the same time. Go-ing through and packing belongings can be a trip down memory lane. But chances are a smaller space will mean that a person will have to part with a number of his be-longings collected over time.
To make the process easier, first assess how much space there will be in the new home. Many times floor plans or room dimensions are avail-able. First measure large items, such as furniture, to be sure it will fit in the rooms. Then think about storage possibilities.
Next, make a running list of what items can be discarded and where those items will go. Some belongings can be do-nated to charity, while others may be given to family and friends. Many other things could end up in the trash or recyc-ling bins. Knowing where things will go will make
them easier to sort.For those doing a
major clean-out of the
home, it could be effi-cient to hire a dumpster to be placed on-site. This
way, larger bulk items can simply be tossed in-side. Some municipal-ities restrict what can be placed in the regular trash or how much gar-bage can be collected, so this alleviates the stress of dealing with excess trash.
When actually begin-ning to get rid of things, start with the areas that receive the least amount of use. Belongings stored in the attic or basement may be simply tak-ing up space and hold less sentimental value. People can then work their way toward items that are used on a regu-lar basis. Duplicates of things can be donated. It can be cathartic to clear
out clutter and get ready to start anew.
Some people find they have to downsize because of financial reasons. In these cases, thinning out belongings
can also be a way to earn a few extra bucks. Selling or auctioning off seldom used items may produce a little extra cash that can help finance moving expenses or even bills.

Common sense says it’s smart to expose your home to the largest num-ber of buyers, and getting buyers inside to preview a home is a huge hurdle to jump. It’s like keeping the house for sale a secret and saying, “Sshh, let’s not tell anybody about this house or invite them over to see it because it just might sell!”
Successful real es-tate agents report that at least 20% of their sales, or one in five homes, sell through an open house.
Assuming your home is presentable, spot-less from top to bottom, priced correctly and lo-cated in a high traffic area, here are tips to im-
prove the odds your house will sell at an open:
Remove all vehicles from the driveway. Ask your neigh-bors to help out by not parking in front of your house.
Open all the drapes, blinds and window coverings –– let in that light.
Do not put spices on the stove to sim-mer without offering cookies, and do not, under any cir-cumstances, use an air freshener because many
people are allergic to syn-thetic odors.
Turn on every light in the house, except lights that produce noise such
as exhaust fans without separate on / off switch-es.
Turn on soft music on each floor to help set a
mood.Ask for feedback. Ask
your agent what buyers thought of your home and would they consider
buying it. It’s the only way you’re going to get a direct answer, and the answer just might aston-ish you.

There are many factors buyers consider when shopping for a home. From the number of bed-rooms to the size of the backyard, prospective buyers have their prior-ities with what they’re looking for in a home. Parents to young children or couples who are plan-ning to start a family soon should also consider the school system.
Although granite countertops and inter-ior living area may be foremost on the minds of house shoppers, indi-viduals also have to take school districts into con-sideration when looking at homes, particularly if they’re concerned about giving their children the best education possible. According to research by The Wall Street Journal, buyers are willing to pay more for a property if it is in a good school dis-trict. That’s because even if they do not have chil-dren, buyers know that a good school district helps a home remain at-tractive.
Not all schools are created equal, and some rank better in test scores and teacher-to-student ratios than others. These are essential factors to think about when look-ing at homes. Although real estate agents can of-fer some basic informa-tion about what schools are in the area, legally they may not be able to share opinions on how
“good”the schools are or be able to break down the demographics of stu-dent populations. It is typically up to the buyer to do his or her own re-search.
Because the tax dollars that home owners pay largely go to fund schools and town improvements, it is important to look at the schools. Also, if the home will be a stepping
stone to another home in a few years, buyers want to ensure their home has the best chance for re-sale. Oftentimes, a good school district is a factor future buyers will think about.
There are some Web sites that can help pro-spective buyers look at the schools in the areas they are considering. GreatSchools.net and Education.com are two of the premier sites. They break down test scores, demographics, parent and student reviews and many other things that are vital to getting a pic-ture of the school as a whole. The sites also use a ranking system from 1 to 10 (10 being the best) to show how the school stands in comparison to others in terms of test scores.
Buyers also may want to make a trip to visit the area they’re considering during school hours. This way they can drive by the school and see for themselves the type of students and parents entering or exiting the building. One also may want to set up a brief meeting with the princi-pal to learn more about the ideals of the school and its goals.
It’s also necessary to look at the proximity of the school to the house. Some towns have rules in place regarding busing or walking to school. Stu-dents who live within a certain distance from the school may have to find their own transportation to and from school. This is something to mull over.
Families that are inter-ested in a host of extra-curricular activities can also evaluate the town or school district based on the sports or other opportunities offered to students.
Be advised that the school closest to a home might not be the one a student will attend. Zon-ing laws, and not neces-sarily proximity, often dictate where a student will attend school. There-fore, it is important to check with the real estate
agent or town to ensure the research being done is for the correct school.
Some parents prefer their children go to pri-vate school, and many towns and cities have a number of options. In addition to the public schools, agents should be able to point buyers to-ward the private schools in the area. Some may be able to list tuition costs and acceptance require-ments.
Having a picture of the school district in the area buyers are considering will help offer a better idea of the neighborhood and the people around whom they’ll be living. School districts are im-portant to consider when buying a home, so much so that buyers are will-ing to pay a little more if it means having a good school in their area.
