Let’s say a homeowner who has lived in his primary residence for at least two of the past five years is selling his home. As I understand it, he is allowed to keep up to $250,000 tax-free of the profits. But let’s say that six months to a year prior to the home sale, the homeowner marries and files jointly. Al- though one of the individuals hasn’t lived in the home for the full two years, would they still be allowed to take up to $500,000 tax free? Also, let’s say there is some profit above the $500,000 or $250,000 (if the spouse is ineligible). Will the amount be taxed at the marginal tax bracket of the individual or couple or is it a flat 3 or 4 percent on the amount? In the program: • Services and products provided at no cost to the homeowner • Crews will install energy efficient products such as compact fluorescent bulbs, retractable clotheslines, pro- grammable thermostats and low-flow shower heads and faucet aerators. • Crews will conduct a visual inspec- tion of your refrigerator, water heater, heating/cooling system and home in- sulation. • Crews will offer education on effi- ciency practices intended to lower your energy use and utility bill. Energy resources and potential rebates will be discussed. Elegible households shall be deter- mined based on utility provider and in- come eligibility. If a Realtor represents you, whether you are buying or selling a home, you can count on that Realtor to: 1. Be honest with all parties in the transaction — not just with you, as his or her client, but al- so with the other re- al estate practitioner and his or her clients. For example, if Re- altors represent a buyer with a spotty credit history, they can’t be dishonest with sellers about this fact. At the same time, Re- altors can help their buyer col- lect and assemble information, such as credit reports and au- dited tax returns, to demon- strate that the buyer has the problem and improved their sit- uation. 2. Put the client’s interests ahead of his or her own at all times. A Realtor makes every effort to understand the housing needs of his or her client, thor- oughly researches available in- ventory and shares all relevant information with the buyer so that he or she can make an in- formed decision. This service is provided re- gardless of the com- pensation available. 3. Disclose all per- tinent facts regarding the property and the transaction to both buyer and seller. If a Realtor believes information provided by a seller is ques- tionable, the Realtor is obligated to inves- tigate. Realtors should recommend that buyers consult their own experts, such as home inspectors, to address concerns. For example, if a home seller asks his or her Real- tor to conceal the fact that the roof leaks, the Realtor cannot comply; if the seller insists, the Realtor should end the business relationship with that seller. 4. Be truthful in all communi- cations with the public. When Realtors distribute newsletters, create web sites, or place advertisements, they must be careful not to represent oth- er real estate professionals’ work product as their own. If a recently sold or listed property in the community is publicized, it must be clear whether the Re- altor was actually involved in the transaction, or whether that data came from the local multi- ple listing service or other source. This ensures that the public understands the Realtor experience and can make an in- formed decision when choosing real estate. Realtors regulate themselves to make sure they follow this code of ethics. If you know of a Realtor not complying to this, please let your Realtors board know. If you real estate sales person is not a Realtor, your complaints may need to go to the real estate commission; they are not governed by any Board of Realtors. Though balmy days andblue skies are callingus to the garden, wet

soils mean we should hold offon tilling and sowing. So lop-ping off a few branches is theperfect way to indulge ourgardening itch, plus keepour fruit trees healthy. EarlyMarch is the perfect time toget out into the warm sun-shine and prune a few trees.

Fruit trees are those thatwork for a living, and to keep

yours healthy and bearing,spend some quality timewith them this spring. With anip here, a tuck there, and afew tidying trims, they’ll beready to flower and fruit.

Pruning allows air and sun-light to reach the center ofthe tree, improving sugars inthe fruit while reducing dis-ease. For all types of fruittrees, follow a few basicsteps:

Tidy it up: Prune out anydead or diseased wood. Lookfor twigs that are dried out,with a grayish or black ap-pearance. Though it’s tempt-ing to snap off dead wood,cut it off instead to avoidtearing the bark. Brokentwigs are a harbor for dis-ease, so cut them back to abud or to the junction oftwig to branch.

Direct growth: Prune out

any crossing or rubbinglimbs. Branches that rub oneanother sloughs off bark, set-ting them up for diseaseproblems. As they grow,crossing limbs often beginrubbing each other.

Upward and outward:downward growing branchesdon’t fruit well. Clip these offto let trees put energy intohorizontal or upward limbs.

If you have peaches or nec-tarine trees here on theFront Range, you’re a gar-dener who loves a challenge.Though these plants survive,they aren’t the most produc-tive fruit we can grow; frostfreezes their buds off nineyears out of ten. To givethem the best chance forforming fruit, prune themevery year.

Peaches and nectarinesfruit on one-year old shoots,so the goal of pruning is toforce part of the tree intonew shoots yearly. Do this bycutting back branches thatfruited last year to a woodybud — it’s pointed like an ar-rowhead, instead of plump.

But don’t go hog wild, cut-ting off every branch; cutback one out of every fourbranches that fruited lastyear. Done every year, yourtree will give plenty of fruitwithout overbearing.

Very often these trees willhave triple buds, where awoody bud is flanked by twoflower buds. Prune off abovethis point, gently rub off theflower buds on either side,and let the woody bud growinto a shoot. Double budsare not uncommon; look forthe pointed woody bud andrub off the other.

Apples and pears fruit onolder wood, on spurs form-ing along branches. Thesespurs are compressedshoots, appearing as a knob-by, slightly wrinkled bud.Each year they grow minute-ly, not elongating like woodyshoots. To keep the trees infruit, branches three yearsand older are desired. Whenpruning apples and pears,the goal is to focus yearly at-

tention on the upper part ofthe canopy, where growth isvigorous and can rapidlyshade the center of the tree.

When pruning to a bud,prune one-quarter-inchabove the bud, at a 45-de-gree angle. Pick buds thatare pointingoutward; they’llgo that direc-tion. Avoid in-w a rd - f a c i n gbuds, since youdon’t want yourbranches to runback into thecenter of thetree.

If you’re cutting thebranch off entirely, prune tojust outside of the raisedarea at the junction of thebranch to the trunk. This isthe branch collar. Leavingthis intact will help the treeseal the cut off from disease.

Question: I currently owna home and owe $388,000on the mortgage. I think thehome is probably worth$370,000. I bought thehome for $417,000 in 2006,so I’ve taken a big hit on eq-uity like everyone else. Ihave no issue making thepayments, but feel asthough I am trying to digmyself out of a hole. I makean extra payment a year pluspay an additional $200 eachmonth toward the principalon the loan.

Given how low interestrates are right now, do youthink it would make senseto just sell my house at aloss and trade up now?

Seriously, I think there area lot of buyers wonderingthe same thing: Is now thebest time to trade up andbuy a bigger house whilemortgage interest rates arestill low?

If you want to buy a biggerhouse, now is the time.Yo u ’ll have to make good onwhat you owe on your home,but if you can sell and getout, good for you. Then, youcan shop around for the big-ger property that you wantand buy at today’s relativelylow prices.

I’d love to see you putdown 20 percent, becauseotherwise you’ll get killedon private mortgage insur-ance. Also, you’d want tomake sure you don’t get aloan bigger than $417,000so that you’re in the conven-tional market.

Keeping the big picture inmind (you’re losing a littlemoney on one house buthopefully making it up bybuying a home that you canstay in for the long run at anequally reduced price) is asmart way to go.

To put it differently, if realestate prices had increasedacross the board, you wouldsell your place at a profit buthave to buy your next placeat an increased price. It’s allrelative. If you plan to live ina home for the long term,you might find the righthome for yourself now andlock in an interest rate thatappeals to your budget aswell.
