Ask the average person on the street, and they will prob- ably tell you the same thing. Af- ter getting the constant nega- tive drum beat of the media, it is hard not to think this. None of this is true. It is true that investors like Fannie Mae, Freddie Mac, FHA and VA have stricter standards than in years past. The industry is close to having the same guideline re- strictions that it did in the early 90s. The difference between then and now is homebuyers have been spoiled with the ease of lending from 2001 to 2008. The transition has been a very hard one for most people to ex- perience, although most will agree consumers needed stricter standards for lending after the housing bust. Extending credit has always been about three things — cred- it, collateral and capacity. Collat- eral is the easiest. The house needs to appraise for what the purchase price is. Credit is next; if you have paid your bills on time, getting a loan should be easy. If you have had some credit issues, there are still many re- sources available for loans to fit you. Capacity is where the problems come up. It is hard sometimes to verify a steady stream of in- come, especially for self-employed buyers. The bottom line is do not let a media story stop you from try- ing to buy a home. Talk to a rep- utable lender and get your ap- proval. If credit, collateral or ca- pacity is stopping you today, lenders can get you on the path to buy in six months to a year. Loveland companygives homes new life

Freddy Nelson and hiswife, Kari, take neglectedLoveland homes and re-

store them to their formerlives and beauty. The coupleare real estate investors whohave lived in Loveland for sixyears. Their business, Kio-DamKee Properties, is involvedin fixing and flipping homes,but has rental properties aswell.

Fix and flips are propertiesbought, renovated and thensold for profit. Freddy has beenfixing and flipping homes forthe past 15 years, two of thoseyears while in Colorado.

The Nelsons fixed andflipped their first home inSheridan, Wyo., near the bor-der of Montana, 15 years ago.The home was a 1910 Victori-an that Freddy said was in hor-

rid condition. The home hadbeen turned into multipleapartments, so it took sometime for the Nelsons to restoreit to the single-family homethat it once was. Doing therenovations themselves, thecouple made learning mis-takes, but corrected them asthey went, Freddy said. Aftertwo years, and $50,000 later,the home sold for $165,000.The Nelsons purchased thehome for $35,000.

The Nelsons are in the busi-ness of finding homes that arethe worst of the worst in themarket and bringing themback to life, Freddy said.

Some of the homes they buyare dingy with windows thatneed replacing or have over-grown backyards. Other homesonly need a fresh coat of paintand new carpet. More oftenthan not,l the homes thatFreddy and Kari purchase arein need of some serious love.

Purchased homes are eitherbank-owned or from peoplewho are facing foreclosure.The properties are analyzed todetermine profit as well as po-tential renovations. The homesFreddy and Kari purchase aretypically not bought by thegeneral public. These homesare not up to code and becauseof this, people do not qualifyfor FHA loans on them, Freddysaid. He will bring the home upto code to meet FHA standardsso a person can get a loan andpurchase the home.

When closing on a homethey plan to fix, Freddy and histeam go to work immediately.Kitchen and bathrooms are re-modeled, and new appliancesare added to the kitchen. Newhardware is added to fixturesand new fans are put in thebathrooms. Smoke and carbonmonoxide detectors are in-

The character of the home will never bechanged. If hardwood floors are present,those are refinished even though it is moreaffordable to lay down carpets, Freddy said.

What does change with the homes Kio-DamKee Properties fixes and flips is the re-quired repairs, which may be a new roof, re-pairs to a cracked foundation or a foundationthat needs to be re-secured. “Every newhome is a new puzzle,” Freddy said.

Also, home inspectors for the City of Love-land walk through each home even if no per-mits are needed.

Freddy is a general contractor who workswith a seven man crew. He has employedmost of the men for 10 years. The crew doesmost of the renovations, but electrical andplumbing improvements require those pro-fessionals to come in. Freddy always makesthe final call on renovations, but he is opento his crew making judgment calls and voic-ing their opinions. Fix and flips are a collabo-rative effort. In fact, fix and flip investorswork together. Freddy’s crew is very good atdrywall, so his crew goes to the homes otherinvestors are flipping to help them out. In-vestors know each other and are friends,Freddy said.

Homes are generally fixed and flipped inthree to six weeks. Sixty percent of thesehomes are sold, but sometimes they are keptas rental properties or investments. This maybe in anticipation for the chance that thehome’s value will sharply increase. Thehomes usually sell within three weeks of go-ing on the market. Freddy and Kari partnerwith Realtor Rayshell Beaumont. Freddy alsopays a portion of the closing costs.

Even though a home is finished, Freddymakes continual walk-throughs to ensure ev-erything is complete and as good as it can be,he said. Freddy contacts purchasers of thesehomes to get their feedback. If there is ever aneed to fix something Freddy and his crewdid incorrectly, the team goes back in, butthat has not happened.

Freddy partners with the neighbors of prop-erties he works on. “[We] make it a pointthat people know who we are,” Freddy said.

Neighbors are always curious, so he tellsthem upfront about his business. He invites

the neighbors to come see the house and theimprovements being made. Recently, Freddyand Kari completed renovations of a home at1020 W. 8th St. in Loveland. Neighbors werepositive about this fix and flip and were gen-erous, bringing over lunch a couple of times,Freddy said. Neighbors are also asked fortheir opinions on colors for the exterior ofthe homes. Freddy and Kari want the homesto fit into the neighborhood and want tobring the homes up to the standards ofneighborhood residents. Unique to thishome, the original builder, who lives in Love-land near the home, was able to come by. Hereally enjoyed seeing the process and wasvery positive, Freddy said. He came by at leastonce a week.

Fr e d d y ’s advice for anyone who would liketo fix and flip homes is to budget for the un-foreseen. “What you can’t see will get you,”he said. As walls are torn down, a personmight come across rotten beams or otherproblems. Also, keep in mind there are carry-ing costs and Realtor commissions that peo-ple don’t take into account when fixing andflipping homes, Freddy said. These costs di-minish potential profit. Prior to purchasing ahome to flip, a person should do their home-work and find mentors. Freddy’s mentor ishis cousin, who flips on average 100 homes ayear. Flipping is stressful and is a field youhave to enjoy, Freddy said. He likes to helpup-and-coming, fix and flip investors as well.

KioDamKee Properties is getting prettybusy. They have five homes currently undercontract in Loveland. Loveland is a primemarket for fix and flips, Freddy said. Investingis on an uphill climb and so is the redevelop-ment of downtown Loveland. With nearly 50homes worked on and either sold or kept as arental, KioDamKee Properties is on their wayto restoring older homes in Loveland and re-moving eyesores from the community.

The 45th annual Love-land Rose Society'sRose Show will be held

next Saturday, Aug. 14 atMountain View PresbyterianChurch in Loveland.

Anyone can exhibit theirentries in the show at nocost, and admission to theevent is free.

At past shows the LovelandRose Society has hosted 125entries from 25-30 exhibitorsand a public attendance ofover a hundred people, saidCarol Bergersen, Rose ShowChair and the society's 2ndVice President. The societyhas publicized the showmore this year and expects alarger turnout, she said.

The show's judged competi-tion includes entry possibili-ties for different varieties ofroses, photography and flow-er arrangement.

The society is currentlyworking on new member out-reach and has given fliers tohomes with rose gardensaround town, trying to getthe word out.

“It's been quite successful,it's so exciting,” said PollyannBaird, the society's president.

Baird hopes the rose showwill draw in additional newmembers and people inter-ested in learning more about

ro s e s .“What better way to learn

than to come to the show, orbetter, enter,” Baird said.

“Just pick a basketful ofroses and bring them in andwe'll help you. It's fun.”

Novices should make sureroses have long stems.

“It's quite technical, but itdoesn't necessarily have to bethat way for beginners. Youlearn. I've been in it for fiveyears, and you learn a lot,”Baird said.

Baird inherited her rosegarden from her mother andfather located at the samedowntown Loveland homeshe's lived in since highschool. The garden was start-ed in 1920 and the crafts-man home is a Loveland His-torical Landmark.

Baird joined the rose soci-ety after retiring from profes-sional ballroom dancing.

“I realized, I need to be se-rious, learning the names,how to take care of them,”she said.

Each year, the show’stheme is reflected in theflower arranging competi-tion. For this year’s theme,Loveland: The SweetheartCity, the society reviewed oldsongs about Loveland andpulled specific lyrics to in-spire exhibitors in each cate-gor y.

The Loveland Rose Societywas established in 1963 andmember Paula Boyle, Love-land resident since 1945, waspart of the original organiz-ing group. She is the club'scharter member and hasheld about every office in thes o c i e t y.

“We have a lot of ex-hibitors, so we're always en-thusiastic about it,” Boylesaid.

“We have judges from Col-orado Springs, Pueblo, Den-ver, Longmont, it is a realwell-judged show,” she said.

“We just think everybodyloves roses, and this is thetime to see all the beautifulroses that are out at the roses h o w. ”

This year's rose show isdedicated to Melvin F.Greene, who was a past presi-dent of the society morethan once and “very, very ac-tive,” Boyle said. “He was areal good rose grower, he hadbeautiful roses.” He broughtnew members to visit his rosegarden and showed themwhat to do and what not todo. He was “very instrumen-tal in getting everybody in-volved.” Boyle said.

Humming birds andmoths fun for garden

Several years ago, an invaderentered my yard and wipedout every caterpillar from

the garden. Where once wereparsleyworms and painted ladies,there was only the European pa-per wasp; nothing flitted anddanced across the tops of plantsanymore. It hunted down everycaterpillar, and I mourned the lossof butterflies from the yard —even those that dined on my veg-etables.

But last summer, after seasonsof absence, a single tomato horn-worm lived in my garden. Discov-ering it as I harvested cherrytomatoes, I nearly picked it up tocuddle it in joy, until I remem-bered that when you do that, they

spit on you. Instead I patted itsback, encouraged it to eat its fill,and left it alone.

This wasn’t the move of a nor-mal gardener, who usually viewhornworms with loathing. Afterall, the gigantic green caterpillarseat tomato plants down to a nub,and the pointed, red spike ontheir tail looks threatening. Theirdroppings are elephantine in size;they’re usually the first thing agardener notices when they’ren e a r.

So why welcome this creature tothe tomato patch? Because as anadult, the hornworm is a hum-mingbird moth (Manduca quin-quemaculata). Big, mottledbrown, white, and tan, the hum-mingbird moth visits plants afterdark, hovering over them to sipnectar, much as hummingbirds

do. For someone who lives on theplains instead of the mountains, afaux hummingbird is welcome.

That is, until the real deal showsup. If you’re hearing hummerszipping overhead, it’s not yourimagination — we’re into the sea-son of migration for humming-b i rd s .

“Actually, they pass throughhere twice each year,” said MariHawk, salesperson with WildBirds Unlimited, 3636 SouthCollege Avenue in Fort Collins(fortcollins.wbu.com/). “Theyhead up to the mountains frommid-April to mid-May but don’tstop in yards much because wedon’t have many flowers for themto feed from. They stay in themountains, nest, then head backdown in stages beginning in earlyJ u l y, ” she said, recommendingputting out hummingbird feedersevery year on the fourth of July.

“The fun part is that humming-birds remember where they’ve fed.So if you have feeders out or flow-ers they love, you’ll see the samebird next year. It will visit again —they’re very, very scheduled; theyremember every one of theirstops.”

Attract hummingbirds to youryard by adding the color that callsto them as they wing past. “Whatthey’re looking for is reds, pinks,and purples. These are the colorsof flowers that produce the mostnectar. If you don’t haveflowers, put up red ribbon,fake garlands or flags,” saidHawk, who has been help-ing people understand birdbehavior for over threeyears at the store.

Then keep a smallamount of sugar water inyour feeder, replacing it ev-ery three to four days.“Down here there’s not a

ton of hummingbirds at any giventime, and they only stop, take adrink, then keep migrating. Uselittle feeders, one-quarter full,and change the sugar water oftenor it ferments. You don’t want toget the little guys drunk —they’d be easy prey for predatorsif disoriented.”

Mix your own with four partswater to one part sugar, and skipthe food coloring, which is harm-ful to hummingbirds. Bring it toa boil to dissolve sugar and getrid of impurities, then refrigerateit until your feeders need a refill.Between the hummingbirds andmoths, your yard will be full offun.

Question: My radishes havelush green tops with thinroots. Can you advise me onwhat might be the problem?

Answer: There are several reasonsfor bountiful top growth withoutgood roots. If you sow radishes tooclose together and don’t thin themsoon after emergence, they won’tform good roots. Radishes shouldhave two inches of space betweenplants. A lot of energy will go intopushing top growth, flowers andseeds. Radishes grow best when soiltemperatures and air are still cool.

Plentiful top growth may also becaused by excess nitrogen.

Question: I planted rosemary lastyear in my garden. This year it’sweak and appears to be dying.

Answer: Rosemary is a perennialthat may not survive in areas withhard winters. Plant this fragrantherb in well-drained soil in a sunny,sheltered area. Over-watering couldalso be a problem. If a plant experi-ences prolonged drought stress, itmay not recover. Rosemary needsconsistent moisture to help with sur-vival. If you’ve tried growing it forseveral seasons, it may be best totreat it as an annual.

Question: My beautiful flowers onmy hanging basket of annuals have

stopped blooming and plants looksickly and yellow. What should I do?

Answer: Hanging baskets and con-tainer grown plants have their vitalnutrients continually leached fromsoil by frequent watering. Plantsneed to be fertilized with a goodquality soluble or slow-release fertil-izer to bloom and stay healthy allseason.

Question: I’m trying to refinance myloan with a big box lender. I have a 7/1adjustable rate mortgage that justadjusted to 3.12 percent, which I love.

Unfortunately, I think I’ll only have this rate forone year.

My spouse has insisted that we refinance to a20-year fixed-rate mortgage. It is taking forever,but we’ve been approved with just her income(I’m not earning an income now that I’m goingback to school to get my MBA).

The problem is that we started the processover three months ago and the interestrates are considerably lower than when westarted.

Do we tell the lender to restart the processand lower our interest rate to the rates avail-able today? Do we tell them to restart the pro-cess and lower our rate, or simply say we don’twant the 5 percent loan they’re offering andstart shopping around?

Thanks.Answer: You certainly can start the conversa-

tion with your lender about the interest rate onyour loan and see what options are available toyou. If you signed a document that commitsyou to this loan or to pay a fee if you don’t closeon the loan, you might have to stick with theloan you applied for.

However, if you aren’t legally committed tothis lender and you don’t want to move forwardwith them, I’d start the process all over againand see if you can qualify on her income for a15-year fixed-rate mortgage at about 4 percent(some lenders are quoting 15-year mortgagesat 3.875 percent as we went to press, a recordlow).

Just remember, if you start over, you mighthave to wait the same amount of time to pro-vide them with the same or even more paper-work to get the loan done.

Call the lender and ask what it would take foryou to start the ball rolling on a different loanproduct. Find out if they will charge you morein fees (if you have to do another appraisal onyour property, for example, or pull additionalcredit reports and scores).

If they will charge you all over again, then youshould take the opportunity to shop aroundwith other lenders to make sure you’re gettingthe best deal possible. And if you are in doubtas to what your obligations are to your currentlender, talk to a real estate attorney and haveher review all of your loan application docu-ments.

I really like the idea of a 4 percent 15-yearloan for you, or something close to that. Youwould save a huge amount in interest over theterm of the loan, since a 15-year loan is tied toa lower interest rate than a 20-year loan, whichis tied to the 30-year rate.

Go for it. As hard as it is to give up a 3 per-cent mortgage, that interest rate won’t bearound for much longer. It’s possible that a yearfrom now you would get another year of low in-terest on your current loan, but a couple ofyears down the line it’s likely the rate will in-crease. So unless you plan to sell and move inthe next three years, I’d try to lock in at theseonce-in-a-century low rates.
