Real Estate Information Management System
Introduction
• Home is the dream of everyone.
• Finding a better house with optimal cost is both frustrating and time consuming.
• To meet such needs of people a system called Real Estate Information Management System (RIMS) was developed.
Real Estate Information Management System
Reasons for Choosing a New Home
• Job shift
• Changes in family conditions
• Growing Accommodation requirements
• Social status
• Comfort
Real Estate Information Management System
Factors that influence our choice
• Proximity to Education Institutions
• Proximity to Bus and Railway stations
• Proximity to hospitals
• Away from pollution
• Lower costs
• To find a home acceptable to all family at right place at right cost.
• Real estate information management with an appropriate decision support system is necessary.

Study Area
• Ameerpet – part of Hyderabad City, India• Geographical area
17026’02” N – 17026’40” N 78026’44”E – 78027’16” E
• SOI toposheet No - 56 K / 7/ NE • Average Altitude – 1778 feet above mean sea
level• Temperature ranges between 11.60 C – 420 C

Methodology
GIS and Multiple Criteria Evaluation Technique
• The MCE technique allows map layers to be weighed according to their importance.
• GIS provides the processing capability to assess spatial criteria as part of a MCE procedure
• GIS is a suitable computing tool to perform the MCE analysis.
Real Estate Information Management System
Linear Weighted Summation Model
• Land information is transformed to a set of factors over study area
• Factors are combined by applying a weight to each factor
• Overlay summation to yield a map• The suitability score ‘S’ is computed as
S = O (Ai * Wi)Where “Ai” is the criterion score of factor i
“Wi” is the weight factor. .

Database Design
• The foundation of any GIS application is spatial data
• Accurate and timely spatial data is critical component of application development in real estate.
• The reliability of data correlates directly with value of GIS (“garbage in, garbage out”).
• Characteristic of GIS is the linking of attribute tables to digital maps.
Real Estate Information Management System
Attribute Information
• Market data - historic, current and projected trends of rates at the sub market level.
• Descriptive data - name and address of the apartment, owner, type of flat, floor area etc.
• Transaction data - property last sold, the buyer , the seller and the selling price etc.

Conclusion
• Linear combination method is simple and flexible to include spatial modeling in a MCE.
• RIMS provides a complete solution for- spatial indexing - selecting and clipping of data- dynamic loading- managing large volumes of information

Conclusion
• Transportation accessibility become greater contributor to the commercial value of a site.
• The flow of geographic information to businesses and consumers lead to more rational land use decisions.
• The applied language technologies should be encouraged to efficient services.
