Baby boomers look to right-size their life-style in a forever homeBy: eve JonesHarry Norman Realtors

Members of the largest and wealthi-est generation on record are looking to make a change in their living ar-rangements. The Baby-Boomers have a variety of special needs. They may have a nest that is emptying out after raising their children (and maybe even convinced them to move out on their own), have adult children moving back in or may have elderly parents who have a special need for extra care. Whether empty nesting or rearrang-ing their nests, these homeowners are wanting more customized spaces that will carry them into their twilight years. Many builders seem to be missing the mark by still building for families with 2.5 kids, a dog and two Volvos in the garage. Master on the main plans are hard to find and ranches are even rarer. Buyers often ask, “what gives?” Well, the answer is land is at a premium and those types of plans eat up land.

To create the right space, buyers could turn to building a custom home which may involve moving faraway from convenient urbanized areas to find the right lot, but there is another. The imagination part could include

transforming basements and attics into usable spaces which may involve add-ing insulation, creating nicer stairways (or adding an elevator), adding plumb-ing, windows, etc. Or, converting dens, family rooms or garages into an in-law suite for aging family members. Ex-tra bedrooms could serve as an office, hobby room or home gym. Ranch home bedrooms could be combined to add a second master bedroom to accommo-date special needs. Bonus rooms over the garage are back in vogue offering owners a great flex space for an office, in-law suite, man cave or home gym. Some resales come with a little extra land that could accommodate a small detached bungalow, set apart from the main home and perfect for in-laws or returning adult children.

Renovating an older or resale home has great advantages for many rea-sons. You’re likely to get more land and possibly better building materi-als than offered by new construction. You’ll have the opportunity to custom-ize the finishes to your taste and needs. Also, budget-wise you can buy a lower priced, under budget, home and pay cash for the upgrades.

This kind of home re-imagination is not for the faint of heart and will re-

quire some help from professionals who have vision. Working with a real estate agent who has a trusted builder and ar-chitect on call is key. A seasoned agent can help you identify the right property and location that will be a wise invest-ment long-term plus work to navigate you through the sale of your current home, resale purchase, and renovation

of your new “forever home”. An expe-rienced, full-service, full-time agent is critical to this type of endeavor because of the coordination of two transactions and possibly temporary housing ar-rangements.

The next stage for Boomers offers a lot of options if they are willing to take a leap in creativity!

Crye-Leike hosts annual conference in Sandestin, Florida

Every October over 400 Cr-ye-Leike associates from nine states gather on the sandy beaches of Sandestin, Florida to discuss new trends in tech-nology and marketing at their annual company conference.A time for the Crye-Leike fam-ily to gather together as one, the conference kicks off with a review of 2015 by co-founders Harold Crye and Dick Leike as they share the company’s achievements and celebrate new office openings in 2015. New in-house technology and

tools are also unveiled for the coming year.

In 2014, attendees enjoyed grandstand training ses-sions by nationally recognized speakers including Lawrence Yun, Chief Economist with the National Association of REAL-TORS, and real estate trainer Rick DeLuca. Yun shared how Crye-Leike’s sales are per-formed above the national av-erage in 2014. DeLuca inspired agents with strategies on how to maintain long-term relation-ships with their clients.

This year, Crye-Leike is saddling up for a Wild West themed exhibition of lead generating techniques with a presentation by nationally recognized real estate trainer Jack O’Connor. Crye-Leike’s own Memphis Marketing Direc-tor, Christie Jones, and Web Manager, Angie Vandenbergh will provide comprehensive in-sights on the latest marketing and technology trends.

With 20 unique breakout sessions, agents will receive a custom and in-depth educa-

tion on multiple aspects of lead generation to help increase their sales.

After redefining effective techniques and learning many new innovative skills to help buyers and sellers, Crye-Leike’s agents will celebrate with fun-filled activities includ-ing a talent show, golf and volleyball tournaments, vendor shows, raffle drawings and relaxing on the smooth Florida beaches.

Crye-Leike is a full service real estate company that was

founded in 1977 by Harold Crye and Dick Leike. Today, Crye-Leike is ranked as the 6th largest real estate firm in the nation and the #1 real estate company in the Mid-South. Crye-Leike has a network of more than 3,000 licensed Real-tors and 112 offices located throughout a nine-state region in Tennessee, Alabama, Arkan-sas, Florida, Georgia, Ken-tucky, Mississippi, Missouri and Oklahoma. More informa-tion about Crye-Leike can be found at www.crye-leike.com.

(NAPSI)—For 71 percent of Americans, homeownership is part of their personal Ameri-can Dream. So what does this dream home look like? Where is it located and what ameni-ties do people dream of most? A recent survey conducted by real estate website Trulia made some intriguing discoveries.

First Comes Marriage, Then Comes Baby and House

The vast majority of mil-lennial renters, aged 18 to 34, plan to buy a home one day—more than any other generation. Most, however, are not ready to buy a house. This generation of first-timers was hit hard during the recession and their ability to find jobs, move out of their parents’ homes and eventually become homeowners is a key part of a healthy housing market. Only 36 percent are currently saving up to buy a home in the next five years. Most have their eyes on a new car. Nevertheless, 87 percent believe they’ll be able to buy their dream home one day.

Americans Aren’t Dreaming of McMansions or Tiny Homes

So what does the American dream home look like? Well, it really depends on how old you are.

In general, Americans aren’t big fans of McMansions or tiny homes. In fact, 44 percent want a home between 1,401 and 2,600 square feet. However, as people get older, their dream home gets smaller.

Millennials and Gen Xers gravitate toward modern hous-es, which often have newer amenities and technologies. Baby boomers, on the other hand, want single-story ranch homes that are more acces-sible.

Only 6 percent of millen-nials would prefer a high-rise penthouse and only 4 percent dream of converted lofts.

Americans Dream of Sub-urbs

Most Americans—especially boomers and Gen Xers—want-ed to live in the countryside and suburbs rather than a major city. For millennials, a short commute to work and a great school district were far more important than the actual location.

Dream Home AmenitiesAmericans love to entertain

and eat. The top dream home features a backyard deck, open floor plan or balcony with a view. Food-related amenities such as a gourmet kitchen or vegetable garden were also popular.

Millennials, compared to any other generation, want it all. Given the option, 18- to 34-year-olds, would like all the latest and greatest amenities in their dream home—especially a balcony with a view.

However, Generation X, 35-54-year-olds, wanted a backyard deck most and would prefer a swimming pool over a vegetable garden.

Baby boomers want a back-yard deck, open floor plan, gourmet kitchen and vegetable garden.

Preparing to sell? Think about this!By: Jane patneau, Atlanta Fine Homes Sotheby’s International Realty

Planning to sell your home soon? Remodeling can mean the difference between selling your home and a sold home. Think about what renovations are really worth in value. As far as needing to be updated, the kitchen is really the most important part of your home. Newer appliances, stone countertops and good looking cabinets will almost always bring you interested buyers. The kitchen is the heart of the home and money spent here is well spent.

Don't think you have to spend a lot of money to make a big impact. Small, inexpen-sive changes will help more than you believe. A fresh coat of neutral paint in a room, flowers outside in the yard and just a simple power washing and cleaning can make a large statement to help you get a better offer for your home. Ev-eryone likes clean and fresh.

Keep your eyes open for trends in homes. Open floor plans, beautiful master baths and updated kitchens are the

most impor-tant trends to remember. The kitchen and master bathroom need to "wow" the buyer. Again, if you cannot afford a complete

remodel, spruce it up with new paint and new faucets. Remember to stay with neutral shades so your home will ap-peal to the most buyers.

Also, if you are thinking about doing a remodel your-self, make sure it will look like a professional did it, or else it could actually hurt your sale. It is best to hire a professional if you are not sure you can handle the job.

Finally, cleaning and de-cluttering your home for real estate photos and showings cannot be underestimated. Move out excess furniture and accessories, remove too many personal photos and make your home easy to walk through and enjoy. Use neutral colors and remember, less is usually more when it comes to decorating. Don't forget your

closets either. If the closets are organized, it helps give a lasting impression of the whole house.

Top three ways to stay green when moving(NAPSI)—Moving day and the weeks prior are a hectic and even frustrat-ing time—it may be tempting to let some of your green habits slide. Follow these tips to stay green during a time when you may be seeing red:

1. Save with Green Cleaning—Save money with DIY (do-it-yourself) cleaning products; they’re both easy and cost effective.

2. Eco-Friendly Decor—Sustainabil-ity in the home goes beyond lightbulbs. Pay attention to fabrics-bamboo and organic cotton are two great options. Look for rugs made from recycled materials and upcycle old furniture by paint-ing with milk paint.

3. Interior Paint—Traditional house paint emits volatile organ-ic compounds (VOCs), which can act as an irritant or cause more serious concerns. Lessen the risk by using eco-friendly low-VOC and low-odor paints.

Moving is the perfect time for a fresh start. With a couple clicks at www.cablemover.com you can schedule your cable high-speed Internet, digital cable TV and phone connections in advance for a hassle-free move day. Look for the customizable Moving Guide for tips on an efficient move.

advantages of buying a home in the fall

While the summer months are the most popular time of year to buy or list a home, the real estate market is open 365 days a year. The reason why fall is such a popular time to buy a home is because there are so many benefits associ-ated with the season. If you’re a prospective homebuyer, con-sider the following perks while hunting for a home this fall.

You can enjoy year-end tax breaks. Buying before the

year’s out allows fall homebuyers to take ad-vantage of tax breaks such as the mort-gage interest and property tax deduc-tions.

You can move before in-clement weather comes. No one wants to move during

the freezing temperatures of winter. Buying a house before winter sets in will give you a better chance of expecting pleasant weather conditions on moving day.

You’ll be home for the holidays. Buying in early fall allows you to move without up-rooting your kids in the middle of the school year and gives you time to get settled in before the holidays.

You will have less competi-

tion. With fewer people search-ing for homes, fall homebuyers can spend less time chasing supply and more time find-

ing – and getting – the perfect home. A fall seller may have a pressing reason for putting their home on the market later in the year, giving buyers more negotiating power.

People have spent all sum-mer making improvements to their homes before put-ting them on the market and after applying some finishing touches in August and Sep-tember before the temperature drops, homes are ready to go for October. If you are consid-ering buying or selling a home in the fall, take advantage of this great time by contact-ing an agent at Atlanta Fine Homes Sotheby’s International Realty. We offer professional real estate advice and look forward to helping you achieve your real estate goals!

Has the market stalled?By Karen pateHarry Norman Realtors - Forsyth

Hearing that existing home sales have stalled in the month of August? In 2015 vs. 2014, according to the Georgia Asso-ciation of Realtors, new listings increased by 5.4%. Pend-ing sales were up 25.5% and closed sales were up 11.7%. However inventory levels continue to plague our market with less than 5 months of inventory throughout. The me-dian sales price increased by 7.1% and days on the market remained about 65 days.

You may ask then “How is it stalling?” Lawrence Yun, NAR chief economist, says after three straight months of gains home sales in August lost some momentum to close out the summer. “Sales activ-ity was down in many parts of the country last month especially in the South and West – as the persistent sum-mer theme of tight inventory levels likely deterred some buyers,” he said. The good news for the housing market is that price appreciation the last two months has started to moderate from the unhealthier

rate of growth seen earlier this year.” First time home buyers continue to be a sweet spot for most areas equating to 28-32% of all buyers.

Let’s talk about Forsyth County! Most everything is up…with the exception of inventory. Modest numbers albeit but, they are still trend-ing in a positive direction. The number of sales increased by 9% and our volume increased about 10%. Our average sales price for the month of August is about $317,000. Housing inventory up to $450,000 is still between 3-5 months. In case you did not know

a big change is coming in the way of our mortgage closing process. The Consumer Fi-nancial Protection Bureau has launched a new set of rules designed to improve consum-ers understanding of the mort-gage process and help prevent surprises at the closing table. These changes are slated to take effect in October 2015. The journey to homeownership should be a pleasant experi-ence and the changes should be positive for all involved.

It goes without saying that you should consult with your real estate consultant to discuss your options. A spe-cial note to renters: In many cases it is more affordable to purchase vs. rent! Call your agent.

(NAPSI)—Making your home more attractive to prospective buyers can be easier and less expensive than many realize—if you heed these eight sug-gestions from the real estate listings experts at Trulia:

1. Look to your landscap-ing. Just a few hundred dollars on grass seed or replacement sod, new flowers, bushes or trees, a weekend and a little effort can improve a house’s curb appeal.

2. Help your home clean up nicely. Give the exterior a thorough scrubdown, includ-ing screens, windows and gut-ters. Pressure wash the walks and driveway. Inside, steam clean the carpets, wash or wax laminate, hardwood or lino-leum, and clean the grout on tile walls and floors.

3. Give the trim a treat. Paint just the trim and front door, two items that buyers’ eyes are naturally drawn to when driving by your places.

4. Change the caulk around the plumbing fixtures. Over time, caulk, the silicone that protects surfaces from water seepage, can discolor, tear or degrade. Stripping this mate-rial out and replacing it with a fresh bead of silicone can improve both bathrooms and

kitchens.5. Be clever: declutter. A

house full of furniture, cloth-ing, collections, exercise equipment and memorabilia can look much smaller than its actual size. Have a garage sale, rent a storage unit, or start making trips to the landfill to whittle down your home’s contents.

6. Fix the small things. Re-place burnt-out lightbulbs, fix holes in doors or walls, grease squeaky cabinets or doors, fix leaks and change the air filters.

7. Update lighting fixtures. It’s a bright idea that doesn’t have to cost a fortune. Just change a few, especially if they look dated. See if the exterior garage lights, bathroom lights or bedroom lights in particu-lar are good candidates for a change.

8. Refresh your kitchen and bath. Consumer Reports estimates you can increase your home’s value by as much as 7 percent by renovating these rooms. Choose a neutral palette to increase the appeal to as many tastes as possible.
