Even at contract presentation, we do not follow the pack. We do not permit other agents

to pressure you into a rash decision. The contract will be presented to you by us alone.

Q: If we list with you, will we be on the Multiple Listing Service (MLS)?

A: Again, absolutely! Any agent who does not place your home on MLS is doing you a

huge disservice. With over 4,000 agents in the Triad, it is important to tap in to that agent

base of buyers. Also, if you are not on MLS you cannot appear on Realtor.com, the

number one real estate site on the internet.

Q: Why should I use a team vs. a single agent?

A: Because times have changed. No one agent can be everywhere at the same time.

Let’s suppose an agent has a relocation buyer in town. For three or four days they have

to be with just that one buyer, a dream scenario for the agent, but not so for you. They

are unavailable to show your home, they are unavailable to get feedback on showings,

they are unavailable to negotiate contracts or inspection reports, and so on. Also, most

agents are either great at people skills or great at paperwork. Rarely will they excel at

both. Unfortunately, today’s real estate marketplace demands that the agent possess all

of these skills.

✓ Cut the grass, trim trees and shrubs, and (if needed) rake leaves.

✓ Fresh paint on exterior siding (if applicable) and shutters.

✓ Wash or paint the mailbox.

✓ Remove / roll up garden hoses and place inside of garage or closet.

‣ Tips for the Inside (De-Clutter and De-Personalize)

✓ Start by airing out the home. Most people are turned off by even the smallest odor.

Odors must be eliminated, especially those caused by dogs and cats; soiled diapers

and/or cigarettes.

✓ Put bright light bulbs in every socket made for a bulb. Buyers like bright and cheery.

✓ If it has been over a year since the carpets have been cleaned, now is the time to

have them cleaned. Bare floors should also be waxed or polished.

✓ Clean out closets, cabinets and drawers. Closets should look like they have enough

room to hold additional items. Get everything off the floor and don’t have the shelves

piled to the ceiling. You are moving soon so go ahead and box up items, label them

and put in the garage, basement or rented storage unit.

✓ Make sure rooms are not overcrowded with furniture. Select pieces that look best,

and store the rest.

✓ Keep the kitchen sparkling clean. Make sure appliances are clean. Remove magnets

and pictures from refrigerator. Straighten cupboards that appear cluttered and keep

floors gleaming. Clear off all countertops and store small appliances.

✓ Bathtubs, showers and sinks should be freshly cleaned. The grout should be clean

and in good condition. Fix any leaks in the faucet or traps. Clear off countertops.

✓ Clean the ashes out of the fireplace.

✓ De-Clutter and De-Personalize ... Remember, less is more ...

‣ For those willing to go the extra mile.

✓ If your house is the least bit dated, remove wallpaper in the entry, kitchen or

bathrooms and replace outdated light fixtures, door knobs and hinges.

✓ Apply a fresh coat of neutral color paint to all rooms. Touch up trim as needed.

✓ New appliances and countertops in the kitchen. Tile floors are also very desirable.

✓ When you leave the house in the morning or during the day, leave it as if you know

it is going to be shown.

✓ Keep good scents in the house, such as potpourri or plugins.

✓ Make sure all the lights are on and window treatments are open and the television

has been turned off.

✓ Keep pets out of the way - preferably out of the house. Many people are

uncomfortable around some animals and may even be allergic to them.

✓ Although agents try to avoid it, there may be occasions when the buyer wants to

see your home on very short notice (they may have driven by, stopped and called

from the car!) If you can accommodate the appointment, take a short break and

leave the premises while your house is being shown. Buyers are intimidated when

sellers are present and tend to hurry through the house. Let the buyer be at ease,

and let the agents do their job.

✓ Under no circumstances should you answer questions about your price, motivation

or reason for selling! Let the property brochures do the talking for you.

✓ If someone knocks and asks to see the house without an appointment and without

an agent, it is in your best interest to have them call the appointment desk to

schedule an appointment for a later time. Think safety first.

‣ Once you are Under Contract ... There may be additional repairs negotiated.

✓ Most of our sellers will need to make at least $500.00 in necessary minor repairs in

order to have the house pass inspection and/or appraisal. Occasionally, this

number could be 3-4 times as much depending on how well you have maintained

your home.

✓ We will negotiate these items on your behalf to insure you pay only for what is
