Q: What is no price marketing?
A: No price marketing is a tool to discretely identify a price a vendor will accept, without prejudicing a sale now or in the future. The common method is Auction, however there is also Sale by Tender or our own “Fast Track Sale”. The marketing of property without price is usually3- 6 weeks depending upon the method. After this period a price is then advertised.
Q: How can you sell something without a price?
A commonly asked question! Look at the psychology of a sale. Most vendors put a higher price on the property than they would accept, knowing they will negotiate down. Buyers shop for property below their budget to allow room to increase to their actual (often undisclosed) budget. This traditional way can mean many months to sell a property as sellers slowly reduce and purchasers raise their price. Problem is, buyers that were interested when property first listed, have oftentimes purchased elsewhere by the time the vendor brings a price to meet the market. The “No Price Marketing” method captures buyers quickly and allows the vendor to meet the market faster. If vendor is not happy with what appears to be market value, he can simply withdraw from sale without his bottom price ever being revealed, ready to sell again at another time.
Auctions have gained a bad reputation in the past and it’s a misconception that they cost $$$, which is due to agents recommending expensive campaigns. As internet now plays a larger role in marketing, print advertising is becoming less used.
Auctions work because of the no price marketing principle.

Buying using the “cooling off period”
It is not widely used in the Northern Rivers but the purchaser of a residential property has the legal right to exchange contracts on a purchase and then, within 5 business days, change their mind and rescind the contract. As usual there are positives and negatives involved.
The positives:
It enables a purchaser to secure a property immediately which in the current buoyant property market is often difficult to achieve as the scarcity of stock means more purchasers are competing for fewer properties. The next 5 business days can be used to ensure that suitable finance is obtained, building and pest reports are arranged and that the purchaser does not suffer “buyer’s remorse”. The purchaser has not wasted time and money obtaining these reports prior to exchanging contracts only to be “gazumped”.
Contracts can actually be exchanged by the parties at any time so the deal can be struck immediately upon acceptance of the offer.
The negatives:
This right comes at a cost to the purchaser of .25% of the sale price so on a $500,000.00 purchase the purchaser will forfeit $1,250.00 should they change their mind.
Vendors are traditionally reluctant to effectively allow a purchaser 5 days to change their mind and generally require that the cooling off period be waived (which is allowed pursuant to the very Act that grants the right).
It assumes that the information provided to the purchaser by the agent is correct and that the contract utilised by the parties complies with the provisions of the Conveyancing Act. This puts a much greater onus on the estate agent to ensure everything is up to date.
Is it a good idea? There are mixed opinions on what is preferred with Estate Agents often having a different opinion than Lawyers. If the parties are well informed and well advised and have sought legal advice prior to entering into the Contract then it can be advantageous to both parties but as always it is vital to obtain that legal advice before signing anything. 1. What is a Tax Depreciation Schedule?
A Tax Depreciation Schedule ensures you are maximising deductions on any investment property. As a building ages, it depreciates in value. The ATO allows property owners to claim a deduction on the building as well as fixtures and fittings within the building. Claiming depreciation is a significant taxation benefit and some investors are unaware of their eligibility. The schedule can be used for future tax compliance up to a maximum life of the property which the ATO determines to be 40 years from original construction or renovation.
2. What can I claim? There are two streams of depreciable
items available.
Capital Works Allowance is the deduction available for the structural element of a building, such as built in kitchen cupboards, fences, retaining walls, sinks, basins, baths and garages. You can claim the original construction costs (conditions on construction date apply) and any renovations after February 1992.
Plant and Equipment depreciate at a faster rate than the building. Each item has an effective life set by the ATO. Items include hot water services, dishwashers, carpet, blinds, ovens, cook tops, air-conditioners and other items commonly found in an investment property.
3. Can I still make a claim, even though I haven’t claimed before?
A Tax Depreciation Schedule can be back dated a couple of years and your Accountant can apply for an adjustment on your recent tax returns. However, you can only claim depreciation on an investment property for the periods when the property was available for rent.
