How Much for the Car?

In 1988, when I was first licensed as a Realtor, MLS listings were distributed amongst members of the Guelph and District Real Estate Board via an ‘MLS Book’. It was quite simply a bi-weekly catalogue of current listings in the area, together with some rudimentary sales data, contact info of members etc… On the back, was a warning to members, that the information contained therein was confidential, and should not be shared with non members ie: the public. printed in bold, on the back of each book was a threat of impending fine (I forget if it was $100, or $1000) if members contravened the ‘no sharing’ rule. While I can’t speak to the origin of the ‘no sharing’ rule, the implication was that if we as Realtors were to share our information, we would render ourselves obsolete. This didn’t seem like a lasting business model to me, and I have ever since been of the opinion that if am to last in this business, (or any other business for that matter), I had better become good at something other than withholding information.

Sometime between 1988 and today, Al Gore invented the Internet, making the easy, cheap and fast spreading of information a reality. The business model built upon withholding information which before seemed shaky, now seemed beyond archaic. Yet though the real estate sales business has changed in many ways, in some ways I would argue it has not changed at all. The value that an excellent agent brings to his/her clients, has nothing at all to do with the information only he/she can provide, and everything to do with the skill they have developed in serving clients needs. I would further assert, that while the Real Estate brokerage business may evolve in years (days?) to come, the necessity to have a qualified, knowledgeable representative bring a buyer and seller together in some transactions will always exist. If there has been a systemic failure in the Real Estate brokerage business, it has been this: our inability as a profession to properly communicate what it is that we do. The result has been that many members of the public, through no fault of their own, are left with the unchallenged view that all Real Estate agents do the same thing. We regularly field calls from prospective clients who open up the conversation something like this: ‘hi, could you please tell me how much you charge?’ Would anyone call Barry Cullen’s, and ask ‘how much for the car’? Of course not, all cars are different, and the caller has accepted that as an obvious fact. And so it is with the real estate business, where there are a myriad of different business models designed to serve the buyers and sellers of real estate. They come in 4 cylinders and V8’s, Diesel, Electric or Hybrid, mini-vans or sports cars and priced accordingly. It is not for me to say one is better than the other, rather the only one I can accurately discuss is my own and I would be wise to stick to that. If I serve my clients well, there will be business to be earned. If I do not, my business will suffer – as it should.

It is for these reasons, that I have long been a supporter of transparency and the sharing of information. This publication is a terrific example of just that -and it is free.
