The Carewest Sarcee facility is a concrete framed, two storey structure, that was developed in 1960 as an AuxiliaryHospital. Almost immediately the building was expanded to the north, with a one storey addition that containedextensive resident areas, kitchen and dining rooms, and social facilities. Then in 1976 the east addition wascompleted, which is a one story building with basement at grade. The total area of the facility is now 8742 squaremetres and contains approximately 144 patient beds. The exterior is a combination of brick, concrete block andaluminum framed windows. An interior renovation was completed in 1996, installing new partitions, finishes, fixturesand fittings throughout. The large commercial kitchen serves prepared meals to residents in an adjacent DiningRoom. The building contains diagnosis facilities, therapy rooms, and a Day Hospital.
General Summary:
Structural Summary:Foundations for this Carewest Building are concrete spread footings, concrete pads, and grade beams. The structureconsists of a reinforced concrete frame above and below grade. Floors are reinforced concrete slab and beamconstruction. The roof is a bolted structural steel system, with open-web steel joists and ribbed steel decking. There is nocracking or settlement evident with the structure. Overall, the structure of this building is in acceptable condition.
Envelope Summary:Exterior cladding for this facility consists of a combination of brick veneer, exposed concrete block, and welded steelframed sunshades above the windows, as well as some accent walls of natural stone cladding. Approximately 85% ofthe roof is built-up asphalt membrane, which is failing and needs to be replaced. The balance of the roof is a newertwo-ply SBS membrane, which is in better condition. Main entrance doors are anodized aluminum horizontal sliderswith safety glazing. Other entrance doors are glazed aluminum swinging doors in aluminum frames. Staff entrancedoors are recommended for replacement. Windows are fixed with double glazed sealed units set in aluminum frames. The envelope of this building is in acceptable condition.
Interior Summary:Interior division in this facility is mostly gypsum board partitions, with some concrete block walls, both of which arepainted. The majority of this building has sheet vinyl flooring with welded seams. There is some carpet, and ceramictile in wet areas and in therapy and tub rooms. Ceilings are mostly suspended t-bar grid with acoustic tiles, thebalance is painted gypsum board on metal studs. Doors are mostly solid core wood in pressed steel frames, and arepainted. There is a considerable amount of plywood millwork throughout, finished with plastic laminate and paint.Greenhouse glazing has failed and needs replacement. Overall, the interiors of this facility are in acceptable condition.
Mechanical Summary:The building was renovated in 1996 resulting in four new Thermal Solution hot water boilers, sprinkler system, DDCcontrols (original part of the building), and new AHU's (with exception of the 1976 addition). Perimeter areas areheated with finned tube radiation. Mechanical equipment appears to have been upgraded on a regular basis. Theoverall mechanical condition is acceptable.
Electrical Summary:The main service in this facility is fed from the 750 KVA utility owned transformer with under ground ducts. The mainservice to this facility is a 1600 amp 120/208 volt 3 phase 4 wire service. The main service and utility ownedtransformer appear to have been upgraded in 1996. The emergency generator for this facility was upgraded in 1996 toa 120/208 volt 150 KVA(108 KW) Cummins Diesel generator. The lighting in this facility is made up of mainlyincandescent fixtures as well as T12 fluorescents complete with magnetic ballasts. The facility has two separate nursecall systems installed. The fire alarm system in this facility was upgraded in 1996 to an Edwards EST 3 fullyaddressable system. All the data cabling was upgraded in 2004 to CAT5E cabling. The main telephone equipmentswitch was upgraded in 2007. Recommended work includes:

The walls surrounding the main entrance are finished with natural stone facing.

Most of the roofing on this facility is built-up asphalt membrane, most of it is original. A roofing report, dated 30 May2011, has been prepared by Mason & Associates Consulting Ltd.
Modified bituminous membrane roofing has been installed on the west and south wings of the original building; as well ason small raised roof sections on the 1976 addition.
The original building had a considerable number of skylites installed. These have been covered over with flashing andsheet metal covers -- the glazing may also be removed.

The facility has two Armstrong VFD's to control Pump 7 and Pump 8 in the main mechanical room.
The branch circuit wiring throughout the facility consists of single conductor cable installed in conduit. AC90 cable hasbeen used for light fixture drops, drops down concealed walls to outlets, and in locations where a flexible connection isneeded for motors. There are several instances of single conductor cable installed within liquid tight flexible conduitwhere the cabling could be subjected to excess moisture or water.
The interior lighting in this facility is controlled with the use of line voltage switches and line voltage dimmers throughout.The switching scheme appears to meet the current facility requirements.

The facility fluorescent lighting consist of 1x4 surface mounted fixtures, 2-lamp strip fixtures for cove lighting, 2x4recessed fixtures and 2-lamp chain suspended strip fixtures in all mechanical and electrical rooms. The majority of thefixtures appear to utilize T12 lamps with magnetic ballasts, however, approximately 40% of the fixtures have beenconverted to T8 as ballasts and lamps fail.
The emergency lighting in this facility consist of lighting branch circuits throughout the facility that are connected toemergency branch circuit panels. The emergency branch circuit panels are connected to the emergency generator.
Consequences of Deferral:Increased energy costs as ballasts age as well as increasedmaintenance costs to replace ballasts and lamps.

The facility appears to have two battery packs installed: one in the emergency generator room and one in themaintenance office located in the basement level.
The majority of exit lights in this facility are original exit lights installed in 1960. The are also some LED style fixtures thatwere added during an expansion in 1997, as well as in the basement day use area that were added in 2000.
There are several incandescent security lights installed at the exit doors. The security lights light up these areas whenthe motion sensors are triggered. The facility also has wall mounted up/down column lights installed at the main entrancecanopy, as well as a decorative pendant fixture installed in the canopy. The main entrance landscape is illuminated withincandescent spot lights.
There are several shoe box style pole-mounted high pressure sodium fixtures installed in the parking lot, wall mountedhigh pressure sodium wall packs above the exterior doors, as well as high pressure sodium marine lights around thebasement day use area.
The exterior lighting appears to be controlled with the use of photocells and associated relays. The incandescent securitylighting is controlled with the use of motions sensors installed on each fixture.

The fire alarm is a fully addressable Edwards EST 3 system. The system was upgraded in 1996 to the current panel. Thesystem consists of manual pull stations at each exit, smoke detectors, heat detectors and bell strobes throughout.
The facility has door monitoring contacts at each door to monitor door status. Monitoring is accomplished through a DSCPower 832 security system. The intrusion detection system is also connected to door access control to release the alarmpoints when the door keypads are used.
Door access control utilizes door magnets at all secure doors. Access is granted through the use of a key pad at eachdoor. The door access control system is a Securitron system.

The telephone system consists of CAT 3 cabling to telephone jacks throughout the facility. The switch is a NortelNetworks Meridian 1 and was upgraded in 2007.
