Building 9 was originally built in 1955, however renovations were conducted throughout the building in 1986. Thebuilding is predominately a two storey structure with a full basement & partial sub-basement below the central wing.The building is linked via an underground walkway to building #10 & to food services (#17). The building has a grossarea of approximately 7009 square metres. The building has offices throughout with Central & Support services,Dental Services, a Library for staff and patients, regional Protective and Pastoral / Spiritual Services.
General Summary:
Structural Summary:The foundation and substructure is a combination of reinforced concrete foundation walls, reinforced concrete pad andstrip foundations. Concrete slabs-on-grade in basement. The building has a one-way cast-in-place reinforced concreteslab at the floor level. Structural reinforced concrete block walls, steel column & beams for the structure for the 1st and2nd floors. The building has continuous horizontal canopies above the main and second floor levels. The roof structurehas a metal deck on open web steel joists, positively sloped to drains. Overall the structural elements are in acceptable condition
Envelope Summary:The exterior walls have a facing brick veneer with a plastered clay tile inner wythe. Precast terrazzo panels are locatedat the main entrance elevation and at the stairwell. Horizontal concrete sills (bands) are located along the perimeter ofthe building. The windows are either wood or steel framed assembly with single pane glazing and operable awningunits. The roof has a standard asphalt 4-ply membrane with internal roof drainage. Aluminum framed doors with fullglazed panels & commercial grade hardware are located at all entrance. Overall, the building envelope is in marginal condition
Interior Summary:Original VAT flooring is located throughout the main corridors and isolated office areas. Terrazzo flooring is located inthe main entrance area, corridors, stairwells and most washrooms. Carpeting is located throughout several officeareas. Sheet vinyl is located throughout several meeting rooms and office areas. The renovated areas have a VCTfloor finish. All the utility areas in the basement have a paint finish on the concrete floor. The washrooms, corridors &stairwells have clay tiles walls with a plaster finish. The elevator has a poured in place concrete wall assembly. Themajority of the original doors are stained solid wood with painted steel frames. Hollow metal rated doors, single ordouble leaf on rated pressed steel frames - painted. Doors are equipped with closures, latch or locksets, weather-stripping and panic sets, as required. These doors are typically located at firewalls and fire separations. Doors are notlabeled at fire separation locations. Original plaster walls & ceilings have a paint finish. The majority of the originalceilings have a 12"x12" acoustical tile panel assembly. Suspended acoustical tiles (2'-0"x4'-0") are located throughoutthe renovated areas. Overall, the interior finishes are in marginal condition.
Mechanical Summary:Heating is provided by steam which is supplied from the central power plant on the site. Steam piping distribution is used to provide direct heating via steam heating terminal units (finned tube radiationcabinets, convectors and a unit heater), and to provide hot water for heating via two shell and tube type heatexchangers. Hot water is used for radiant ceiling and radiant wall heating in some limited areas at the north end of thebuilding. Cooling for the building is provided by chilled water supplied from Building 10. Chilled water is supplied to the colddeck chilled water cooling coils for the three air handling units. Computer Rooms and Server Rooms are equipped with designated split AC units located on wall or suspended from

ceiling. Units were installed in 2012. Building ventilation is provided by three air handling units, one for the north end of the building, one for the centre ofthe building, and one for the south end of the building. Exhaust air is provided by exhaust fans located on roof. Domestic hot water is supplied from central power plant. Conventional plumbing fixtures throughout the building. Fire protection is provided by standard fire hose cabinets fed by a standpipe system, and by cabinet mounted fireextinguishers. Controls are combination of pneumatic and DDC systems. Overall mechanical system components (other than recently renovated systems) are in marginal condition.
Electrical Summary:There are three single phase 75kVA, 2300-115/230V oil filled transformers in the building, and located in the mainelectrical room. The main switchboard is rated 2000A, 120/208V and has molded case branch breakers. The mechanical loads within the building are fed from individual motor starters. Emergency lighting for the building is provided from fixtures connected to the emergency panels and supplementaryemergency lighting battery units. The lighting is typically fluorescent lighting fixtures completed with T12 lamps and electromagnetic magnetic ballasts. All Fire Alarm, Telephone and nurse call system meet current facility requirements. The fire alarm system wasreplaced in 2013. The overall rating for for the Ward Pavilion (building No. 9) shall be "Acceptable".

The Ward Pavilion is fed from a 4160V radial feed that is tapped off of the 4.16kV loop feed originating in the power plant(cells #6 and #11). There are newer Telemechanique and Square D individual motor starters in the building.
The majority of the cabling is standard building wire installed in EMT or rigid conduit. BX has been used for some of thebranch wiring. Bus duct has been run between the transformer vault and the main switchboard.
Lighting are controlled typically locally with line voltage switches. Switch contacts become worn with long operation andcan cause overheating.
Suspended and surface mounted incandescent fixtures have been provided in the corridors and some offices. There areincandescent A-lamps in porcelain bases in some storage areas.
Lighting is predominantly fluorescent, surface and recessed mounted T12 fixtures. 1500 square feet portion of buildinghas this old fixtures.

T12 fluorescent lighting fixtures were installed in selected areas of the building as part of the 1986 renovation.
The facility has a back up generator installed for emergency lighting in 2013. The building is fed from this power generatorfor emergency power needs and lighting system. Some of the light fixtures are assigned as emergency lights with goodcoverage.
