The building was constructed in 1978 and has three floors plus a basement, with a total area of 20167 sq.m. Thestructure is cast-in-place concrete columns and floors, with steel stud interior frames partitions, block walls in thebasement, and brick veneer walls in the residents corridors. The windows are aluminum and the exterior facade isfacing brick. The ceilings are painted gypsum board, stipple finish to gypsum board and T-bar lay-in ceiling tiles. Theroofing is and inverted protected membrane system and is largely the original installation.
General Summary:
Structural Summary:The foundations are concrete pad and strip footing used in conjunction with concrete piles. There are cast-in-placeconcrete columns and cast-in-place reinforced concrete floor and roof slabs. The parkade is a four level cast-in-placereinforced concrete structure with a total floor area of 3,717 sq.m.
Envelope Summary:The exterior walls are facing brick veneer cavity wall construction with cavity insulation and an inner wythe back-upwallof steel stud framing and gypsum board inner surface. There is an inverted protected roof membrane roof. Thewindows are anodized aluminum. The exterior doors are automatic sliding aluminum doors at the main entrance andinsulated hollow metal doors at exits from stairs.
Interior Summary:The floors are sheet vinyl, with ceramic and quarry tile floors in selected areas. The walls are painted concrete block inthe basement, feature facing brick in the residents corridors and painted gypsum board. Ceiling are stipple finishgypsum board,painted gypsum board and some administration areas have T-bar ceilings
Mechanical Summary:Ventilation is provided by six air handling units located in Mechanical Rooms and on the roof. Air distribution system is low velocity single ductwork to hot water reheat coils, and dual duct with terminal boxes togrilles and diffusers. Air conditioning is reciprocating chiller in the mech room with an air cooled cooling tower on the roof, and designatedcirculation pumps. Make up air unit supply air to the parkade and kitchen. Shell and tube type glycol heat exchangers and pumps are provided to serve heating systems for air handling units. Heating water is provided by four boilers and circulating pumps. Heating water piping in the building provides distribution to perimeter radiation, radiant panels, re-heat coils, unitheaters and air curtains. Hot water is circulated via base mounted pumps. Spray coil humidification systems provided in central air handling unit. Domestic hot water is supplied from three storage tanks with heating water heat exchangers in the mechanical roomto the rooms and to the kitchen. Copper piping distribution to plumbing fixtures complete with domestic hot waterrecirculation systems. Direct digital control system provided. Fire protection system for the facility consists of wet sprinkler system and held fire extinguishers. Sanitary service to City mains. Storm service to City mains. Overall mechanical system is in acceptable condition.

Electrical Summary:The facility was originally built in 1977 and there has been no major upgrading since then. The main electrical service fed from an onsite transformer. The electrical main distribution system is 347/600V, three-phase, four-wire and rated 2000A. There is a back-up emergency power generator for building emergency lighting and critical mechanical loads. The fluorescent fixtures are 60% T-12 with electromagnetic ballast , and 40% T-8 lamp fluorescent with electronicsballasts. All fire alarm, telephone, and Nurse call systems meet current facility requirements. The overall rating for the facility shall be "Acceptable"

The most of light fixtures are locally controlled by low voltage switches in the rooms, and corridor lights at nurse stations.
The incandescent fixtures were installed in resident rooms. Since they are dimmable, it can retro fitted to CompactFluorescent bulbs. Dimmable Compact Fluorescent bulbs are too expensive to use in market.
The light fixtures were originally T-12 completed with magnetic ballast in corridors, common areas, parkade, residentroom wash rooms, and head lights. Some of them were retro fitted with 40% of T-8 fluorescent tubes completed withelectronic ballast during regular maintenance schedule with operation budget. Corridor lighting level is observed that low.
There is a couple fixture at the loading deck area.
Heat Lamps are installed in all bathtubs rooms and completed with timer switch.
The facility has a power generator. The building is fed from this power generator for emergency power needs and lightingsystem. Some of the florescent lights are assigned as emergency lights with good coverage.

There are 10 battery pack are provided for the critical areas, main electrical rooms, and generator room. Wall mountedbattery packs; completed with integral lamps, and remote batteries throughout the building. Units are regularly tested andsome unit batteries are replaced if required.
Exit signs are located at required locations and exits. Exist signs are incandescent type.
Recessed ceiling mounted incandescent light fixtures are installed as bollard type fixtures in the court yards.
There are few fixtures used under canopy at the front entrance.
Exterior lighting are provided wall mounted along the building perimeter, and pole mounted fixtures completed with HPSbulbs along entire site.
Outside lights are controlled by a timer.

A Siemens pytronics System XL3 control panel is originally installed, but spare parts are no longer available; andcompleted with command centre is used for the facility fire alarm system and located at the main entrance, andcompleted with 9 annunciator panels at nurse station, two stage manual pull stations, detectors, speakers, fire alarmmini-speaker/strobe throughout the building. It is externally monitored. The replacement of the existing system and panel is ongoing including design, and tendering.
A buzzer is provided at the front entrance door and answering and door releasing system at the nurse desk for after hoursaccess.
There is a local intrusion detection system installed in pharmacy are in the basement.
Stand alone number punch pads are provide by the resident out going doors to stop un-authorized resident escape,andexits, and incoming.
