Simon Fraser Junior High School, originally a two storey structure with a partial basement was constructed in 1964 with an area of 5627 square meters . In 1992, a cluster of 4 relocatable portables were added to the west end of the school. The total area of the school is 6292 square meters. The school includes several classrooms, two science rooms, a gymnasium with a stage, lockers rooms, a lunch room with kitchen, a home economics room, a library, an artroom, 2 music rooms, an industrial arts room, a staff room, several mechanical rooms and administrative offices. An elevator & stair lift were added in Circa 2005 and some renovations were conducted throughout the school. The 2009 student enrollment - 660

General Summary:

Structural Summary:The foundations consist of cast-in-place concrete, grade beams and spread footings. The basement & main floor has a cast-in-place concrete slab-on-grade with conventional steel reinforcement. Basement walls in the mechanical room, locker rooms, storage area and service tunnel comprise of poured in place concrete and masonry concrete block. The upper floors are framed with precast concrete ribbed slabs supported by load bearing concrete & concrete block walls. Structural load bearing masonry walls, columns and beams are located throughout the building. Poured in place concrete landing & stairs are located at the school entrances. The stairs at the west entrance were replaced during the elevator addition. The concrete stairs have base-mounted metal handrails. For main entrance site stairs see G2030.06 Exterior Steps and Ramps. The roof structure is framed with a either precast concrete ribbed slabs or OWSJ's with steel beams and metal decking. The exposed steel structure and deck is sprayed with a fireproof coating. A suspended precast concrete canopy is located at the north-east entrance. Overall the structural elements are in acceptable condition. Recommendations: - Monitor the suspension rods supporting the precast canopy on the east elevation

Envelope Summary:Precast concrete panels are located along the north and south face of the north section of the school. The majority of the south section of the school has an exterior brick cladding assembly. The base of the newly installed elevator has aarchitectural masonry block finish. Prefinished vertical metal panels are located between the window units, elevator and at the link to the attached portables. Expansion/control joints are located throughout the exterior cladding assembly. Sealant is located around all window, door and exterior cladding assemblies. Portions of the foundation walland concrete columns are exposed throughout the exterior. The interior portion of the exterior walls comprises primarily of a concrete block wall assembly. Exterior metal louvres are located on the exterior walls opposite the mechanical rooms. Wood awning are located above each window on the south elevation of the north wing. Precast concrete soffits are located at the entrances and along the perimeter of the school. The windows comprise of aluminum framed double pane windows with operable awning units. The lower level windows in the offices and lunchroom have a spandrel panel assembly. The main exterior entrance doors are solid wood framed with single pane glass panels. The majority of the exterior utility doors are painted wood and/or insulated hollow metal doors in a painted steel frame assembly. Roof sections A,B,C, E,F,G & H have a modified bituminous membrane roof assembly (SBS). Roof section D has an EDPM roof assembly. Prefinished metal gutters and downspouts are located on several upper roof areas, which eventually drain the lower roofs. Six metal framed acrylic skylights are located above several stairwells and corridors. Roof hatches and metal ladders are located on several sections of the roof. Overall, the building envelope is in acceptable condition.

Interior Summary:Interior partitions in the gymnasium, corridors, classrooms, washrooms and vestibules typically consist of a painted masonry block walls. The main entrance lobby has a decorative interior brick veneer finish. The offices and stage area, typically consist of metal framed gypsum board walls. Movable folding panel dividers are located in the music room (stage) and lunch room. Interior steel & wood framed windows are located in the administration office area, library and music room. Interior glazed partitions with wired glass are located throughout the general office and lunch room. The interior swing doors generally consist of steel and /or solid core doors with a sealed or paint finish in a painted steel frames. The entrance vestibules have solid core wood doors in painted steel frames. The doors in the stairwells, utility rooms and corridors are hollow metal doors complete with pressed steel frames. The doors & frames are rated and have safety glass inserts. Whiteboards, chalkboards and tackboards are located in the teaching areas. Prefinished metal washroom stall partitions are located in each boy's & girls washroom & change rooms. Prefinished metal lockers are located in the corridors and boy's & girl's change rooms. Metal & wood shelving are located in the labs, shops, entrance vestibules, custodial and utility rooms. The washrooms are equipped with typical washroom accessories: Paper towel dispensers, toilet paper dispensers, hand-soap dispensers, waste bins and mirrors. The stairwells, including all stairs at floor level changes have a poured in place concrete assembly. The stairwell in the industrial arts room has a poured in place concrete assembly with a paint finish. The stairs to the stage area are framed in wood construction. The central stairs have a quarry tile finish. The east and west stairwells have a rubber finish on the stairs and landings. The stairs have painted steel railings with a wood and/or rubber handrail. The stair handrails do not conform to the current Alberta Building Code. Full height stained wood panels are located on the stage wall in the gymnasium. Ceramic wall tile is located behind the urinals in the boys washrooms. The interior gypsum board & concrete block wall partitions throughout the school have a paint finish. Painted/sealed concrete floors are located in the mechanical rooms, basement utility rooms and storage rooms. Quarry tile flooring is located throughout the washrooms, change rooms, showers and entrance vestibules. The gymnasium & stage area has hardwood strip flooring with line markings. The industrial arts room has a parquet flooring finish. The original VAT flooring is located in the home economic room, art room and 4 classrooms. Original sheet vinyl flooring is located throughout 9 classrooms, 2 science rooms and the north wing corridors. VCT flooring is located throughout the main floor corridors, lunch room and a portion of the library. Carpeting is located in the library, fitness room, music room, general office and staff room. The concrete ribbed slabs in the gym & portions of the corridor are exposed. The concrete structure in the basement is exposed and unpainted. The ceiling in the main central stairwell has a stained wood finish. The ceilings in the general offices, lunch room, music room, locker rooms, and main corridors have a 2'-0"x4'-0"suspended acoustical tile assembly. Acoustical glue-on ceiling tiles are located in the washrooms, gymnasium and classrooms throughout the school. All the gypsum board ceilings and exposed structures have a paint finish. The interior finishes are in acceptable condition. Recommendations: - Replace ceiling tiles in washrooms - Install ramp to west entrance and provide a designated handicap parking space. -Provided power operators for barrier free access at the main west entrance.

Mechanical Summary:MECHANICAL SUMMARY (October 2009) The building is heated by hot water which is supplied from two hot water boilers to the building heating terminal units (force flow convection cabinets, finned tube radiation cabinets, and unit heaters) and to the air handling unit heating coils (for the main air handling unit, the gymnasium air handling unit, and the music room air handling unit). Air conditioning for the kitchen and the music room is provided by direct expansion type cooling systems for the kitchen and music room air handling units. For both air handling units, direct expansion type cooling coils (evaporator coils) located in the air handling units are coupled with refrigeration compressor/condenser units located on the roof. The refrigeration compressor/condenser units are packaged units containing a refrigeration compressor and an air cooled condenser. Ventilation for the building is provided by four air handling units (the main air handling unit, the gymnasium air handling

unit, the music room air handling unit, and the kitchen air handling unit). Fresh air supplied to the building by the air handling units is balanced by the exhaust flow from approximately 16 exhaust fans. Building HVAC equipment actuators and thermostats are generally pneumatic (electric controls are used for the force flow convectors and the unit heaters), and the control air supply system for the building consists of an air compressor mounted on an air receiver tank, and includes a refrigerated air dryer. Washroom plumbing fixtures include toilets, lavatories and urinals. There are 27 toilets, 15 urinals, and 33 lavatories in the building. Other plumbing fixtures in the building include drinking fountains (7), various sinks (40), and showers. One natural gas fired domestic hot water heater provides domestic hot water for the building lavatories, sinks, and showers. Fire protection for the building consists of a standpipe system feeding fire hose cabinets located throughout the building, and fire extinguishers located on wall mount brackets and in the fire hose cabinets. Current mechanical system requirements include replacement of the shower heads and shower controls, and replacement of the main air handling unit. Overall, the building mechanical equipment and systems are in acceptable condition.

Electrical Summary:The incoming hydro service to Simon Fraser School is from a padmount transformer, located at the west side of the school. The main switchboard is an 800A, 120/208V 3-phase, 4-wire Westinghouse switchboard. Individual motor starters provide power for the mechanical equipment. The wiring in the building is typically standard wiring in conduit. A lighting retrofit was completed in 2006. The typical lighting within the school consists of surface mounted or suspended T8 fluorescent wrap-around fixtures. The exit lighting in the building consists of LED exit signs. The emergency lighting is fed from battery powered emergency lighting units. The exterior lighting consists of surface mounted HID fixtures and incandescent lighting fixtures. The building is equipped with an Edwards 6632 fire alarm system. Detection and end devices include, smoke and heatdetectors, bells/strobes and pull stations. The various communications and security systems within the school include; a Silent Knight security system that monitors motion detectors and the exterior doors, a custom P.A. system and a Nortel Meridian telephone system. A wireless network system has been installed within the school. Hard wired data network systems have also been installed. It is recommended, as routine maintenance, that a program for annual examination of major electrical components be instituted. Maintenance should include thermographic scans for hot spots and power shut down to allow examination of interior components for accumulated debris and signs of corrosion. The main concerns for Simon Fraser School are: - The main switchboard is aged. Replacement components are not available and there is no surge protection. -1964 branch circuit panelboards are aged. Replacement breakers are not available. - Original motor starters are aged. Replacement parts are not available. - Emergency lighting units in the building are aged and not reliable. - Exterior incandescent fixtures have deteriorated. Fixtures are not energy efficient. Overall the electrical systems for Simon Fraser School are in acceptable condition.

Metal halide wall sconces have been installed around the perimeter of the school.

There are HPS wall mounted exterior lighting fixtures and floodlights installed around the building perimeter.

The exterior lighting is timer (Paragon electronic timer) and photocell controlled.

The fire alarm system control panel is an Edwards EST 6632 panel with 24 active zones and eight spare zones. The control panel is located in the main entrance vestibule. New batteries were provided for the control panel in 2008. A passive graphic, indicating the zone layout, is located beside the main control panel. The audible devices within the school are combination bell/strobe units. Duct mounted smoke detectors have been provided for air handling units.

The security system is a Silent Knight Regency 4720 system. A security system keypad has been provided at the entrance by the relocatable classrooms. PIR motion detectors have been provided throughout the school. The security system panels are located in the storage room north of the lunch room.

There are battery operated clocks throughout the school. The program bells are controlled by a Simplex 2350 Master Time Switch in the general office area.

The telephone system is a Nortel Meridian system. The telephone equipment is located in the facility operator's room. The telephone handsets are Meridian handsets.

The main server is located in the library work room. Servers are also located in the corridor by the relocatable classrooms. Rack mounted servers have been provided in the server rooms. A wireless network system provides coverage throughout the school. Hardwired network connections are typically Cat. 5 or better cabling. A fiber feed has been brought into the school for high speed data transmission.

The public address system is a custom system with 50 zone switches (2 x Rauland SW25 units), a TOA amplifier and Sony and Tascam audio components. Speakers are typically round, recessed units. The console unit is located in the General Office area.

The lunch room kitchen is equipped with a servery counter, domestic type stove, range-hood, microwave, fridge and several smaller appliances.

The staff room & gym kitchen are equipped with refrigerators, dishwasher and microwaves.

An electronic scoreboard and movable basketball hoops are located in the gymnasiums. Exercise equipment is located inthe fitness room located in the basement area.

Most classrooms are equipped with custom wood open faced and/or painted cabinet units. Each science laboratory is equipped with upper wood cabinets, lower cupboards c/w counter-top, open fixed shelving. The lighting fixture used within the portable classrooms is a recessed 1' x 4' T8 fluorescent fixture. A P.A. speaker, telephone, data outlets, battery clock and phone have been provided in the classrooms. The portable classrooms are connected to the school firealarm system and battery powered emergency lighting has been provided. The electrical elements for relocatable portable classroom 31/32/33/34 were found to be in acceptable condition.
