This is a wonderful time to be a student, and The Regency & Villas is proud to play such an instrumental role in your academic and personal success.
We want to thank you for choosing The Regency & Villas for your student housing needs and encourage you to become an active member of our wonderful community. We are proud to call you a resident, and look forward to helping you in any way we can! It is our mission to help you develop both as a student and a young adult. The challenges faced by college students extend beyond the classroom and we are here to help you along the way!

necessary to enrich the college experience and create a close-knit learning community. Our goal is to create a place where our students can have fun, learn, and grow as young adults; and we go to great lengths to
accomplish this goal.
The Move-In Packet includes several documents, common questions, emergency information and additional information that previous students have asked us to include.
Please take the time to read through this prior to moving in to help us create the best living
experience for you from day one!

RENT PAYMENT
Rent is due on the 1st of the monthAt The Regency & Villas we do our best to make paying rent as convenient as possible. We accept payment by mail, at the office, in our after hours drop box and online! It is extremely important The Regency & Villas has current email and telephone information for every resident and their guarantor.
We offer many ways to pay for rent. Our hope is to provide plenty of reminders by email and telephone, but it is ultimately the responsibility of the resident and Guarantor to make payments in a timely fashion. The following information can help answer some common questions!
Late Fees – Rent is due on the 1st and rent is considered late starting on the 2nd. However, late fees begin on the 5th of each month. On the 5th your account will be charged $100 if the account balance is not paid in full by the 4th of the month.
Partial Payments – Partial payments are often not accepted at The Regency & Villas. It is our policy that we can only accept full amount owed on your account.
Personal Check & Money Orders: Please make personal checks out to The Regency & Villas. In order to apply your check accurately, please use the Memo Line of your check to list your name, apartment number and bedroom.

Parking (Free with Parking Pass)
Parking at The Regency & Villas is free with a parking pass provided by The Regency Management Team. Upon arrival on move in day, we will provide you a parking pass that must be hung in your vehicle at all times. Parking is first come, first serve for all residents with parking passes.

Things to Know:First Come, First Serve. The free shuttle
has a limit to how many students can ride. Please plan accordingly as there are times throughout the morning and afternoon that are extremely busy. You may want to plan to ride a bus prior to the latest time you need to leave to ensure you will be able to utilize one of the bus shuttles that come by. The first resident to be there gets to get on. We do not take reservations for the free shuttle service and cannot guarantee all residents will be able to get on at each time listed.
BUS SERVICE & PARKING ONSITE
Residents Only. Please remember that riding the shuttle is a free service only for residents.
No Guarantee. We are happy to provide our residents a working shuttle. There are occasions due to weather and normal maintenance that the bus is not available. We cannot guarantee, nor do we take responsibility for, residents being unable to reach class on time. Please plan accordingly through city shuttles, the ZIP cars we have outside, cab services or by driving to class.

DINING SERVICESThings to Know
Due Dates. Residents of both the Regency and Villas have meal plans due prior to the start of each semester.
Fall Semester Meal Plan Due Date: August 1, 2016. Payments cannot be paid after Move In Day on August 19, 2016. Please arrange to have payment no later than your move in day. The Regency Management Team will not allow a resident to move in without paying the Fall Meal Plan payment in full.
Spring Semester Meal Plan Due Date: December 1, 2016. Payments cannot be paid after December 15, 2016. Please arrange to have payment no later than December 15, 2016.
Changing Meal Plan. The resident cannot decrease the meal plan after Move In Day. If you wish to add funds or increase your plan simply email [email protected] and we will assist you with these changes!

Did You Know?
We are moving in over 600 students on Move In Day! We have systems and procedures in place that will make
everything as seamless as possible for our new residents.
Please note that although we can assist with basic maintenance requests that day, we are unable to remove furniture. Please place a work order for
furniture and we will assist you within the first 2 weeks as we address priority maintenance requests
first! We do not provide a service to install ceiling fans,
hang TVs, etc. Please plan your move to arrive during the listed Business Hours. We cannot
accommodate for After Hours Move Ins or any move in before August 19th,
2016.
