Rental market in Regent's Park

The appetite for rental property in the capital is rising, and it's a trend not confined to the lower end of the market either. Overall, the average rents for new tenancies in London are 8.4% higher now than in the same period in 2014*. When it comes to prime areas in the capital, Central London letting agents are seeing a month-on-month rise in rental values, with one agent estimating that annual growth at March 2015 was 4% - the highest rate for more than three years and on a par with demand during the 2012 Olympics. .

Regent's Park is one of the most illustrious places to rent a property in London and its address is coveted around the world.

Prime Central London - new rental trends

There are a number of factors in the current market that are pushing demand for rental properties up, comments Andrew Ellinas - the Managing Director at Central London letting agent Sandfords: "The election is having an impact on the property market. First, the vote-winning strategy to reform the stamp duty system - which made buying a home cheaper for 98% buyers - is actually making many flats and houses for sale in Central London more expensive to purchase. Secondly, many would-be purchasers are turning to rental properties in light of any mansion tax that may come in to force after the election result."

The compounded result of the above is increased competition for the very best houses and flats to rent in Regent's Park, which has sparked a trend of its own. Upfront rental payments are becoming more popular, with tenants transferring six to 12 months of rent to the landlord in advance. One Central London letting agent estimates that £100 million in rent has been paid upfront by tenants since the beginning of January 2015 - with double the amount of tenants now paying in advance to see off stiff competition.

Types of properties to rent in Regent's Park

Many tenants head to NW1 for the opulent, period houses and flats to rent in

Regent's Park. The postcode has a distinct Regency flavour, with the white

stucco-fronted façades and Corinthian-style columns of architects John Nash

and Decimus Burton characterising the area. Cambridge Gate - a French second

empire building built around 1875 - is another residential landmark, with this

building being skilfully turned into luxury apartments. Elsewhere, the red-brick

terraces on the Crown Estate and more modern portered mansion blocks

provide fantastic apartments to rent in Regent's Park.

Most Regent's Park area highlights

Regent's Park itself is one of London's top attractions, home to London Zoo, a boating lake, The Hub (the largest outdoor sporting facility in London) and an open air theatre. For a leisurely pace of life, take a trip on the Regent’s Canal, passing along the edges of the park and the zoo. Most of the West End's most respected attractions and venues are within walking distance of Regent's Park, although the area is well served by Underground stations and buses.
