    (Hereinafter called "TENANT" which term shall mean and includewhatever the context so admits and permits his legal heirs, legalrepresentative, executors, administrators and assigns) of theother part.

    AND WHEREAS the LANDLORD is the absolute and legal owner of allthat piece and parcel of property bearing XXXXXXXXXXX XXXXXXXXXXXXXXXXXXXXXX XXXXXXXXXXX XXXXXXXXXXX.(Hereinafter called to PREMISE / PROPERTY)

    AND WHEREAS the LANDLORD has agreed to give on rent the coveredarea on ground floor of above mentioned property consisting of Xbed room, living living/dinning area, X drawing area, X bathrooms,and X kitchen for which possession will be retained by theLandlord

    AND WHEREAS the TENANT has requested the Landlord to allow theTENANT use and the occupation of the said PROPERTY for the purposeof residential accommodation of TENANT, his family members and hisbona fide guests on monthly rental basis for a period of X monthson the terms and conditions hereinafter mentioned

    NOW THEREFORE THIS DEED WITNESSETH AND THE PARTIES MUTUALLYCOVENANT WITH EACH OTHER AS FOLLOWS:

    1. The LANDLORD hereby agrees

    to grant permission to theTENANT to use the propertytherein for his residenceand that of his family andbona fide guests on and from______________, and TENANTherein has agreed to takethe subject property onrental basis with effectfrom the said date. Theperiod of this RentAgreement is for 6 months

    from ______________ to______________.

    2. In consideration of theLANDLORD granting saidPROPERTY on rent to theTENANT, the TENANT shall pay

    the LANDLORD a monthly rentof Rupees XXXXXX/- (RupeesFifteen Thousand FiveHundred Only) payable inadvance by fifth day ofrespective month of the

    English Calendar. The aboverent is fixed and agreedbetween the two parties andthe TENANT shall have nolegal right to challenge itotherwise in any court oflaw.

    3. The TENANT shall furnish tothe LANDLORD interest freesecurity deposit of Rupees

    XXXXXX /- (Rupees ThirteenThousand Five Hundred Only),which will be paid by theTENANT to the LANDLORD atthe time of physicallytaking the possession of theproperty, to be held by theLANDLORD and which shall berefunded at the time oftermination of this RentAgreement and receivingvacant possession of thesaid PROPERTY by theLANDLORD from the TENANT.

    4. Apart from the monthly rent,the TENANT shall payproperty maintenanceexpenses directly toXXXXXXXXXXXXXXXXXX or anyother authority setup byXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXX for providing suchservices. The Maintenancecharge relates to chargesand expenses incurred forthe maintenance of the saidPROPERTY such as maintenanceof common area, wastemanagement, security

    services, water charges,sever cess, service chargesand other services providedbyXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXX or any other

    5. Apart from the monthly rent,the TENANT shall payElectricity Consumptioncharges (at actual) directlyto theXXXXXXXXXXXXXXXXXXXXXXXX orany entity responsible for

    transmission anddistribution of electricityto the residents ofXXXXXXXXXXXXXXXXXXXXXXXX.

    6. The TENANT shall, during theexistence of this RentAgreement, make day-to-dayminor repairs to thePROPERTY arising in thecourse of normal use and

    those due to damage arisingfrom negligence or misuse onthe part of the TENANT, butnot those due to age orfundamental or structuraldefects of the said PROPERTYor installations concerned,such repair being theresponsibility of theLANDLORD.

    7.

    The TENANT shall have theright, during the existenceof this Rent Agreement, toattach fixtures and installcooling and/or air-conditioning equipment in orupon the PROPERTY providedsuch additions and/or

    fixtures shall not bedetrimental or inconsistentwith

    The rights granted to TENANT on the property or in thebuilding; and/or

    By-laws of the Municipal Corporation, local government orany other statutory body.

    8. The fixtures, additions, orinstallations so placed inor upon or attached to thesaid PROPERTY by the TENANTshall be and remain hisproperties and will beremoved by the TENANT prior

    to termination of this RentAgreement.

    9. That the TENANT shall not beresponsible for the paymentsof any taxes or leviesimposed by the Government ofIndia or Governmentalauthorities, such paymentsbeing the responsibility ofthe LANDLORD

    10. The TENANT shall not duringthe period of this RentAgreement make anystructural alterations inthe said PROPERTY withoutthe prior written consent ofthe LANDLORD.

    11. The TENANT shall use thesaid PROPERTY as a

    residential accommodationfor the exclusive use ofself, his family, hisservants and bona fideguests and shall not do orsuffer to be done anythingtherein which is likely tobe a nuisance or annoyance

    to the LANDLORD, otheroccupants of the property orto prejudice the rights ofthe LANDLORD as the owner ofthe said property.

    12. That the TENANT shall nothave the right to sublet thePROPERTY either partly orwholly to any of itssubsidiary/associateconcerns or to any otherperson, body, association orentity.

    13. The TENANT will keep andmaintain the existing

    fixtures and fittings andeffects in the said PROPERTYin good order and conditionand upon the termination ofthis Rent Agreement theTENANT will leave the sameas provided by the LANDLORDto the TENANT at the time ofhanding over the possessionof the said PROPERTY(reasonable wear and tear

    and loss accepted).

    14. That the TENANT shall notcreate any untowarddisturbance or nuisance andshall not allow any anti-social person in the saidPROPERTY.

    15. That the TENANT shall notkeep or store any illegal

    inflammable article orexplosives on the saidPROPRTY that endangers lifeand property.

    16. Either the TENANT or theLANDLORD shall have anoption of terminating this

    Rent Agreement by giving twomonths written notice.However the TENANT is freeto terminate this RentAgreement with a shorternotice period in which case

    the monthly rental for thePROPERTY, for the period ofone month, shall be paid ascompensation to theLANDLORD. On doing so theLANDLORD shall return to theTENANT all unadjusted moniespaid to him in the form ofadvance rent or securitydeposit.

    17.

    If the LANDLORD sells,transfers, bequeaths, gives,mortgages, conveys or in anymanner transfers ownershipor control of the PROPERTYdescribed herein, LANDLORDshall have an option ofterminating this RentAgreement after giving theTENANT two months writtennotice and no rent shallaccrue to the TENANT aftersuch termination.

    18. It is agreed that this RentAgreement shall standautomatically terminated incase the TENANT fails tocomply with any of thestipulated terms andconditions of this agreementand the LANDLORD shall beentitled to terminate thisRent Agreement after givingthe TENANT one month writtennotice.

    19. The LANDLORD may alsoterminate this RentAgreement where

    Occupancy by the TENANT has resulted in the said PROPERTYbeing damaged to an extent that exceeds reasonable wearand tear, and the TENANT has failed within a reasonabletime after the damage occurred to take the necessarysteps to repair the damage.

    The TENANT has knowingly misrepresented the said PROPERTYto a prospective TENANT or PURCHASER of the saidPROPERTY.

    The safety or other lawful right or interest of theLANDLORD in the property has been seriously impaired byan act or omission of the TENANT or a person permitted inor on the said PROPERTY by him.

    The number of persons permanently occupying the said

    PROPERTY violates public health or fire safety standardsprescribed by any Act or regulations;

    The said PROPERTY is to be vacated to comply with anorder by a provincial, regional or municipal governmentauthority respecting zoning, health, safety, building orfire prevention standards

    The TENANT has purported to assign or sublet the saidPROPERTY in violation of this rental agreement

    The TENANT has done any structural changes in thePROPERTY without prior written consent of the LANDLORD.

    The TENANT fails to pay rent and or is persistently orhabitually late in the payment of rent in accordance withthis Rent Agreement.

    20. Any notice or letterrequired to be given fortermination of this RentAgreement shall be delivered

    to the TENANT hereto inwriting by Registered PostAcknowledgment Due at theaddresses above mentioned orsuch other address as theTENANT may hereaftersubstitute by notice inwriting to the LANDLORD.

    21. That it is agreed that afterthe expiry of this RentAgreement, the agreement mayor may not be renewed foranother term at the sole

    discretion of the LANDLORDonly and that the renewal ofthis Rent Agreement shall bemade by way of execution ofa fresh agreement whichshall be registered.

    22. On the expiry or terminationof this Rent Agreement,TENANT shall forthwithremove themselves and their

    respective belongings,articles and other thingsfrom the said PROPERTY.

    23. All keys belonging to thesaid PROPERTY shall behanded over to the TENANT atthe time of signing of thisRent Agreement which theTENANT shall return to theLANDLORD on the expiry or

    termination of this RentAgreement.

    24. In case the TENANT does notvacate the PROPERTY on theexpiry of the period asspecified in this RentAgreement or termination ofthis Rent Agreement, theTENANT shall pay a daily

    charge of Rupees XXXX(Rupees One Thousand Only)extra as penalty to theLANDLORD till the date ofvacation of the saidPROPERTY. The daily penaltywould be subjected toescalation of 50 percent

    each year from expiry of theperiod as specified in thisRent Agreement. This penaltyshall be without prejudiceto the right of the LANDLORDto take steps to take the

    possession of the saidPROPERTY.

    25. The LANDLORD shall not beresponsible for any theft,loss, damage or destructionof any property of theTENANT or the occupantliving in the said PROPERTYor for any bodily injury toany person living in the

    said PROPERTY during theoccupancy of the PROPERTYfrom any cause whatsoever.

    26. The LANDLORD and hisauthorized representativesshall have full liberty toinspect the said PROPERTY ata reasonable hour by giving24 hour notice. ThatLANDLORD shall be allowed to

    enter the said PROPERTY toview the condition thereofto affect any such repairsas the LANDLORD is requiredto do pursuant to itscovenants in that behalfherein contained and TENANTshall allow the same to bedone without any objection.

    27. That all payments described

    in this Rent Agreement shallbecome due as from the datehere above stated.

    28. All prior agreements orarrangements whether oral orwritten between LANDLORD andTENANT relating to the

    renting of the said PROPERTYby the LANDLORD to theTENANT shall be deemed to becancelled and superseded bythis agreement.

    29. Any dispute that may arisebetween the LANDLORD and theTENANT shall be subject tothe jurisdiction of thecourts of DELHI.
